Rose - feedback was they didn't like the floorplan. Bummer. But, I am a bit relieved because 2 week closing would have been nuts. I would have had to find temporary furnished lodging that takes two dogs, put my stuff in storage and then find a home in the TC's and wait for closing. It would have cost alot of money.

I'm so pleased with these two realtors. I am nowhere as stressed as I was before because I know I have two competent realtors working on selling our home.

They're having another open house this weekend. Hopefully, it will bring some buyers.

I agree, I was thinking what if I had to get out in 2 weeks, won't happen. Well, it might but it would kill me. I couldn't see having to worry about pets too. Talk about a major heart attack just thinking about it. Hopefully now that you have action it will continue.

I painted the kitchen today from a sage to vanilla latte. It now matches the laundry / mud room that's right off of it. Hopefully the new counters will be in next week. I have to get the agent out to take new exterior shot since I changed the bow window & front door to match the wedge wood blue shutters. He'll need to take pics of the kitchen also. I'm letting him do what he needs to do, see how that goes.

Some guy stopped the other day while I was outside talking to the mail lady & Fed Ex guy. I actually thought he was talking to the Fed Ex guy but he was talking to me. He asked what we were priced at and mentioned he was watching it online but was also watching some foreclosures or sheriff sales too and was waiting to see what those will do. Had my hubby been home I would have taken him inside. Had he not caught me off-guard, I would have asked more questions, kicking myself now. I wonder what price is good for him. If he drives by again, I'll recognize his truck as it's not a common one for this area. Hopefully he'll stop again.

We'll find out soon if we're going to get that house we put a bid on. I'm happy but extremely nervous. Hopefully things will fall into place. We had 2 lookers last weekend, hopefully it means things are picking up.

sparksals, two weeks I can't even pack my kitchen in two weeks - but for a sale I'd do just about anything. I think longer closing are a little better because you can get your mind around actually moving and have some thinking, and looking for a new place, time inbetween. Good realtors make all the difference, sounds like your new ones are doing much better. Hopefully, I will get a good one when I list.

We have a bus for storage/moving van and have started to minimize and pack everything in there. Not sure what we will do with our three cats though. Having pets is tough when you move. Years ago when we moved we had a friend willing to take care of our (4 at the time - cats) till we found a place and moved. Then he flew the cats out to us. Everyone at the airport was amazed when I picked up 4 cats and rolled them out to my car on a dolly. I am sure they were very traumatized. I think this time we will have to rent a place where they can stay, but finding someone willing to rent to us with cats - another story.

roselvr, what type counter are you putting in? I just hate it when I don't think of something till the person leaves (I've done the same thing so many times) - too bad you didn't invite him in - but at least it shows people are looking. He kind of sounds like an investor? Where can you find out about the sheriff's sale and foreclosures to see how much they are going for?

Just a basic counter, nothing fancy, beige with dots of black & white. It won't be a regular edge, but beveled. It should make the cabinets look better, we had white from maybe the late 70's, early 80's. Pretty sure it was here when hubby bought over 25 years ago. I wish he listened to me back in February, but it wasn't something he wanted to do, he thought it would cost more.

The guy looked to be in his 60's, not sure if he's an investor, probably looking at ranchers due to age. There are a lot of bi-levels here; which is another reason I figured it would have sold quick. I'm working outside to cleaning up the garden, hoping he will drive by again lol

The foreclosures are all over the place in price. The 3 / 1 by me is a little over 150K owed; we have 4/2 on a better lot that is landscaped & our house is in better shape. I know this because my daughter is friends with the daughter in that house. I've seen other ranchers & bi-levels way over our price, then some cheaper but the part of town they are in is not appealing. I usually get the local once a week paper to watch sheriff sales, then use yahoo real estate to see what else is going. A lot of them do have signs on them, I save anything similar to ours no matter what part of town it's in.

yahoo real estate, I will have to check it out - not sure there are any foreclosures in our area. Bare land adjacent to us went to sheriff's auction - but the guy was in jail - so that was expected - he needed money to pay for a lawyer - drunk driving and ran a forestry employee off the road. They are throwing the book at him because it was a federal forest service employee. Employee wasn't hurt but it rubbed their offices the wrong way.

A few other properties I know of went to investors buying with low ball offers on houses of people that had to sell due to moving or financial problems. The investors said they will hold on to them till the market goes back up.

