Buyers question--inspections and how you deal?

One of the reasons I come to this forum is for a reality check on the moods/thoughts/opinions of buyers and sellers. It's an easy way to keep me in touch with what I might run into with my own clients. It's sure as heck not because you're all in love with Realtors ;)

So in the interest of my personal "research" tell me how you approach responding to your inspections. What's most important to you? Do you weigh the age of the house and your expectations? Do you take the 25 year old roof, or whatever obvious defects might exist into account when you make an offer or do you wait until inspections? i.e. If the HI says a ceiling tile in a 60 year old house might contain asbestos do you anticipate that or does it concern you? What about lead? Radon, Structural issues? What are your "hot buttons" and how do you handle it if it arises?
