Architect's advice needed :Tear down & rebuild????

Hi. We bought a house built in the 1890's in Cambridge, MA just outside of Harvard Square.

From what I'm reading online it seems that building a new house is cheaper, and a better investment, than remodeling our old one. Remodeling quotes are coming in VERY high.

However, our house is too big for our lot according to current building codes. So does anyone know if we would be allowed to rebuild the same exact house? Of course, we'd be willing to modify things such as stair railing height to meet code, etc...

I am just worried that they'd make us remove the 3rd floor for instance. Or maybe we'd have to make the house smaller. I have no idea but we do not want to lose square footage...

Any advice for us? Thanks in advance.
