Comments (3)Here is my advice, even though I'm not really in a position to be offering anyone advice since I've been in my "new" home for over a year and a half and still have only made significant progress in decorating about half of the rooms. Anyway, I would suggest that you do one of two things to play with ideas: 1) use an on-line room planner (available from many furniture store and home websites) or 2) actually mark out areas on your floor with tape or cutouts. I have poor spatial reasoning and have found both approaches really helpful. My personal opinion is that a single sofa and two chairs are a better option than two loveseats. Loveseats are awkward seating for two people who are not a couple. Also, I assume you were planning to put the two sofas perpendicular to the fireplace (facing each other) or have one facing the fireplace and the other perpendicular to it, but having the sofa facing the fireplace with chairs on the sides is another option that might work. Also, I've seen some "apartment size" sofas that are slightly smaller than a standard sofa but larger than a loveseat. The configuration and size of my family room and kitchen are similar to your space, but my breakfast bar and fireplace are in different positions. Comments (4)Basement adds virtually nothing to the cooling needs so you are saying 3 ton for 1200 sq ft. That seems greatly excessive unless the place has no insulation and lots of lousy windows. Bigger is NOT better, it is less efficient and can cause humidity issues. The Carrier running at 50% on low is better than the Lennox running at 75-80% on low but when they go to high, and that includes the furnace on high heat, you could have considerable air noise too. Variable speed blowers really ramp up to move the air they want to move. Someone needs to do an accurate load calc to see what cooling is really needed. Same with putting 90K furnace on that small of a space in a mild climate. The Carrier doesn't qualify, EER too low. The Lennox system has a low HSPF and EER too low for the credits too. Forget 2 speed units. Save the money on a good single stage and easier to find one that qualifies!!! Looking at Lennox pumps, they seem to have particularly low heating efficiencies, one match was well below the minimum allowed. How did that get in there??? But Carrier has a lot of matches with lower priced single stage units and the 58CVA that qualify. Comments (2)Well, do you want to bring it all together or have a nice accent over the island? Using the coordinating Hubbardton Forge pendants would bring it together and you're all matchy-matchy which is a pretty safe way to go. Using the colorful smaller glass pendants would be a nice accent IMO. I'd go rather small and narrow due to the size of the island and use 2-3 of them depending on the width/diameter of the pendant. Personally, I like the majority of my house to coordinate with special accents here & there like those pendants you & your kids like. And as I had to point out time & time again to different designers & subs--Lots of thought has gone into this decision and while I appreciate your insight/input, I am the one who has to live in the house when it's finished--not you, so please order and install what I have selected. Comments (5)What a great looking design! I can't believe you got so many great features included with your current plan. I have something in mind that is very similar, but I am trying to rework it myself to keep within 800 sq. ft.. It will be mainly for older kids and adults, but the trend here is for larger pools to fit with the lot sizes. The main considerations for going larger too are trying to keep a deep end for diving (but no board for us) and still transitioning to the steps/seats. What are you depths in the different areas of your pool? I also want to be sure the sun deck will be larger based on what others have said about putting a full lounge chair (or two) on it. I really like your 3 jets which is something I am not sure I could do as I am considering the shelf on the second 18" depth step. I think the comfort level with size is really subjective. My friends mostly have pools with only the basic set of steps or much simpler shapes (600 to 800 range) so it is hard to envision how much swim area you feel you will need with a freeform. I think the design is smart since it leaves a long swim lane in the center. I love the waterfall on the back. I know you already have a lot going on with design features, but I have a proposed smaller bench seat at that end too which might be nice (Just a thought). I do have another design someone shared with me that is a curvy freeform at just under 600 square feet if you'd like to compare it I'll e-mail it to you. Freeforms can look narrow if width is sacrificed for length, but then it depends on the depth of your pool area too. Is there a link you can send me to the program you used to render your sketch in 3-D, as I would like to try to re- envision mine that way as well. We did pay a sizable design fee but only got a 2-D purely architectural landscape conceptual plan and not really a true detailed pool design.
