Effects of a remodel on marketability of my house

Can anyone offer advice on what the following would do to the market value/marketability of my current house?

Right now we have a mudroom/laundry room off of the garage, a little too small to serve as both. Next to that is a half bath (we have one and a half baths in our home), and next to that is a fourth bedroom, which we use as an office (probably also too small to be used as a bedroom). What we are considering is moving the washer and dryer out of the laundry/mudroom into the basement, making the half bath a full bath by expanding into the fourth bedroom/office. And using the rest of the space left in the fourth bedroom/office as a very small office.

This would give us a full mudroom (important I believe in northeast ohio), a full bath on our first floor (and two full baths in the house) and a small office space still big enough for what we use it for.

Thanks for any advice.

Hard to say, since we don't know your house, neighborhood and comps in your size/price range.

First step may be to get comments from several experienced realators. Second step is to get price range for the work from several experienced builders. Compare the two sets of comments to see if the investment makes sales sense.

WOW... how totally timely! My home gets photographed today, with listing on Wed 5/1. In the last 2 weeks, homes in this neighborhood have been selling within the first 1-2 weeks. However, pricing, sans emotion, is a hurdle I needed to face. I have found what helped me the most when detaching myself emotionally from this little cottage (that I have so improved and loved over the past 10 years) is studying the MINUTE details from posted photos of my competition. These are all small, modest 'starter homes'. I made myself view these offerings as if I were considering them for myself, and compared similarities and differences to my home. Eye-opening, for certain! A hardwood floor is a hardwood floor, no matter the stain color. All ranges cook and fridges cool, DW clean, etc. Better, fancier, bells-and-whistles are nice, but... not at some premium price. Newer roof, clean and uncluttered rooms, furnace/AC in good condition, good windows, updated kitchen and baths appealed to me. A finished basement, large shed outfitted as a workshop, huge kiddie play structure, or a water garden would be major negatives, for my personal needs. So I stepped back, and mentally erased the personalized improvements to this house, and focused on what I would be willing to pay for the basics. It was a sobering experience... but so worthwhile. I came up with my dollar value for the house. My agent came yesterday, having done a CMA prior to our meeting. After viewing the house, he decided he needed to re-evaluate his pricing opinion. His comment, "The house is a winner, very nice!" I have no doubt we will easily agree on the asking price. The minute that sign appears in the front yard on Wednesday, this is no longer my home. It is merely a piece of property that I am offering up and leaving. My emotional attachment can be recalled in all the photos. The cottage will belong to another... I will have moved on.

Your kitchen looks to be in excellent shape, but dated. I agree about the tile, too much tile. I wouldn't spend too much on a countertop, because the cabinets (looks like oak) are still going to look dated anyway. If you want to change the countertop, I agree with the other posts, do it because you want it, not for resale value because I don't think it would make much difference in your selling price. If it were me, I'd get a nice laminate.

That's not an attractive kitchen. I'm 100% certain you can do better with the same space. My thoughts: - I'm not a fan of mismatched islands/cabinets, but this one really, really doesn't work. Too many colors: Dark wood cabinets edged in white, grainy lighter wood island, two different countertops, gray backsplash that doesn't play nicely with the wood tone, black and white on the stove, three different wood tones ... too much is going on here. In such a small space, I'd vote for a simple, soothing color -- I'm thinking medium blue because you need some color here, perhaps paired with a black countertop -- and make ALL the cabinets the same. - In this small space, especially because you want to avoid over-improving, I'd go with plain, simple cabinets: No glass fronts to break up the small space. - I totally agree with the above poster who says, Take the cabinets to the ceiling. In this small space, you need every bit of storage. - As much as I like a pantry, this pantry cabinet is oversized for the space. It dwarfs the rest of the room -- the room is off-balance because the pantry cabinet is dark /larger than the refrigerator on the opposite side. . - I also like the suggestion to go with a U-shaped cabinet design. Yes, most people want islands, but you shouldn't FORCE an island into a space where it doesn't work ... and a good U beats a ho-hum island any day of the week. - If the laundry door can be moved to the other side of the room, great. The kitchen is more important than the laundry. If that can't happen, how about a barn door? It'll allow you to avoid the door swing hitting the island. - The two ceiling lights bring nothing to the party. Definitely need some pendants over the island. - With no window over the sink, you need some sort of a focal point. This can be done nicely with tile, or it can even be done cheaply with a framed picture (but nothing nice because it'll become grease-splattered soon enough). - Finally, don't forget some simple-but-showy cabinet hardware. These dark cabinets should have some bright silver handles! They look "unfinished" without them.

