Comments (3)A bathroom exhaust fan should produce 4 air exchanges per hour. Your bathroom is 7 x 7 which is 49sq.ft Assuming an 8' ceiling the total volume would be 49 x 8 = 392cu.ft We want four complete air exchanges per hour so that would be 392cu.ft x 4 = 1568cu.ft per hour. There are 60 minutes in an hour so we divide 1568 by 60min and it equals 26.13cfm. You currently have a 50cfm fan, which is twice the size you really require yet your having problems with the mirror fogging up. I suspect your problem is not the fan. Nature abhors a vacuum therefore a fan cannot push air out of a room unless there is provision for an equal amount of air to enter the room. You can test the theory by running the shower and leaving the bathroom door slightly ajar to allow more air to enter the room. Generally they make a slightly higer gap under the bottom of a bathroom door to allow more space for makeup air to enter the room but in some circumstances that does not provide enough makeup air. The solution then is to install a duct through the wall to an adjacent room and put a grille on either side. Comments (21)Sure, but a basic enameled steel tub is cheap because its Cheap. My probably yellow and black and or cerulean blue bathrooms were replaced with bottom of the line enameled steel tubs and plastic shower bases and the lowest of low Delta fixtures (Chrome plated plastic mostly, not their better stuff), and toilets made in Mexico that have to be flushed five times when no one in the household has Ever had a problem clearing a toilet before. The one "high end" item is a Kohler Memoirs sink, and it has to be a second because it's almost brand new and the inside is crazed like crackle tile. So sure, they are white, they have subway tile, and they look up to date, but they are overall very unpleasant because you can feel the stuff wearing out as you use it. I am going to beat a dead horse here, but I think if you update bathrooms with cheap materials just to sell you are potentially pulling a fast one on the buyer. I knew the bathrooms in this house were complete c rap when I made the offer, but you would be surprised at the people who are shocked that I am already gutting them because they "looked so nice". On the surface, at a glance, yes--but in no other way are they nice bathrooms. If this had been the typical buyer who knows little about construction and isn't in a design field, and is buying at the top of their abilities, (which describes a very large group of people), you are presenting a picture to them that says they don't have to worry about budgeting for new bathrooms because they are brand new. Comments (18)Agree with what has been written. You'll get some of your remodeling money back, but more importantly the house will likely sell faster. It's a matter of getting rid of people's objections, getting rid of the "eeewwwwww" factor. "Carpet in the bathroom? 'Ewwwwwwwww'." Now the prospective buyers are on the hunt for other "ewwwww" items. If things are sound, you can leave them as is. Just make sure they are CLEAN. You can buy a decent vanity with countertop and an already installed sink bowl for $400, add a $50 faucet and there you go. Bright, shiny, new and (hopefully) tasteful. Pull up the carpet and replace with a decent looking floor for another couple hundred. Don't make any stylistic statements with your remodel. Just keep things clean. Clean lines, easy colors, chrome fixtures. Bringing a realtor in for a pre-remodel walk-through s a great idea. Let the realtor know that you're not going to do a whole house remodel, you're simply looking to eliminate objections. Depends on your market too. Are there any houses in your neighborhood that are on the market? If they have an open house, do a walk-through and check out the competition. Good luck!...See Moremar_cia
