Seller's 'pre-marketing' inspection: worth it?

Has anyone here had an inspection done before putting their house on the market?

I'm considering it for a number of reasons. Our house has a 20-year-old roof, and while there's little inventory in the neighborhood right now, the market's still a little soft and we have a one-bathroom home in a neighborhood of mostly 1 1/2 bath homes. It would cost $390 and I thought it might help assuage nervous buyers, especially the first-time buyers I expect a house like ours would most likely attract.

I showed the house to a prospective buyer this weekend, and it was interesting to see the house through her eyes, and her concerns. She noted our original windows would need to be replaced, seemed nervous about the old furnace, and so on. Maybe a report like this would help keep skittish buyers interested?
