A pocket door in laundry/mud area will make things better. If you can't enter the wall itself, make a dummy wall on the kitchen side--you'll lose 6 inches or less.

You might consider one for powder room also.

It's different and I really like it! Nice to see some out of the box thinking...and the two islands work very well, for your space :)

More questions than feedback...

Based on the location of your main sink and DW, will your primary dish storage be in the other island? (Maybe 2' deep drawers that pull out toward the DW/sink, and shallow drawers that pull out toward the other side for cooking gadgets and prep items? Or 3' deep drawers for dishes and glasses pulling out toward DW/sink? Make sure they're sturdy and have full extension.)

Where is your trash pullout? You will want it to be handy to both prep and clean up areas; maybe 2?

Since your island is between your DW and your upper cabinet storage, you will want to plan dish storage carefully so that you're not walking around the island to put away everyday dishes. That pretty much limits you to the island for dishes.

It might help to add to your plan what will be stored where. (In addition to dishes, add flatware, pots and pans, gadgets, mixing bowls, dry goods like pantry items, etc.) Then mentally map out your paths for prepping, cooking, serving, setting the table, clean up, and emptying the dish washer and putting away the clean dishes.

It is different Lavenderlass which initially scared me because I couldn't ever find a picture that looked like this design! But I think it is going to work.

We have a somewhat narrow space so I think this is the best solution.

I was thinking one trash to right of sink and another near prep sink.

We are limited for upper cabinets because the stove is between 2 windows. But I think if we have to, we can always have some kind of cabinet against wall near island seating.

I think you hit the jackpot with this plan! The appliances are arranged in an efficent, functional manner and I bet you'll love working in your new space. I also think a window in the LR is a good idea, depending upon your budget and the view. I'd also consider removing the door and sliding the opening towards the closet...this would expand your sight lines and provide a sense of space. If seeing the W/D would be an issue you could consider hanging a curtain, a la Candice Olsen...again, I love your plan!

I'm a laundry maven so my comments are on that part.

Can you stack the washer dryer? If you could you might be able to have a small sink there, which always makes for convenience in a LR. Also a small window would be nice and perhaps a drop down folding shelf underneath it for convenience.

It's worth asking your cabinet supplier. If you are going custom, you can get whatever you want. If you are going stock or semi-custom, then I *assume* (not positive) you would use stock 24" deep cabinets on one side, drawers pulling toward the DW/sink island. The other side could be 12" deep uppers boxes fitted with drawers, and those would open toward the range wall. If for some reason they can't do that, then the uppers used as lowers would have doors and shelves.

This is also assuming that you have space for 30" of cabinet depth on the island AND the counter overhang, which can add ~ 1.5 inches per side. --> ask the cabinet suppliers how deep back to back cabinets would be, as I'm not sure what they would put in between them and whether that adds to the depth.

Also you might want to post a layout that shows your aisle dimensions so people can comment on those and make sure they will work for you. Specify whether the aisle widths shown are cabinet-to-cabinet or counter-to-counter (as there could be an approximate 3" difference.)

I only have one comment, as I think I really like this plan. I spend a lot of time at the sink when prepping, and then prep the washed food. Are you sure you want to have to move it to the island after washing, and not just have the prep sink in your island where you can wash and work, and see your family, all without moving and dripping around the kitchen? Having a prep sink at the fridge end of the the island would still leave you quite a nice expanse of work area, and add efficiency.

I also wonder about the bench in the island?

liriodendron: we are using existing washer & dryer (not stackable) & they are actually in this same space already. We actually use this exact space as a bathroom & laundry room - it's VERY tight! I do like the sink but I don't know if it will make sense for us to keep it.

Palimpsest: I did want to put clean-up like you said, in center island but then much of the storage would be in other island (walking around the bend to put away stuff). Also we weren't sure if we could vent the sink in that island. This has been my BIGGEST issue - The sink placement. I've tried to make peace with by thinking about a prep sink that I've never had the pleasure of having before.

Chicagoans: We thought we were going semi-custom but now I found out the builder knows someone that does custom & it may fall within the budget. I shall see what we come up with.

The bench will be the first thing you see when you walk in the door. The mud area is really a laundry room that I can put hooks in to store backpacks & coats. This is the door we use as our main entrance - no foyer, garage...so I realize this may become a dumping ground for stuff but I figured it may be a good place for the kids to take off shoes & then put in mud area ( yeah right haha - they will be in front of door, right? haha)I think the bench may also balance out the space because there is a floor to ceiling wall when entering house then again by second island.

Also the sitting room will have many windows facing our backyard.

I like the bench...just wondered if it will have a cushion, maybe with outdoor fabric? Easy to keep clean and much more comfortable than a hard surface :)

There is no rule that you have to face out at the cleanup sink...you could also use it as a prep sink sometimes too from the range side and face out rather than using the smaller prep which faces into the corner.

I just think with all that depth to the kitchen its a (small) negative to have potentially dirty dishes or a drying rack of dishes front and center to the family room.