Now that the weather is cooler, I am working in the yard too trying to get rid of all the weeds and put in a few carnations.

Good luck with your sale. When I lived in another state I had a hard time selling our country property (had gone to selling it ourselves at that point). I sent brochures to every real estate in a 100 mile radius, then put an ad in the next town up and low and behold someone came, looked, and bought it - no inspections, no quibbling just cash - they wanted our particular property (said they liked it because we had "slow - turtle crossing" signs up on our driveway. They said they knew we loved the property and they would love it too. So keep plugging along, persistence does pay off.

Springville - a 30 day closing would be perfect for me. That way, I can hang on here until the inspection and the contingencies are lifted and then go up to the TC's to find a house and coordinate a closing there to be a few days after this house closes, giving me time to drive up there. That would eliminate storage and temp housing with two dogs.

I put the dogs in the kennel for the first time ever when I went to visit my husband in GA. NEver again. Poor Kimchi is such a prince, that he was so upset that he had to be taken to the vet while he was there. Thankfully, our vet is right next door and they know him. He was actually happy to see them! hahahaha! He's better now, he was just really upset and I think he felt like I abandoned him. Poor thing.

I normally have someone come stay in the house. She's a vet tech at the vet's office and is fantastic. However, with the house for sale, I felt it was too much to put onto her in case there were showings. While she's great about caring for the dogs, she's horrible about watering the plants and I need them to look nice as they really add to our curb appeal and the beauty of our backyard.

Hopefully when I go back to GA in Nov, the house will be sold or under contract so I won't have to worry about care for the dogs while I'm gone.

I brought Kimchi in cargo from Seoul to Nashville. Poor thing was such a trooper. He made it 17 hours inflight and didn't soil his crate. He was bursting at the seams, but he made it. The vet gave him something to calm his nerves because he said they react by getting diarreah when they're stressed.

I don't doubt you are calmer, you have 2 people working on it, they sound like they know what they are doing. I'm glad you realized everything early on instead of after close to 3 months like me. I'm sure seeing your hubby and getting away helped!

Haven't really "posted" about it. I mentioned it in a few threads but didn't make an "official" post yet. Didn't want to jinx it. The house is awesome, 1st one that hubby & I walked that said "this is it". The problem was the price and unless we took a model that someone else backed out of that was already customized, doubt we'd be able to get this model. We got a decent deal and feel pretty good about the decision. We even met the neighbor next to us, nice guy that takes pride in his property & likes to garden.

DH and I had a dog (Blue, our little honey, long since gone to doggie heaven) who I left in the bathroom one day when I had to go on a day trip, came home and she hadn't done anything even though I left newspapers for her - I felt so bad. Animals are sometimes so amazing.

Last house I sold (messy divorce), that's exactly what happened. I was hearing it was going to take 3 weeks to close, then the inspection came, we didn't have a definite date or even if they were still interested. It took a few tries for my water to pass. As soon as I called someone better with softeners, the water was fine. One day I had 3 weeks to find a place & move (with 2 small kids), next it was a week & I had to get out. I still don't know how I managed to pull it off.

I wish he'd take the dining room pics out, there are too many photos there. I'll have to talk to him.

The plants I have are assorted some yellow & pink primrose, assorted mums, daisies, roses, spirea, Jasmine bush, butterfly bush, black eyed Susan & Cone flowers. I had way more varieties before we put the house up for sale; I've dug a lot of plants.

I used to be very into taking photos, then my dad got sick in 2005; I just didn't have time. After he passed we decided to move.

roselvr - I have a question. How come there is nowhere in your listing what the sq ft is. Is it not common in your area? I know you've mentioned that it is larger than it looks so I would think it would be something you'd want to mention. Maybe even with an "approx xxxx sq ft".

Georgia generally doesn't list square footage, so that may be common in her area. Seeing "$X/sq ft" in listings always struck me as odd until I realized that if you don't list square footage, you're certainly not going to use cost per square foot as a selling point. lol

I actually don't know the square footage. Hubby has the survey although I haven't looked at it.

I went around and measured every room including the "crawl space" down stairs, width, length plus height because you can stand down there. I was bummed none of it was used in the listing.

Once I have more time I'll look at the listing better to see what he can and can't do.
