In-progress pics- I know I am late posting them :)

I just snapped these. Template is being done and DR crown is going in.

The stained and hazelnut painted beadboard you see will all be painted a single color. We used leftovers from my parent's reno-and saved alot of money doing it!

The fridge box is wrong and will be rebuilt. Hopefully today.

The beam is where the wall between the kitchen and DR was.

Oh, so far it looks really great! We're doing a beam to cover the "scar" where we took down the wall between our living room and kitchen - we're building it from the heart pine floor joists that couldn't be sistered or otherwise repaired. I am *not* letting any 100+ year old wood out of my sight again.

Have you gotten to do any research about Scherr's yet?

I still feel like I'm behind, though. Probably mostly because I SERIOUSLY cut back on my container count this year. I might have 40-50 perennials out there, and another 24 maybe in other stuff. My usual count is somewhere between 200-400+ I want to do a sale, but iffy on whether or not to do it; people are finicky...I did "ok" last year, but ignorant people snubbed their noses at the small (but full) containers of seedlings (3.50 per jug with up to hundreds of seedlings in it). Ok, so what should I do then? Have my sale in July when everyone's nursery plants are starting to fail miserably? Should I charge 10x as much in July as I would have in May/June in the seedling stage and charge them 3.50 for ONE rud or ONE petunia? (rolleyes). I really don't WANT to babysit containers until July...it's bad enough that I might not get all of my OWN planted out by then, but to have to make SURE that containers don't die...well, mid-July I'm off on other ventures...and when they're MINE..."I'll get to it, or I won't" and either way works. My veggie patch is still under construction (I build borderless raised beds); my onions will be here any day now... I feel like having ordered my toms so late that even a week in April is a lot of wasted germination time. I have mosaic projects not started or finished that I've committed myself to (another forum)...I just feel like I'm not getting anything done and time's a wastin' Maybe I'm just usually "early" and have everything out by now and this "lateness" that I'm feeling really isn't at all.