It's a weird housing market; I get that most outsiders don't understand (I didn't know until I started looking at homes) regardless of the good investment or bad investment aspect --- I NEED MORE SPACE! I don't mind putting money into my home, even if I only break even - which is what I know will likely happen. However, I need this home to function for me for the next 7+ years regardless. I am single, and that is not going to change in the foreseeable future (even if it does, as I said I currently have two bedrooms and decent storage with the attic & 1.5 car garage). Scratching the build-up, would it be cheaper to build-out off the back of my home and just reconfigure my current layout? My neighbor has a build-out addition and my other neighbor a couple of doors down has a build-up addition (same footprint/layout as my home) - so neither way should be a problem getting approved or supporting the weight of a second floor. I am looking for opinions and ideas to bounce freely between professionals and amateurs on this site who may see or suggest something I have not thought of yet; I do not feel I am at the stage where I want to hire an architect - I want a better idea of what I am asking for before I just throw all this at them. I am ideally trying to get to a three bedroom (even if one is a small marketable nursery/office), 1.5 baths (preferably 2) the cheapest way possible. Again, I am open to and simply looking for design ideas and suggestions - not financial advice on my investment.

In my experience, having more bathrooms is better than having less as long as you aren't sacrificing another area of your house that has a better value.

For me (but I'm not every buyer) a laundry in the basement is almost a deal-breaker.

RE is local.

Generally though, the loss of a bedroom for a larger mudroom (you have one already, just isn't large) and a larger bathroom (you have one already, just isn't full), wouldn't be a positive trade.

To verify that, I'd speak with several well-qualified, familiar with your neighborhood REagents.

There are two types of people in the world: those who have had a flood on the 2nd or 3rd floor of their house because of a washing machine and those who have yet to have a flood on the 2nd or 3rd floor of their house because of their washing machine.

I can't give you any guidance as to what will make your house the most sellable, but I can say I dispute that putting the laundry anywhere but on the 1st floor or in the basement is a bad idea.

The primary determinant of value for any real estate is location, location, location. Talk to a local realtor about the impact that your plans might have in your location. In my location, eliminating a bedroom would lower the value more than the value of adding a shower to an existing 1/2 bath would increase it.

There are a lot of safety features to incorporate with a second floor laundry. Such as an overflow pan or making the room a "wet" room with a central drain. And floor safe supply hoses. And a water alarm. So don't fret about having a second floor laundry if that's what you really want. It's more expensive and difficult to accomplish, but it's certainly doable if it will add greatly to your quality of life. Same with adding a full bath to the home. If it will add to your quality of life, then it's certainly doable at a price.

NONE of those quality of life changes will make large changes to the overall value of your home though. In fact, taking away a bedroom is likely to decrease the value of the home in many buyers eyes. But, people don't generally do home improvement projects for future buyers. They do it to make things easier for themselves. At a price. And just consider it an expense, not an "investment". Yes, it can add more "appeal" at resale to have new finishes and a more updated look, and that can make the difference between being a 300K house on the market for 9 months vs a 300K house on the market for 5 months.

It really comes down to whether or not spending 20K-30K on your home without "getting it back" would be worth it to YOU.

I don't think that a full bathroom on the first floor is particularly useful if all the bedrooms are on the second floor. So, I wouldn't opt for doing that if you are making your 4th bedroom/office even smaller. And I think that having a laundry on the first floor is better than in the basement. Your money may be best spent, and then recouped if you sell, by making the mudroom/laundry space function better. I would probably opt for a bigger laundry, maybe cubbies or a built-in bench in the mudroom, and a "drop zone" where you can put stuff when you come in. Good luck!
