This is SO Scary

For us financially conservative folks. But I think it's the right thing to do.

We're taking a second look tomorrow at a perfect retirement house. Rancher, full finished basement, attic with pull-down stairs, 4 BR (one very small, one in basement--so really 2 nice BR's), 2 bath (one with a DUAL sink--LOL). Fireplace. Nice, eat-in kitchen. First floor laundry (YEAH!) Gorgeous 3 season room. Big garage. Big deck. Nice property that's landscaped for privacy. Lots of trees for shade. An amazing driveway that you could literally park 12 cars on, but no one would be 'parked in'--and unbelievably, there is still plenty of useable lawn. Oh--no walk-in closets, though. But the fire hydrant IS on the property--nice plus.

It's got some funky features (it was built in the 50's). One bathroom is tiled--completely tiled--floor, walls, CEILING in forest green and yellow. But I can see some fun ways to decorate it. Built in ironing board--who irons?.

Lovely area, though--on the rural outskirts of a small city, and near (walking distance) to grocery shopping, produce stand, park, hardware store, bank, etc. RE taxes are LOT lower than here.

House and lot a nice size, but not huge. It's got the capability of one-floor living, but for now, we'd be using the basement a lot--and keeping in better shape than if we moved to a straight rancher. Completely move-in condition--I can't even see anything I'd WANT to do for fun.

Anyway, here's the scary part--the price is TEN TIMES what we paid for our house when we married many decades ago. Also, we're not planning on selling our current home right away though. We have enough cash to buy this and maintain both homes for the next year or 2, until DH is ready to retire, and once the 'old' house sells, we'll be able to pay off the new one. But we will be 'sticking our necks out' and banking on the market at least holding on (rebounding would be VERY nice).

We're not totally jumping into a void without a net, though. We actually live (now) in a town where the RE values have been INCREASING during this current downturn. Our local schools are exceptional and a huge selling point. A house around the block from us--much smaller than ours, just sold in 8 days, for almost as much as we would hope to get for our home.

Wish us luck--assuming we're still in love with the place at a second look, we probably will be putting in an offer that's about 8% lower than the asking price, and hoping to get it for about 5 % less than they're asking.
