Does anyone know what this term means in a real estate listing?

I have never heard or seen it before. I googled the term but could not find anything.

It actually reads:

Real nice 3 BR rancher on 1/2 acre lot in ____________. Finished lower level with fireplace. Newer replacement windows and roof. Large detached garage with electricity, ideal for auto enthusiast. Subject to House of Choice.

It means a deal with them won't go through unless they get the house of their choice. We sold our last house like that, had already found the house we wanted and put an offer in, listed our house contingent on that negotiation being successful. If it wasn't , we could pull our house off the market. Here it means they are already in negotiations with their house of choice, but I wonder if it can be used less specifically - meaning that they will start *looking* for a house they love and if they don't find one, don't have to sell. That would worry me.

Shucks, I was hoping it would mean the buyer would get their House of Choice (jk).

This is not a silly subject. These are valid questions. I handle Georgian sterling (mostly II & III) and American silver through the Federal Period. I have been a silver lover for many, many years! I like my inventory to be clean and obviously don't wish to destroy it in the cleaning. The first thing I will tell you is to throw the silver polish away. It can and will remove more silver than is necessary (*all* polishes remove silver. period.). The gentlest thing for silver polishing, which works a treat on plate as well, is raw wool. It doesn't take elbow grease, it doesn't require exertion, just a delicate touch as you wipe the piece. The tarnish begins to lift as you wipe. After a nice once-over, then take a non-prefolded cotton diaper and tenderly wipe the piece. You'll be picking up lots of lanolin with the tarnish. Rotate the diaper to wipe the piece with a clean section. Don't put pressure on it, just wipe. Although this makes your hands black, the tarnish washes away from your hands easily with a little soap. And your hands will be softer for the lanolin. I'm not sure but think the lanolin is the actual 'polish' at work. Raw wool is easy to get, just ask at a sheep farm, or at a farm animal rescue. And to clean the diaper, wash in very hot soapy water on the longest wash cycle you have. I don't wash silver rags with other rags for fear of contaminating the silver rags. Rinse thoroughly without fabric softener or dryer sheets. Those leave residues that are harmful to silver. The silver cloths tend to keep a bit of tarnish here and there.

Hmmmmm....I guess there are many different ways to look at what is going on. Bottom line, right or wrong, I think she probably does "need the sympathy" or at least some support. I think you may be being a little tough on her. Many parents of teenagers have problems with their kid's boyfriends or girlfriends...straight or gay. I'm just wondering if maybe she wouldn't have acted the same way if it was a daughter, and I think maybe she would have. Very conservative people, are very conservative. Now, it is a shame if she is truly slandering this poor boy..using his name and other people actually know him. How bad are the things she is saying about him? I think most may be able to read through the "sexual agressive" label as her just being overprotective of her own child. And, another thing to consider. I've been to support groups before and some people will have real major problems--- illnesses close to death, or major hospitalizations, while someone else may seem to think that a hang nail is a major drama. Every comes for their own reasons and thinks their own problems are major. Don't write off your friend's feelings; I'm sure they are dealing with a lot at one time and may just need some support to come to terms with everything. Plus, just because you like Scott doesn't necessarily mean he is right/good for their son...maybe there are things about him or the way he treats Brad that you are not aware of. No one really knows for sure if what anyone says at any support group is the whole truth or not, but support groups aren't formed to verify facts, they're formed to lend support and help let people talk and get feelings off their chest. You could talk to her personally and say..hey, I really like Scott, I'm surprised you don't...and see how the conversation goes. Other than that, if she's not totally falsely bashing him, I'd just let it go.

I don't know if it's common in your area or any other for that matter but I do know my mom had a similar clause in her contract when she sold the family home we grew up in. She was a widow, in the Chicago area and the first time she had to buy a home on her own, downsizing from the big house. She was nervous and the realtor really earned her commission, babysitting my mom. The clause my mom put in the contract when her home sold the first week on the market was that the offer was subject to her finding a suitable replacement home within 14 days. It wasn't tied to a specific home, but if my mom didn't find anything she liked then the deal was over. Although I personally wouldn't have accepted a deal like that as a buyer ( we were always on time constraints when transfering) the buyers in my mom's case accepted the deal. Lucky for everyone that my mom found a home within the prescribed 2 weeks.

Thanks so much for the comments, all helpful. I have decided to go through my local plumbing supply as the cost difference is a mere $20! A small price to pay for help if you need it. I went over to our neighbor's house (invited!) and had a flush or two of their Totos, a Drake (maybe the Eco, their son didn't know) and their Vespin II. I wasn't impressed with either flush and they had, brown stickies in the bowl as evidence of past flushing failures. My greatest concern now is depth. Our old 3 gal AS are 26.5" from the wall. Most new toilets, even the round ones are an inch or two deeper. In a small bathroom that's a big inch. So back to square one. I would like the sanigloss type option. Thanks for the tip about supply.com, I can use them for ballpark prices when I buy.

sounds like it is contigent on the seller finding a new place to live/house to purchase. I suppose you can get very specific in the contract so it is not so vague. Like confirm the seller actually has a home under contract versus just looking.

Does your closing date keep getting move out because seller has not yet found a home? This could take months if they are picky. What if they are getting something built and it is 6 months out. So many questions about what is going on with the seller.

This is the first I heard of this.

sweet_tea - We are not buying another home yet. We hope to list our investment house next spring.

I get MLS alerts every morning so I can keep an eye on what is listed/selling. This one caught my eye, and I was confused by the "Subject to House of Choice" term.

I think that clause would scare away a lot of buyers once they understand it. If I was looking for a house to buy to move in to, I would probably avoid this scenario.

We had a contract on a house where the sellers had "house of their choice". They put an offer on a 1880's stone house and then found out the foundation had a crack in it. Well duh, how many 1880's houses would NOT have some problems? Rather than working with the other owner to get the crack fixed, they backed out altogether, took their own house off the market and told us to get lost. We were furious.

This "house of their choice" thing is an easy way for a seller to get out of selling. I didn't think anything of it at the time, but now I think its for people who really aren't serious about selling. I would stay away from a house with that contingency.

I have never seen that here (US) either. It's common in British listings.

Took me awhile to figure out what "No Onward Chain" meant.

Turned out it refers to a "chain" of buyers each waiting to find their next house! so a "NO chain" property is more available.

It's not a bad concept but could get complicated if everyone did it (Looong chain!)
