Comments (3)Why does this put "a knot" in your tummy? With the advent of stores like Costco, BJs, with families not wanting to run out to the grocery store so often, and with the high price of gas making it expensive to go running out for some basics, a lot of people stock up on basics. I don't think anybody opening a closet and finding plastic containers of cereal, beans, whatever, and cans of vegetables, soup, etc., will be turned off, necessarily. Unless that closet is in a spare bedroom! Then, as Allison says, it might very well signal that there's not a convenient backup pantry closet close to the kitchen. If there's a close-to-the-kitchen closet available, I think any potential buyer would love to see it fitted with shelving like the Elfa or Closetmaid systems for a backup pantry. I turned the coat closet across from the kitchen into a part pantry and part coat storage with the Elfa shelving system. A do-it-all closet, and I really am happy that I made that investment. The plain-old "before" closet -- with just a high shelf and a closet rod -- was not efficient, and now this one is. Any buyer down the line will be more impressed with that than with the "before." I don't have a garage, but I do have a basement that's part finished and part regular cement flooring where the water heater is, and there's a lot of space for storage, so I put up some wood bookcases from Ikea and I have a few shelves for extra paper towels, TP, cleaning supplies. I like AWM's idea of a separate, standalone closet that could go in a garage (or even in a basement)....See MoreYourself and your Home

As an update, the house I linked to above was sold as of september 14, 08, no longer is our, we had it for more than 7 years. Comments (10)Had 2 shots at it. First was from Zillow when someone called about our Make Me Move price. Then another one inquired, so we decided to go for it. Before showing, we completely filled a 5x10 storage to the roof with our clutter. CLEANED EVERYTHING (you MUST do the windows inside and out) and had the place looking great (space your clothes evenly in closets). Kids and dogs were gone, toilets were gleeming. One Zillow couple bought before we were ready to show, but the other came and offered that day... Inspection comes and we broke the golden rule - ALWAYS MAKE YOUR HOUSE LOOK BETTER AT INSPECTION. We were cocky - we had the kids playing, boxes stacked, clutter about, dogs yappin'. Our buyers backed out. Buyers notice the good when they offer, but alway see the bad at inspection. It must be Karma as we had backed out of at least 3 offers after inspection over the last few years (usually from just a 'bad vibe')... So we moved out, painted neutral, cleaned carpets, fixed every cosmetic fault, and listed flat fee. Of course we had updated a bit over the past few years, but we also priced very well (I had watched the neighborhood MLS DAILY for the past 2 years, and knew better than any agent what was selling). I truly believe houses show better vacant; we listed as "go" and never had to deal with the quick clean nightmare. We had 3 offers in 2 days. Sold over asking. Comments (12)Florida has similar if not the same "Exclusive Buyer Agency Agreement" as in my state. The following are typical things a Exclusive Buyer Agent does (in Florida as in Colorado): Explain the forms of agency available to you and explain how different relationships may affect the level and type of service a Buyer may receive from a real estate agent. Offer to enter into a written Agency Agreement with the Buyer. The agreement will include beginning and ending dates, fee structure and payment method, and the responsibilities of both parties. Pledge absolute confidentiality to a Buyer when representing him/her. Counsel the Buyer regarding his/her financial qualifications and assist the Buyer in finding and working with mortgage lenders. In the EBA agreement, the buyer has the option to pay the agent, but in most cases does not. In the event that the seller does not offer compensation to the agent (FSBO), the buyer is responsible to pay his agent. The compensation for the buyer agent is never negotiated between the buyer agent and the seller (unless it's a FSBO). The listing agent representing the seller determines with the seller, how much of a co-op compensation is offered to the buyer agent in the MLS, and the compensation paid is between the brokerages and not the agents). That does not mean that the listing agent can't negotiate his part of the commission with the seller, or a buyer agent rebate part if his commission to the buyer (depending on state laws and lender authorization)....See Moretomatofreak
