Virtual tour and photos - do I need a do-over?

You all gave me some honest advice in my last post.. and I promise not to turn this one into an 80-reply to-do :D

So mistake #1 was we did our photos and virtual tour too soon. We had them done back in April, 2 months before the house was even listed. The grass was still brown, and there were no flowers in the gardens yet. The exterior photos just look yucky.

As for the inside, I had 'tidied' for the pictures, but I really hadn't de-cluttered. As you can see from the photos, I have crap pretty much everywhere, LOL.

Here's the virtual tour from our MLS listing. If you click "Photo Gallery (Large)" you can see all the pics.

They're kinda bad. Some of the things I've changed SINCE those photos were taken are:

- Planted flowers and done landscaping

- Removed the bench from the foyer

- Removed the gaudy floral film from the sidelights at the front door and added white lace sheers

- Removed spice rack, can opener and 300 bottles of CRAP on top of the microwave *blush*

- Removed some of the more obnoxious wall hangings from my daughter's bedroom

- Removed family photographs on walls and replaced with generic ones.

I've started taking some new photos and compiling them on a page, and I'm going to run them by my agent to see if we can get some of the ones on MLS replaced.

It rained all day today, but if it's sunny tomorrow I'll get out and take some of the outside. My gardens and lawn are filled in so nice now, and I think the frontage is a selling feature we should show off.

Any thoughts/advice? Is it worth doing over, and are the first ones as bad as I think they are?

Oooooooook 21 pictures? And you still get showings? Your house must be well priced and in a good location because these pictures would not make me want to see your house. So, yes, the first pictures are as bad as you think.

* The backyard pic looks awful. Remove it completely if it does not look better now.

* A picture of the window in the powder room! Why? Again, remove it.

* Lower level bathroom - I am going to guess that tub is a WOW factor but the picture does the room no favors (is that a bucket!?). Retake it if you plan on using it, the current picture is lousy.

* You really don't "need" the bathroom pic if the lower level bath is as good as I suspect... and that bath looks dated, small and nothing special.

* You do not need pictures of the stairway or landing especially when there is nothing grand or dramatic about either.

* The dinette pic is rather dark. If you are retaking pics you may try for a better lit one.

* The living room walkout pic is interesting. Retake the picture minus the hamster cage (bird?), and declutter the hutch if you plan to use this shot. Your second living room picture (the one showing the staircase) does you no favors. Get rid of it. Also, pick ONE of the other living room photos. You do not need four living room pictures taken from all angles.

* Even if you removed the bench, you do not need a picture of the foyer unless they are uncommon in the area. If the foyer is uncommon, keep the picture as many people do not like to enter a house directly into the living room and the foyer would be a selling point. But just one picture.

New photos:

I would use the first living room shot (looks like it was taken from the staircase) and forget the rest. Close the drapes if you are taking at night, leave them open if you take during the day.

Your dinette picture is better, but lose the cat food bowl.

Thanks for the honest advice :D

I didn't actually take the 1st set of pictures, nor did I preview any before they were put online. My agent sent a photographer over to do the tour and pics. I'm also not sure why she felt compelled to take a picture of the powder room window and the staircase landing. And yes, the backyard looks like crap. It looks SO much nicer now.

The whole thing just needs to be revamped....

Charles, I'll be 69 this year and have citrus in heavy 22" clay pots. I also have figs in half whiskey barrels. Been rethinking that one. Anyway my husband and I move them with a 2 wheeled cart (dolly). I think that I could move the clay pots by myself if I had to - probably not the half whiskey barrels. The leverage is all wrong. If worst comes to worst, I'll top and root prune the plants to fit them in smaller pots, sort of bonsai them over time. I suppose when I get very old I may not be able to grow the plants that I like but I intend to fight it. Buylady, We move the citrus out in the Spring about mid-April and back in in the Fall about October 7th. The timing is based on frost dates here. Because the moves are only twice a year, it may be easier to coordinate it with your helper than this year. Cath

Good golly, I loved it...that green color is fab! I think I have about as much Christmas "stuff" as you do, but unfortunately this is the first year I've not gotten to decorate. We've had a family tragedy and have also been in remodel h%ll on a lake home we bought, so no go for me this year. I so enjoyed looking at your beautiful home. Thanks for sharing it with all of us. How MANY poinsettias, paper whites and wreaths??? Oh child, bless your heart. Christmas decorating really is so much darn work. It looks so great when it's done, but then, if you are like me, you're usually too pooped to enjoy it. HA! Now to a question that nooooooooooo one has asked you...and probably never would. What does the little sign say in regards to the "temperamental toilet?" That's what we are beginning to call ours. This lake place (built in 1952, hence the remodel) is not on a septic system, but it still has some flushing issues even with the new toilets we bought. We've been thinking of making up a little sign, too, for guests. Something like, "flush often and with gusto...flushing is free, plunging is not." Would also like to include something for the shower doors....."if you see a squeegee, USE IT!" Wow, I'm sounding like such a lovely hostess, huh? HA! Chispa,Oh sorry, that's not my primary email ... I will go look and respond today! Annie, we tend take three week international vacations because I'm always trying to amortize our flight costs! There are five of us and they think if the seat doesn't lie flat it is broken. After three weeks though, I usually could care less what I am looking at and just want to go home and sit on my sofa, have a bowl of cereal (with COLD milk) and play on gardenweb! So that would be a risk. I guess you might go thru that homesick phase and have to power through it. I don't think it'd feel at all like business travel. No getting up early and having to be sharp! No staying out late and having to eat and drink, sometimes with people who were tiresome or boring. And best of all, someone to share the beauty of the sights and surroundings. Oh and no high heels unless you want to!

I'm going to come back and read this more carefully later... but for now, WOW! I'm scanning through these photos and all I can think is your neighbors must be incredibly envious! Either that, or they are benefiting from all your hosta when you have to split them. You must have a huge yard! And I'm so embarrassed that I DID buy some hosta from The Home Depot just yesterday to give myself something pretty to look at while my hosta all recover from back-to-back hail storms. I'll get myself to a nursery tomorrow and get some "proper" hostas. Stunning. Spectacular. Gorgeous. Incredible. LOVE everything about your gardens. Thanks for sharing such inspiring photos!

The kitchen looks dark and cluttered, I'm not loving the fake plants all over the place.

The house looks really nice, just some weirdly positioned furniture(I know, I do it too-I'm going to have to hire a stager when I list).

I'd get those new photos on as fast as you can, daylight's burning...

Lose the towel off of the stove handle....this is a pet peeve of mine when I view kitchens.... but the last photos are an improvement.
