replacing exterior siding and other questions

we live in house that is about 25 yrs old--has exterior siding on part of it--mainly the back first and second floors--we have allowed it to deteriorate over the years--the last time we had it painted I don't think they used the quality of pain they said--

anyway--it has cracks and wood rot and don't think painting even with great paint will do what needs to be done...

we are in DFW TX area--we are not sure if we will continue to live in this house for next 5-10 years but we might--we can't find one on the resale market in price range that has what we want...

would it be better to replace with plywood siding (vertical tongue/groove) like the original or do Hardi-plank...I don't think our homeowner assoc will allow vinyl--even a top-line brand.

Should we consider adding some exterior foam-board type insulation

We also need to have gutters redone--

should we do siding first, then gutters or should they be done in same operation?

Our realtor has told us that replacing the windows would not cause that much positive uptick when it is on the market but some of them are cloudy and they all are showing signs of age even though they were good quality windows when installed in the 80s

This house has a lot of windows--big bay in kitchen and more than usual in other rooms...

if we stay in this house I would want to replace them...

should THAT be done when siding goes up?

if so--we need to really make decision about whether or not to stay and not move/sell Market in my neighborhood is really soft---if we put 50K in this house doing repairs we would never get it back...

Have you considered stucco? Unless the existing siding is severely damaged, it would be tightened up,(Nail checks), lathed and stucco'd.Any severely damaged siding would be cut out and replaced w/ the same thickness exterior plywood before lath. New windows would be installed beforehand unless you looked into retrofit windows that,depending on window type, can be fitted w/o removing the old window frames.

Stucco might be an ok look for the back of the house but real stucco is expensive---
might consider the Hardy siding that has stucco-type finish

say new product called Cedar Boards insulated vinyl siding from Certainteed that looks interesting but like I said I don't think we can use vinyl siding--maybe because it is not on front of home
if we DID use vinyl would we have to change out all the fascia around the house that is wood?

Good advice in the 2 posts above. The Integrity is a solid choice, and any Marvin product is as good as you'll find with a real wood interior. Wood is what it is, so there will always be the question of WHEN, not IF it will ultimately degrade, but with proper maintenance the two Marvin options should have a good lifespan. As WoW alluded to earlier, the Sunrise (or any premium vinyl) will generally offer superior performance (better u-values and air leakage), a lower price, better warranty, and less maintenance, but the appearance factor is more important for some, and wood can't be beat in that area. Regarding the installation company, you would vet them just as you would another window company, look at things like review sites, history, do they have a physical location, references, view their work, BBB, trade affiliations, etc, etc.

I would probably continue around the house with the same color as the front. Match colors in a house paint for the new HardiPlank can be had for the solid color stain for the front. Solid hide stains can also be matched to other palette colors. A complementary color or tone can be used on the gutters and fascia board to emphasize the horizontal lines and give your house width. A splash of color could be used on the front door. Paint stores often have palette brochures of exterior colors with suggested color schemes for siding, trim and openings.

As long as you are choosing a quality product, the bronze exterior is no issue (including vinyl). The paint coatings used today have reflective properties that maintain similar temperatures to much lighter colors. As for the mullions, unless those are load bearing with studs inside (rare), they can be cut with no ill-effect. There's isn't much "structural" about the original frame. WIth that said, there are some odds and ends depending on the exact circumstance that would dictate whether a pocket is a great option or not, whereas full frame is pretty universal. Some companies just prefer to do one over the other for their own reasons, and try to push you in that direction.

Thanks for sharing the information about how you're refinancing to do renovations. However, it doesn't cost a penny to clear up all the extra doodads and junk on that porch. A good motto for interiors and exteriors is: declutter first, /renovate redecorate second. Decluttering also allows you to spot problem areas you may not have noticed. Decluttering allows you to see the "bones" of a structure or a room to see the basics of what you have to work with. Your potentially terrific house is overwhelmed with "stuff" that takes away from some nice features: the tongue and groove porch ceiling, the red brick supports, Do you have a friend or relative who can help you do a clean-up now before you decide on color choices, landscaping, etc? Cindy, you're still pushing and stuck on "cosmetics" and not the basics. Here's an exercise in deciding about how to proceed. Add up all the "likes" in these Comments. What are Commentors mainly advising you to do in your game plan? What's the order of business they're suggesting?

Depends on the facia. You might run it by the vinyl outfit as some are able to be "veneered" over w/ vinyl facia similar to aluminum siding applications.
