I think it might be Colby, who is the hero in danger.

I think Candice may be going. She was going to flip on the heroes and then didn't so she isn't good for them. I think she makes a good target.

I've you've ever walked by a pallet of bagged mushroom compost you'd catch a whiff of why its not real popular fresh, but I've got room to isolate it and after a day or so it doesn't stink as much unless it rains. When I get it, I usually have to let is sit for a good while before using it, but its rich. Usually I empty the trailer onto a big brush pile, by the time I've gottent ot the bottom of hte pile there is nothing left of the sticks, they are all just eaten up as the pile cooks. And it is cooking too when I get it, one itme I finished late in the evening in mild weather, after I rinsed down the borrowed trailer, the trailer itself kept steaming for 10 minutes... But there is no point in paying anything for other people's yard trash. You can get that cruising the neighborhoods during leaf season.

Just buy the house next door and do a covered walkway between the two. It'd be a hell of a lot easier and cheaper ;) Because that is what you are essentially proposing to do. You're talking about building a nice new modern addition that is the size of a full house. And then attaching it to the old less modern settled over time existing walls and foundation and insulation house. If your neighborhood supports 1.5M comps, you would be miles ahead functionally and financially to do a teardown. You would actually be likely to be able to finance that through a bank if your income would justify the resultant note. If your income would not justify the note, then it's unlikely to be able to support doing the remodel that you envision, as that would be even more costly. And the mix of old and new will not appraise nearly as well as all new. So you spend 1M on this home overall with original purchase price and remodel costs. It won't appraise for that. However, if you spent that overall on a teardown, you would most likely be able to sell it for very close to that if you had to. Never think you won't have to sell. Live your life for you, sure. But, if you can, make sure the risks you take won't wipe you out completely if the unforeseen happens. The problems start, and the real spending of money gets escalated when you attach new to old. Attaching old and wonky to new and straight is a problem. Throw lots of money at it, and the problem gets solved. To do what you've envisioned, you will need all new electrical service from the pole and to redo a good portion of your existing wiring. You'll need all new septic plus extensive reworking of existing plumbing to get it to flow properly to the new septic (or city sewer connection). You will need all new HVAC, and additional reworking of existing ductwork. You'll need all new roof and siding, at least on the back half of the house, and that will make the front half look like a stepchild without it. (Then the new windows won't match the old drafty ones, and you'll be replacing them too.) You'll need to completely retrofit the old house to modern seismic standards. In other words, you're already completely rebuilding the major money portions of the old part of the house anyway, so going ahead and tearing down what's there makes it able to be completely rebuilt to modern wiring, plumbing, window, seismic, and insulation standards much easier for the tradesman. That equates to a lot cheaper labor to do everything when the walls are completely open during new construction than it is to fish everything in existing walls in old. That's the biggest reason why remodeling is much more expensive than new construction. Labor is high. Retrofitting is more labor intensive than new construction. And you live in CA. The red tape capital of the US. It just got even harder (and more costly) with the requirements that your state and potentially your muncipality requires. There's nothing wrong with spending your money on your home if that's where you want to spend it. You'll have more substantial visible results than if you had a crack cocaine problem. But, be sure you understand that you are spending your money with a remodel. You will not get the financial return on investment that a teardown or moving would give you. You're literally digging a big hole in your back yard and burying dollar bills. If you're lucky, you might get 1 out of 20-30 of those dollar bills returned to you in the ephemeral (but important) "resale value". If you are totally comfortable with those financial ramifications, and the increased utility and comfort in living is worth it to you to spend that money on, then do proceed with the plans as you've outlined. If the notion of burying that much money makes you uncomfortable, then you should definitely explore the other options here.

