So, the breezeway originally was the entire depth of the house, but the back end is now laundry/enclosed area? I think screening the front would be nice, especially if you have a nice view out front. We had a breezeway and they made the front part a bedroom and the back a mudroom/passage to the kitchen. They kept the windows and door across the front and people do mistake that door for the front entrance, but what can you do? I'm a porch person, so I say go for the breezeway. We would have liked to revert, but ours is a very large bedroom with very large closet (attached to HVAC) and it would make the house three bedrooms, instead of four. Your room doesn't sound like it has a very practical function as it is so I say, go for it!

More than the typical project that makes it here, this one needs to be explored in PLAN view. Because of the angles and tight photographic conditions, perspective drawings can be misleading. Ideas about paving and planting would be much more clear, and complete, in plan view. For that, you'd need to start with a base plan that shows all the existing features that would remain, and none that are subject to changing. Meanwhile... I would get rid of the trim and shelf around the garage and the Tudor trim and shelf at the back part of the house.

I think this one is doable. since you're doing the roof, have them do this and elongate the porch. bring in chunky cedar posts, new door. love the white brick. (romabio) Here's the Before: this one was almost like yours w/the metal porch. look how they redid it (painted brick, revamped path, flower beds, porch posts, painted windows, extended porch) what about this one? painted brick, black trimmed windows, simple overhang (like above) slightly different porch posts. The slate tile porch, extended over to one side, and the pathway w/flower beds, really add a lot. I like this idea too do a little arbor, redo the porch w/some coposite wood decking, or maybe some black slate tile w/wood steps. Get a more modern door. I hope you go w/a dark charcoal roof tile. I reall like this one too. what do you think about extending your porch under either window? since you're redoing the roof, adding a wood arbor like this wouldn't be too diffult. (can those windows be painted or are they vinyl? They'd look great trimmed out in black) And, I really like how they painted this porch deck and added the tiny flower beds in front of it. here's the gable you mentioned. porch is simple. what do you think about painting the brick? Look at Romabio Lime Masonry paint. all natural. what if you extended the roof over the front door similar to this? bring in some chunky cedar posts, new door, NO shutters. maybe paint the trim of the windows. They painted the brick black in this one. looks great w/the cedar Or, do the brick in all white. ignore the right side. you can see how they built onto the front porch and did the overhang w/a gable. this is going into the farmhouse vibe rather than the mcm vibe

She's 8 weeks from closing. ................. Pretty sure we may have scared her off, but it is frustrating to see what looks like really inconvenient issues after the fact and virtually no way to change at this late date. Me? I can't stand a walk thru laundry, kids or no kids! Why bring the dust from what is almost certainly a garage next to that mud door. As Mark Bischak above?
