Good loan? Except maybe for title co. & APR?

I've been shopping lenders and wonder what you think of this quote from Wells Fargo -

20% down -

30yr Fixed: 5.375%

15yr Fixed: 4.750%

(not locked yet)

-No origination fees/points.

-No fee to lock (60 day lock + 1 free re-lock).

-No 'extra' documents required (with good credit).

-Guaranteed 10 business day closing after they receive the purchase agreement.

-They never sell their mortgages.

$325 appraisal fee

$235 processing fee

$16 credit report

$19 flood zone fee

Total: $595

In answer to my question about the actual APR I was told that they can't figure that until we know the title company fees.

I think it all sounds reasonable and upfront, but wouldn't mind hearing opinions. And should we contact title companies before actually applying with Wells Fargo or any other lender?

The title stuff is where I'm lacking in knowledge - any advice for me?