@millworkman sorry if I offended you or anybody as that was not my intent. I'm sure you have offered "advice" for years as you mention. I'm not sure that alone qualifies such advice as sound or helpful. One has been a member here for as long as one can remember as well, and seen it all go down, but not sure that alone qualifies me as a pro, able to offer advice. What does qualify me is my Interior Design degree - after four grueling years of learning (while pregnant with a child) at a distinguished and reputable Design School and graduating. What qualifies me also is the 12 years I spent in the field working with my hands, at projects exactly like this one - together with contractors, builders, electricians, plumbers, roofers, flooring, carpet and wallpaper installers. painters, carpenters and handymen - and LEARNING every day of those 12 years. That may be just a few of the major differences between a pro and a layperson. Just as watching videos of surgery being performed does not make me a surgeon, similarly, a bystander providing professional advice on technical aspects of building a house, with no training or experience whatsoever behind them, does not automatically make the bystander's advice superior to that of a pro. No sir. I think any reasonable person would see that self-evident truth without someone else having to point it out to them. Once again it is not about you personally or your right to give advice. You have every right to do what you want. Say what you wish. It's just that it seems unfair and misleading to the homeowner when someone who is not a pro (with the necessary experience and training) "knowledgeably" recommends something that they do not have the experience to make recommendations about - that too with zero accountability. That is my general observation. I say this based on a reasonable assumption that Non-Pros have less experience (one assumes they have day jobs that are not in construction or design), and zero accountability compared to Pros who have been working on providing solutions and recommendations to clients together with being accountable to the trade. So when a non-professional, proceeds to second guess the pros who have the experience training and accountability - and offer professional technical "advice" - while knocking down the Pros - just because they have been doing it for years - it is usually a recipe for disaster. That is, why DIYers call it DIY and Pros are called Pros. I think we can safely say, there is a qualitative difference between the two approaches. I don't think there's even a debate here. That is the bare-bones truth of the matter and that's not about to change. Now if you'll excuse me for speaking the truth, one must return to one's day job. I meant no offense to you or anyone else when suggesting a course of action for the homeowner - rather than mislead - while you sir, on the other hand, took it upon yourself to call me out and wrangle with me over it. That is unfortunate and plain disrespectful. It would not be accepted by anyone else in my position - man or woman - and it is not acceptable to me as a woman who has worked extremely hard to learn, educate and support myself as I strive to produce my best work for each one my clients as I have done every single day for the last 12-13 years. Let me end by saying this - I would not walk into your place of work, sir and "advice" your patrons on how I, with zero experience or training, can do your job better than you...a pro... just because I have been watching and speaking about it for a long time...! Some folks have a problem with no appetite, they need the calories. Not me. But my dad has that problem. However, the solution to having no appetite is to eat a little something. An "appetizer" because that is what it is for. I try to get him to just start with a few crackers spread with peanut butter . . . or a piece of cheese or a dab of chicken salad. For health, try to do something with whole grains and not a lot of sugar. Cereal is great too. That's why we almost always have oatmeal of one type or another ready to go. I happen to like brown rice cakes with nut butter and some fruit or home made jam on top. That's a "gluten free" alternative to crackers. I actually have the opposite problem, I need to find ways to tamp down my appetite . . . I have to assiduously avoid appetizing foods . . .

I have no idea... but I'm anxious to see what happens! This has been such a great season!

Someone (don't remember who) posted a link to Jeff Probst' blog awhile back. In his blog last week, some viewer posted a list that is supposedly the final three. Lucky me---coz my short-term memory stinks and I can't remember what I read! LOL!

The ad I saw for it last night, shows Russell and ummm.... the big guy. Don't remember his name... the big guy hero that broke his toe the first show. Anyway, the ad shows the two of them going at it and I think it might be that hero that goes.

Kat, I saw that one too, but I'm hopeing that the usual way of misleading is going on here, and Ruppert survives tonight.

It should be VERY interesting!

I haven't either, Carol...and that's odd, because he was my favorite in the past. I hated seeing Boston Rob go, and now my favorite is Russell. I think the show would be very boring without him...and too, his father is a friend of my husband's, and that is part of the reason I like him.

Thanks for the reminder about tonight's show. I had forgotten all about it.

OMG! What a great episode! Love that Sandra is playing her game and that Russell didn't get what he wanted. Previews for next week looks interesting but I know Rupert won't trust Russell.

I get a chuckle out of the way Russell keeps talking about how he is in control, and yet, there are all kinds of things going on that he knows nothing about.

I'm starting to like Rupert more then at the beginning. Maybe that toe was giving him major problems. The players that I think are playing a good game are Parvati, Sandra, and Rupert. I'd like one of them to win, but I really prefer Sandra.

I'm not sure where Jerri stands, but she does nothing for herself - just takes orders!

The preview made it look like it is going girls against guys. That would change everything.

Love Russell. I don't know how he manages to pull it off every week, but that guy can sure be persuasive. This is one guy you don't want to be on his bad side or else YOUR GONE!!!

Hope he manages to win immunity again next week, b/c, as much as I like him, everyone is on to his game play which might just do him in...but I hope not. Sandra may just be his biggest threat and I don't think he even knows it, but I surely hope he figures out that one before it's too late.

I like Russell. I don't find him "eeeeewwww" at all. Anorexic women with plastic boobs...that is what I find "eeeewwww". Russell is playing a good game....he's a hustler in more ways than one.

This season would be boring without Russell. I'm looking forward to watching Parvarti and Russell go head to head, but I think his biggest threat may be Sandra.

Colby continues to disappoint me in immunity challenges. He knew his butt was on the line, but gave in for donuts and milk. At least Ruppert gives his all during challenges. He's the only one fighting for what's left of the Hero's.

I think this is the best season ever. I am so glad Rupert didn't go and was thrilled the other two went. I don't like Colby that much anymore. I'd love for Rupert to win it but doubt he will.Russell just gives me the willies. What's the deal with Danielle's boob job?

