Another thought, on at least part of the acreage, is a U-Pick farm of some kind. It is work, and SOMEONE has to be there when you are open for picking to take money and answer questions, etc., but it may be less hard work than growing and picking to sell yourself. Blueberries, raspberries, strawberries, and almost any other veggie that is reasonably sturdy and desirable would work. Although, you might need it to be one with successive plantings, so as the public finishes with one section, you can plow it under and send them to the next - most peoplpe have no clue as to how to safely pick things so the plant survives and is healthy for more crops. You would need to be close to a market, either a year-round one or a summer, vacation one, but it's a possibility. Cut-flowers can also be done on a u-pick basis - charge so much per stem, and give clear directions on how to pick, or go with them and cut the flowers yourself at their direction. Again, if you are near a market, a corn-maze is a good money-maker - or it has been for farmers. (Google for mazes, or for corn maze.) Coupled with a farm stand, and a fall pumpkin patch, etc., it might work very well. However, if it is just you, by yourself, doing the work, with no possibility of extra help or hiring help, then an operation where you do all the work of picking and selling might work out better - you can work whatever hours, and as hard as you need to, to get it all done, but don't have to cater to the public as much. Either a farm stand, if your road has enough traffic, or you can offer enough to get people to come to you, or a farmer's market, or two, (which is harder work and longer hours) should work out for you. You might also sell directly to restaurants, but you HAVE to deliver what you said you would, and they will par wholesale, not retail.

I also think a hay type crop might be a good idea- if you have the equipment and time to bale it a couple of times a year. I do know that alot of the farmers up north as they age rent out their surplus land to crop farmers and as pasture to increase income and cut taxes- Maybe that would be something to look into. You do have many christmas tree farms around there already- would another be profitable? Would a pick your own berry farm be a good idea? Apple orchard? Again- do you have the time to spare to man the home business? How about setting the wetlands aside for "Protection" and receiving a break that way- Does the state still offer tax shelters for protected lands? Wildlife sanctuary- with Wolves!!! How about the U- any protected status awarded to research areas? Well- I am sure something will show itself as being the best choice you could make to help you ease the cost of your purchase. The area you describe is where we reside...western, rural NJ. Most of the local realtors have experience in marketing such properties, as so many properties in this area fit that description. FYI, if it is farmland that has been preserved in the state farmland preservation program, it does not need to be actively "farmed" (even in a minor respect) at all..however, if one does not do so, one probably loses the huge tax break that comes with such activity. There are various preservation programs...so you may want to make sure which one applies to this property, and determine the exact rules. That said, I would first focus perhaps on those real estate brokers who tend to list many properties such as the one you describe. However, these properties are indeed those that remain on the market the longest, as they are fast becoming "niche" properties....as the cost of farming in NJ has become so expensive, most NJ farmers can no longer afford to farm. In addition, you may want to contact the organizations for those who keep Alpacas and Llamas (aka "gentleman" farmers), as more and more landowers are keeping those animals in this area...and some may be looking for more space upon which to expand the herd. Some real estate brokerages in the Hunterdon County/Mercer County areas that seem to list many large farm properties include Lisa James Otto, Kurfiss and NT Calloway. I'm not sure if they deal heavily in Warren and Sussex as well..but it can't hurt to ask.
