sanded and ready to prime...

It took me 4 hrs with an 18 ft walk board placed between a 6 ft and an 8 ft ladder...yes walking at a slight angle while reaching over my head using my orbital sander that my last GC gave me as a present at the end of our kitchen remodel 5 yrs ago. He saw a handy woman in the offing haha. I used 20 pieces of 50 grit paper. I had goggles and a mask and long sleeves and legs on my pants. I had to stop pretty often at the beginning to get my bearings and rest my arms...I thought I was in shape,,,ha,,,and to change sanding papers.

This is the last of the pics till it is primed and painted...wait for the big reveal. Hopefully by the end of the weekend. It has REALLY helped to have an audience :) You are ALL great cheerleaders. c

This is like a reality home imporvement show..... I really admire your drive and determination...not to mention how well you work along side of your GC. It's great that he is so supportive of that as some just want to do it all themselves. I can't wait for the big reveal!

Christina, some primers (Zinsser BIN & Cover Stain, Glidden Gripper, Sherwin Williams Adhesion) are formulated to stick to glossy surfaces, but it never hurts to sand to lightly scuff the surface. If your paint is in good shape, though, you shouldn't need to both sand and prime, unless you're doing a drastic color change (in which case you may want/need to use a tinted primer). Either use a "bonding primer", or sand to degloss your walls, & paint away. Have you seen Ace Hardware's Royal Finest (used to be Ace Sensations) paint with Scotchguard? It's scrubbable & burnish resistant even in the lower sheens. I used it in a satin sheen in my bathroom to hide the flaws (wanted to use eggshell, but decided to save that for the living room). Benjamin Moore also has a paint specifically for humid bathrooms, though it may be hard to find (I've only seen it in a product brochure).

^^Well said. All LBP requires in order to be safe is proper management. OP is doing that and so are millions of other homeowners. It's generally not something that should keep a person from buying a house, unless the paint is peeling off or otherwise damaged, in which case abatement can take care of it. BTW there are plenty of ways for lead paint dust to be released besides chewing which is probably less common but does happen. The two big risks are friction and impact. Friction from shoes (on painted floors), windows sliding up and down, doors opening and closing. The other is impact - something hitting something else. It does not take much to create a lead dust hazard, but it usually doesn't take much to prevent it either. Same with many other hazards we protect our children from. Windowmaster, I do hope you are handing out the HUD pamplets to homeowners when doing remodeling work in lead painted homes, as required by law. Even if you think it's dumb, it's not worth the fines.

It really depends on your walls. If you have orange peel or some other texture you wash the walls, patch and retexture the patches, prime and paint. If you are painting new walls you need to sand, prime, sand and I usually do a second prime and sand then paint 2 coats.. If you are painting walls with a level 5 drywall finish - hire a professional painter who can spray the walls. If you are using a satin or higher gloss finish and you have a nice smooth wall you will want to sand first or if you are painting over a sating or higher gloss finish you will want to sand. You are really just de-glossing the surface. You always need to sand patches. If you have regular not perfect walls that you are repainting that were previously painted in a flat, matte or eggshell finish that don't have many patches or any large patches you don't need to sand. Patch, sand the patches, prime and 2 coats of paint will be fine. A good primer and good paint won't peel.

Oh my goodness, I know how much work it is to paint a ceiling. Sanding must be far worse! There is no way I could work on a catwalk like that.

By the way, do you recommend the mask you are using? I'm in the market for one.

bestyears: you would have thought so...sigh. I went to bed at 8:30 PM and was back up at 11:30. Stayed up till 3 AM and then slept till 7:30 AM> about par for the course. At least I am not sore !

The ceiling is 275 sq ft.

val: he is a very nice person. I have been lucky in that. He was our 1st 9 yrs ago. Then my next one 5 yrs ago also remains a friend. I am glad to have my 1st back. He does have some "issues" now that he didn't have back then...2 divorces and alcohol but he is trying and I am trying to help him get back into the swing by giving him work. He is very visual here on my front porch and has gotten 2 more jobs due to that.

gray: yes this mask is excellent. I got it at Lowes a couple years ago > It was about 40.00. Well worth it . You can't smell anything when using it, I have spray painted with it a number of times. My breathing is perfect this AM so I know it works. Also get goggles. I was very nervous on the cat walk at first. it is up on the 3rd step from the top of the 6 ft ladder and higher on the 8ft ladder. Wouldn't be a killing fall LOL