Thank you everyone. All things considered I feel pretty good for a week post op and I'm behaving quite well. doing only what I'm supposed to do. Drippy, those chipmunks are not funny and they sure aren't "chip and dale" either. Never mind the garden bed destruction that they create, the holes that they dig can be dangerous if you get your shoe or foot caught in one of them and go down. A year ago I did just that and tore ligaments in my ankle. The little boy that used to live next door got his foot in one when he was 4 and broke his leg. Now if that isn't enough insult here's more to add insult to injury. An article in the newspaper a few weeks ago said that chipmunks are a major carrier of deer tick now, more so than even deer and that could be the cause of a massive increase in the number of Lyme Disease cases being reported. Not that i needed an incentive to do everything I can to get rid of them, but that sure added a whole new layer to doing it. Then a friend called me last week the day before I went to the hospital to warn me that she was working in the gardens a month ago and she unknowingly disturbed a chipmunk that jumped on her arm and ran off. She didn't notice that she had a tick on her arm till the next day because it had attached right on top of a birthmark. 2 weeks later, bingo she has the classic bulls eye rash on her arm and has lyme disease. Chipmunks are not very smart. They can't swim, but will be more than happy to dive into water to get sunflower seeds and drown in the process and that's fine with me, right along with eating my datura as well. e-mail me if you want some info on chipmunks that like to dive for sunflower seeds. Bonny, the livingston daisy was WS by a friend of mine. There are 3 of us that share the WS for 3 gardens. We cane up with the idea to share it all after a couple of years of all of us sowing the same seeds then coming to my spring plant swap and all having the same extra seedlings. Didn't make sense so we split it up now. We end up with the same number of containers, more of each kind sowed, but the total variety is split between the homes and we end up with an even bigger variety of plants for the beds. Vera the color of that viola is beautiful. If you have any seeds for trade in the fall, I'd love some and will send you some of mine. PV, sow those seeds for next year. No matter how many of them you have, sow all of them cause they are a funny seed to germinate. My experience with them has been strange to say the least. My first seeds where from valueseeds.com. got 3 packets, 30 seeds in each packet and sowed them in early March. just sprinkled on the top of the soil cause they are small and tannish in color. Out of those 70 seeds we got 6 seedlings. Not a very happy camper that there, but I collected every single one of the seeds I could get my hands on from the plants and it was a ton of seeds, more than 1/4 tsp. Next year we sowed every one of those seeds, and I kept thinking OMG, what will I do if thousands of these seeds germinate. Well, no such luck, we got 20 seedlings last year. Figured ok, better than the year before and we will always have to sow every single seed we get. So this past year I had more than 1/2 teaspoon of seeds. We sowed 4 mushroom containers of seeds, the 10 ounce size container, put each one in a ziplock baggie and put them out in mid April this year. just an experiment to see if a later sowing would make any difference in the germination rate. They began to germinate on 4/29 the exact same day as the prior to years, and they where slow. But this year we saw how the seeds germinate. they swell to at least twice their original size and all but germinate 1 seed at a time. honest. But there was a huge difference in this years germination. We had mushroom containers totally covered in seedlings. so many that we couldn't separate seedlings and planted hunks of them every where. My neighbor across the street still hasn't planted hers out yet and the entire container is covered in flowers and seedlings covering the container. We have to have thousands of seedlings this year. On top of that, we have seedlings of the viola popping up all over the place in the lawn and my neighbor has several popping up in her yard as well. Doesn't make any sense to me why on the third year with the seeds, second year of collecting seeds we have mass germination and the prior 2 years including the first year from commercial purchase the germination was very poor. This is my first time trying. I was going to cut it when it was 2-3" but when I went out and touched it, the darn thing snapped off in my hand. I put it in water to root and in a few days the roots were forming. I was advised to plant it up, making sure to keep the soil moist. I did pot it in a 1L pot and will probably sink the pot into the ground later. I chose the larger pots so that the roots would have a better chance to form. Nights here are starting to get cool so it won't be long before frost hits. Last year I dug a trench and put some pots in there for the winter. Worthy, I hate to say it but I've seen similar state-mandated warranty standards used in my jurisdiction as an excuse for NOT having to repair substandard work. Specifically, the standard you cite indicates that cracks visible from 6 m under normal lighting conditions... are not acceptable . Unfortunately, an attorney representing the builder would argue ( and probably successfully) that this standard means that cracks visible at any distance up to 5.9999 m under normal lighting conditions are acceptable and therefore don't have to be repaired. And furthermore, the burden of proof is on the homeowner to show that the crack he is complaining about is visible at a distance of 6 m or more. Showing that it is clearly visible at 5.9 m and therefore highly likely to still be visible at 6.0 m isn't good enough. For those not familiar with metric measurements, 6 m is just under 20 feet! I rather doubt the ceiling of OP's patio is 20 feet above the ground. It is probably more like 10 to 15 feet above the ground which means it is probably only 4 to 10 feet above the eye level of a person standing on the patio. Thus, under those warranty standards, an attorney would probably argue that, even tho the cracks are clearly visible to anyone standing on the patio, OP must first prove that the cracks ARE be visible from a distance of 20 feet before builder should have to repair them! Since it might be impossible to back off 20 feet from the patio ceiling (even lying down on the floor would only put you 10 to 15 feet away), builder's attorney would argue that OP has failed to meet his burden of proof to require builder to repair. This is a ridiculous result but I've seen exactly this kind of thing happen here in Texas where our state-mandated warranties are often very similarly worded to the example you provided. It's great that you think the standard means that If you can see the repairs from the ground in normal light, they're not acceptable. This tells me that you're a builder who takes pride in his work and wants to do a good job. I wish every builder - and the law - agreed with you. But at least in my jurisdiction, that is NOT how that warranty standard would be interpreted. IMHO, - and I suspect you agree with me - cracks in trimwork should not be noticeable under normal lighting conditions to any person within the built environment who is not specifically hunting for cracks in the trimwork. When one is within the environment where the trim work is located, one should notice the trimwork and not notice any cracks in it. If cracks can be seen from any location where a visitor would normally stand, then the cracks should be repaired. Thus, cracks in trimwork located closer to normal eye-level should have to be more carefully repaired than cracks in trimwork located 20 or 30 feet above the ground. Unfortunately, lawyers don't write warranty standards that way. My experience is that the more specific and detailed a standard is, the more likely it is that a bad builder will be able to use it to excuse shoddy workmanship.

Your kitchen looks like my neighbor's garage - he's building my base cabinets there. I can't wait for more of the mess to occur here.

Have a question. I'm also going to be installing bead board. Was told to wait and place it on top of the counters. And don't want to do that. Please tell me your thinking. Seems so much easier to install and paint, then get counters. Mine will be laminate.

grlwprls- haven't gotten to Scherrs yet. I will probably tomorrow. I had one sick kid on Friday, and the other one home today- :( not much done on my end.

Yes, yes, the closets flanking the window are the pantries that will hold the ever popular pendants. It is turning out to be one of my favorite features in the room. I love the little alcove it creates with the window.

The ceiling was a last minute decision, and I am SO glad I went with it. It was actually cheaper than doing drywall! I will be spending alot of time puttying those holes over the next couple of days.

I am going to be painting for months....