What Marilyn said. I'm a Russell fan from day one. He's a great strategist.

I wonder what Sandra really found. I don't think it was immunity. I think it was just another clue to the idol.
It would be funny if Russell stumbled upon the idol again while Sandra thinks she holds the cards. Extra fun if he finds out she has the paper and tried to play him. LOL

Seeing Sandra find and hold that green immunity idol in her hands was great! I think she made THE strategic move of the season by keeping her mouth shut about it.

Love him or hate him, Russell is good at the game. And it IS just a game.

Parvati is an embarrassment to the female gender.

So Sandra actually held the idol? I just saw her focus on the paper. Then I read online that she hid the IO instead of keeping it with her. Can someone clarify?

I believe Sandra actually found the immunity idol along with a note (don't remember if other immunity idols had notes also or not) she did not have time to read the note for fear of being seen so she hid the immunity idol and note. I don't think they ever showed her actually reading the note later either? When Rupert was pretending to have the hidden immunity idol, Sandra(this only to the camera) did say she knows Rupert does not have it because she has it but she is not going to tell anyone. I have really been enjoying this season of Survivor, Russell does make it fun to watch. I really think he is setting himself up though, if he makes it to the final two or three, that no one is going to vote for him for the million.

lily316, no particular deal over Candice's boob job...just that so many people find Russell disgusting...is what I find amusing. If he was as cute as Colby, you would all love him and what he is doing. He is PLAYING a game....and pretty darn well. If he keeps it up, he deserves to win.

I don't think I would want to go against Russell in the final.
As much as I don't like his outright lying...he is a very good strategist. The game is to "outwit, outplay, outlast".
If the jury votes on who played the best game, it would have to be Russell.
...although I think Sandra is very clever as well. She just isn't as vocal about it...

If the game was named, "outwit, outplay, outlast, outbully" then it's Russell's game. Personally, the way he talks to people is pure bully and unacceptable and disgusting. In real life, you'd walk away from anyone who spoke to you that way. I hope that the girls put him on a spit and roast him.

I think Russell should win, but it may be a repeat of his last time on the show. He'll come up short. (no pun intended)
Unfortunately, he makes too many enemies to win it.
Do you think the jury votes for who deserves it, as opposed to the one who most liked, by all.??

The last jury were just a bunch of sore losers. Since this group has played the game before hopefully they will be a bit more pragmatic and remember that is a game and the purpose is to Outwit,Outlast and Outplay.

So I think he does have a better chance of winning this time around.

Sandra is smart to keep quiet about finding the idol. You really shouldn't trust anyone, especially once you get near the end.

foggyj, most likely, you are right. They hold grudges and vote against the ones who tricked them and voted them out. If they voted for who played the best game, Russell should have won the last time.

I don't know Russell personally, but my husband works with his father, and I know that he is very successful in business, so it isn't like he needs the money. But, you don't build a business from scratch like he has done by being wimpy and stupid. He is right about a lot of things.
I'm glad he got Jerri to go along and vote Danielle off.
I really don't like to see someone win who just rode along on someone else's coat tails. And when Colby more or less gave it to Tina....good Lord. Lost a lot of respect for him way back then.

My husband has met him and said in real life, he has a bridge...so he doesn't look gap toothed. I think there is a lot of manipulation behind the scenes and how the show wants someone to be preceived....it would be awfully boring if everyone was as nice as Rupert or as cute as some of the other players. However, remember the first time Rupert was on....didn't he hide or throw away everyone's shoes? That was funny....and a good move, I thought.

I didn't have a problem with the way Russell plays so much. It's always been how my dh has said he would play the game. Russell does have a legitimate strategy. However, the one thing he hasn't realized yet is that at the final tribal council, he has to get votes in order to win. I think he has offended too many people along the way to win.

I don't like Russell personality wise because of his sore loser attitude after last season's game. He thinks he just got a bad jury last season, but he didn't. The jury doesn't have a set of rules they are required to use to vote. Strategically, he has had some brilliant plays, but he also hacked off anyone able to vote for him along the way. If they hate him too much to vote for him, then he legitimately loses.

I don't think Russell's looks are really what is holding him back. I believe that good looking people who do bad things in real life are sometimes hated more than ordinary people. Russell's strike against him is that he actually looks like a troll so he is easy to categorize when people want to make fun of him.

Rupert isn't physically attractive either. His first move was one that everyone loved so no one made fun of him. He was considered the lovable giant.

Marilyn..I was commenting on how BAD Danielle's boob job was. Really..does anyone think that's attractive? I do think Amanda is beautiful., Pavarti is pretty too, but this isn't a beauty contest , is it? I love this show after a few years of not loving it. Sandra might win, doubt Russel will.
