We're DONE...well almost, there are a few minor things that the PB is doing, but for the most part we are done!

Thanks. My fence was put in my Mike Bigham with BHT Fence in Charlotte. I opted for the design you can see without any additional horizontal crossrails. There was some debate about what 'officially' was up to pool safety codes in Union County, so out an abundance of caution I went with the one that was for sure up to code. Code believed to mean that there is 48' between crossrails. Either way, I liked the less obstructive view of fewer crossrails. The fence manufacturer is APG Meridian and is called Swedge Lock. It has no screws and no welds and is made in America. I guess there's been a big increase in Chinese aluminum and steel with other manufacturers and its likely to be inferior to the American made stuff. I put the fence fully surrounding my pool, then added the adjacent dog run area (that we sodded in the pictures). All told it came out to 240 linear feet of fence, three self-closing gates and one double gate so I can mow the dog run. All told around $5500. I'm not sure if big brother cared that much in my corner of Union County - but I felt better having it fenced in for the dog and any other random animal wandering through the back yard. So far, only a few small frogs and your standard assortment of bugs have made it into the pool. Here is a link that might be useful: Swedge Lock website

The spa has been done for about 1 year now. We are very happy with the outcome. Here are the final pictures. Most things worked out great, a few things we would have done differently. 1. The polished granite plaster finish is great however it had to be installed twice. The first time the hose clogged and by the time the installers gave up on the hose and carried it in some had set up so it had a lot of cracks. 2. We had to have the plaster polished a few times as the first few installers did not have much experience. Be sure to check on the plaster installers experience with the finish and visit a reference if possible. 3. The salt / ozone / nature 2 system works great. We keep the clorine level at 1 and have not had any problems. 4. The Jandy remote is great but has some quirks. See my post on the Jandy variable speed pump. If you have a range issue, pick a different channel. It controls the pump, waterfall, yard lights, blower, chlorine and ozone. 5. A bit concerned as to the life of the Jandy heater. We had a sensor on the heater fail at the 12 month mark. The 400,000 BTU unit was the way to go. About 30 minutes to temperature in the summer and 2 hours in the winter. 6. The installer, Carlonia Pool King, has been very good about post intallation service and fixing any defects. 7. The variable speed pump is super. Most of the time we run it at 750rpm and you can't even tell it is on. It only runs at 2750 rpm for two hours in the morning so the chlorine generator works. It has to have a minimum amount of flow to produce chlorine. At full speed the 2HP motor can run the waterfall and 8 jets with no problem. 8. The gunite guys knocked the jet pipes around a little and the angle and heights are not quite as designed. Double check the heights after the rebar goes in and be sure to have a clear drawing handy so the seats go in correctly. 9. The LED lights are the only way to go. Love the color choices. 10. I like the different waterway jets we selected but a couple of them pop out fairly easily if you twist them to control the volume. Not sure why. 11. The waterfall is really nice. The dog like to lie down in the hot water. 12. Very happy we put in yard lights at the same time and connected to the remote. 13. Shocked at how expensive it is to repair sprinklers. We basically had to re-install the entire back yard.

Renovxpt - Thank you for your response and attention to my concerns. There have been many aspects of this process that I have had to wonder about and have tried to figure if they were just a day in the life of pool construction or if I have somehow gotten the short end of the pool building stick. Given that I am still bound by my contract as there is no out for sheer sloppiness, I would prefer not to reveal the pool company until my pool is completed. The people I have spoken with who used this company were all very happy, hence my decision to go with them; however, every job is different. I am by no means trying to protect the pool company, but myself. Pool builders are human, and as I mentioned before I don't want to tick off my pool builder and have even more unnecessary delays and mistakes. I just want to know what should be done and what's right or wrong about the process. I don't want remedies or a breach of contract claim or a fight with my pool builder, I just want a beautiful pool that my family can enjoy for years to come. Which is why I have come to the experts on this forum to guide me through the process, so I can somewhat supervise what my pool builder isn't. For all wannabe pool owners, I am sure my experience is not the norm (or at least I hope), but do your homework, not just on the pool builder but on pool basics. Know what you want and where you want it and be sure to discuss it with your pool builder. Some details may seem minor, but if they are important to you, make sure your builder knows this (and has communicated this to the crew actually doing the work) in advance. Advance communication goes a long way in making sure you get the final product you're looking for. I look forward to posting more pictures of the progress, but other than the blocks under the re-bar that was added on Thursday, there is nothing new to show. I am waiting for the plumber to come to pre-plumb the pool and the inspector to inspect the electrical bonding. Is there anything else I should confirm is done prior to gunite?

congrats!

Two simple recommendations you may already know:
1- paint the exposed white PVC at the plumbing with a UV protectant paint.
2- consider sealing the flagstone with a salt resistant sealer (i.e. dupont or 3M) as salt is very corrosive on porous stone.

Both preventative measures to keep you as happy as your are now in a couple years!

Thanks everyone for the kind comments and GREAT recommendations!! Jason, no the deck is NOT slippery when wet, the salt finished seemed to dress up the boring concrete and is really smooth without being slick.

Natural - Thank you for the PVC recommendation... would have NEVER thought about that... yes, sealing the flagstone is stressing me out...I am planning to seal in the winter, is that too late?

very lovely pool. my hubby and i have the same type of stone outlining our pool. we have not sealed it and after 8 months is already eroding.

What a gorgeous pool. You did an amazing job. Enjoy :) I'm in the beginning planning stages. Would Something like you did be in the $50,000 range if thats not too rude to ask?? I would love a gunite pool but I think I may have to do a vinyl lined.

Thanks Twingle....Not rude to ask, I think that is why these forums are in place...this is meant to help! Our range was 50K - 60K, and for the most part got everything we wanted.

I have to admit, I was SHOCKED when I started to get quotes for pools. I am not sure when or why they got so expensive, but I was shown 100K& 200K pools that to me looked like they were worth 25K. Pools are WORSE than cars when it comes to extras and add-ons... You can get a basic pool, but double the price with add-on and extra features...

While I would have liked a BUNCH more features, our PB kept us grounded and kept us within budget....when I wanted all of the extras..he gave us the pros and cons and also told us what we could do later...there were a few things we did that were cheaper to do now vs. later...so we did them.

While it is not very popular on this forum, HAVE A BUDGET!!! Set your expectations and KEEP TO YOUR BUDGET. It can get out of control pretty quickly.

How do you like the 3.6 to 6.5? We are looking at pools and PB are encouring the sports court or a deeper pool. They don't see the sense of 6 feet. We can't afford to heat a deeper pool in Idaho and I want a traditional shallow to deep end pool.
Also we are looking for a pool fence and like yours. Can you give me a name and manufacturer for it?

Jerith, Ameristar, and Specrail are three major manufacturers of aluminum fencing. All three products look pretty similar, although there are a few differences. You might want to google those three, and then give a couple local fence companies a call and ask which ones they offer. Middle TN prices for a 4' aluminum fence are around $20 a linear footÃ¯Â¿Â½so 100' of fencing will be $2k. No idea what prices are in your area, but at least that is a starting point for you.

Not sure about the fence type/cost, we had the PB include this in the total price of the pool... I did not want to mess around with multiple contractors...was nice to to have it turn-key. I know the fence was done by Champion. We like it, it works for us.

bmoreswim, around here that is the installed price. My dad has been building/installing fences for 40 years, and I grew up helping him, and still do on occasion. If you can find a dealer who will sell to a person (not a business), you should be able to knock off a good chunk of that.
