our house is listed; friends want to look?

Dh and I put our house on the market a couple of weeks ago. We have had one open house with another planned next week. I had an email from a friend that wants to come see our house(she is not a close friend but I have known her for years). Then I heard through a family member that someone we know also wants to see our home. What do you do in these situations? Do we just refer these people to our agent?

you may as well refer to your agent because if you sell it you will owe the agent the commish anyhow. you have a contract at this point.

You could just inform them of when the open house is and see if they can make that. If they are serious then they will see your agent there and if just tire kickers and just want to see the house you are not inconvenienced.

Triple B, ha ha you are funny!! :) That I wouldn't mind, actually! :) I've got about 15 roses planted near our road frontage, but since the deer have been eating them down every year, most have either give up the ghost or have converted to that dr Huey (darn it!) rootstock. I have a sweetbriar that I haven't weeded around since I planted it and this is the ONLY thing that keeps the deer away from it. We have to build a dog house near our front so our dog can keep them away but that's number 20352 on the "To Do" list, ha ha! I'm just looking for any huge roses that are nice and fragrant and will survive to zone 5. Hoovb you were reading my mind, I was considering Hansa too! I had bought Blanc De coubert (sp?) but it died on me. I'd love to have a huge honkin' rose bush that is so big it blots out the sun! :)

We sold our last house to the niece of one of my husband's good friends. We told the friend the house was on the market and she thought it'd be perfect for her niece and her husband. We gave her the name of our agent. The niece had an agent too, so all showings were arranged between the agents. We felt we should have gotten a discount on the commission we had to pay considering we brought these buyers ourselves.

I'd definitely not put yourself in the middle. Refer them to your agent and/or personally tell them when there is an open house scheduled.

The friends might be looking for deal. You can show them the house but tell them if they want to make an offer they need to contact your agent.

You most definetly should tell your friends they should contact either your realtor or bring their own agent. Unless their name was stiplulated in your listing agreement as potential buyers from you w/o your agent then they will have to pay the realtors commission. however if they choose to use your realtor and he (or she) is going to recieve both ends of the commission maybe he (or she) can give you a better deal. Ask them before you present your friend(the possible buyer)

In this market I would show the house myself and have. The way I feel, they contacted you wanting to see the house, and you can respond that you are having the OH such & such date but if you can't make that, you can show you the house.

Hubby was getting tires put on his truck, the guy that works there asked if our house was for sale and told hubby how much his wife loves our yard. Hubby told them to stop by & they did. They've driven by on numerous occasions, a few weeks ago, hubby was outside, they stopped to talk about the house. They were still interested but couldn't get the mortgage.

Had we sent them to our agent or had they counted on "their agent" I don't think they would have even made an appointment to walk the house. We've shown the house to people we sort of knew a few times but nothing came of it. What did I have to lose? We were on the market about 9 months, as a seller I had to decide how aggressive I was going to be.

If we did end up selling, my agent would have gotten his commission anyway. If they used my agent, it was considered an in house sale and I'd already negotiated commission.

We had 2 offers from people that can't access our MLS system. Apparently, they saw our house on realtor.com, but it's possible they got there via something I did. I made my own fliers when it was time to get serious about selling, as our new house was ready. I posted on Craigslists and even linked to my realtor.com page in my forum profile (not here). In the end, our house ended up selling while others are sitting, not getting any showings.

You do what you have to do. If they were strangers, then I would send them to my agent.

I agree with roslevr! Be resourceful, show it to your friends. If they like what they see, give them your agent's card. Then step back and let your agent deal with their agent.