Everything looks fabulous. I remember the layout from years ago so it's nice to see photos. The closets will be really unique and functional. What a great idea. Where is the buffet going...down by the table?

rosei- you must have posted the same time I did. I specifically wanted the bb installed first, so I didn't lose any countertop. This was easy in my case, because I have my cabs bumped out 3" inches from the wall to accommodate a 3" deeper countertop. The bb then sits on top of the 2x4 used to bump out the cabs. The counters will butt up against the bb. Then I will add a small trim at the bottom and seal that with silicone.

If you want to use regular depth counters, you can still do this, however, if you use stock laminate (that is already made with the substrate and the laminate sheets applied), your counters will stick out too far. If you use true beadboard (3/4" thick, like mine) this will be the case. You could opt to use the thin 4x8 sheets. Those are very thin. They aren't nearly as attractive though- I know- I used them for my basement, and I wish I hadn't.

Hey cleo-

The sideboard will be centered on the window on the wall that is still painted red. The table will run longways between that and the sideboard. That sideboard is the whole reason I have this layout! It I could have I would have run the island more into the DR with the table butting up against it (remember my chefs' table idea?). But alas, little miss sideboard always bumps her butt in the way...

I love that piece and I refused to lose it. I would have considered it in the LR, but there is no wall space long enough.

Cabs will be a light warm putty neutral. I will paint everything else first so I am sure.

Progress at your house! My sink went in at about the same stage as yours. I bit my tongue from asking WHY so soon!! I was scared to death something bad would happen.

I recycled when I could both for cost savings and reduce/reuse/recycle. I need your front door. Any chance you are going to replace it? And your open stairway, too. OK? Real hardwood. Mine is fake. 45+ years ago I had real hardwood kitchen floors. EVERYONE thought I was nuts. My former MIL was the first to hint at it;-)

pinch- you always make me laugh. Front door is new (1 1/2 years) but is an almost exact copy of the original (orig had recessed panel, this one is raised)- and is painted in FPE full gloss black. I love it. Trust me when I tell you the open stairway is a PITA. All the dust, dog hair, anything that falls to the floor upstairs, falls down right there. I had a piece of furniture there for YEARS, until I wised up and put it behind my sofa instead of opposite. I am am much happier girl now. Makes more sense for the "hallway" area too. You'll see what I mean when I do reveal pics someday...

The hardwood is wonderful. Even when it needs to be refinished it is still wonderful. I don't know why people think it is nuts to have hardwood. I love that you can walk in bare feet and not be cold in the winter!

My sink actually went in about 15 minutes before the soapstone guy came to template. My guys are very careful, and they know that the sink is my "baby". I really need to take a pic in the am to show you guys how awesome of a carpenter he is. It is scribed perfectly!!

Love progress...any progress. You must be thrilled! Can't wait to see the warm putty color--what color did you decide upon?

Keep posting pics. It's inspiration for those of us that still have no cabinets. Hopefully I can post something similar within the week though. It's been a long year of waiting and only 3 more months!!!

Agree about the hardwoods, nothing better.

Speaking of open stairs, amberley, let me share just for fun and because I'm THRILLED! We also have an open stairway to the walk out basement. Well, it had the same carpeting on it that the PO's installed before they sold the house. We figured we'd leave it and not deal with the plywood stairs until we were ready to remodel the stairs as part of the basement portion of the remodel (we did entire first floor first). Anyway... on Sunday, good friend with mondo cat allergies is coming for dinner. The darned stairs, you are right, are a dust, pet hair magnet and a nightmare to vacuum. So I ask DH, hey can you shop vac the stairs for poor Todd so he doesn't wheeze to death tonight. Instead, DH decides hey, we're not that far off from redoing the stairs. We can live with the plywood for a while, and he rips out the carpet. Original, solid, quartersawn, white oak. JUST like the floors upstairs. WHOOOPEEEEE!

pirula I am so jealous. The only wall to wall we have in my house is on those darn basement stairs. Ours, unfortunately, have aesbestos tile over plywood. Those won't be coming up as long as I live here! So it will be carpet for me :(.

We have a good quality wtw runner on our regular stairs that was free (my parents put really good wtw in one room there house and there was enough to do the stair runner with the leftovers) and will stay until we decide to refinish the stairs (not looking forward to THAT now that I know how much dust it creates). I would love to have a painted runner, but with 2 kiddos and a lab, someone would be slipping all the time...

staceyneil- the ceiling is clear pine (as opposed to knotty). It only cost about $500 for the material, and the labor was pretty darn cheap since it didn't take long to put up. In the end it comes in slightly cheaper then plain old drywall! And I love it! It will be painted Farrow&Ball White Tie.

The color you see on the island is just the Hazelnut color of my mom's kitchen. We are using some leftovers from their install to cut costs (it is all getting painted anyway) and also some salvage as well. The kitchen portion of our hardwoods are salvage, whereas the rest of the floor is original.
