There's nothing like a old house for character. Why not add on to the house you bought using decorative elements from the 1920's to keep the house within the same look. I'd strongly suggest you take a look at some of the old house boards and read up on old house restoration. IF you do decide to restore rather than destroy leave the windows alone. Despite what the sales folks are going to tell you you aren't loosing heat thru those old windows if they are properly maintained. Riping them out you will loose much of the houses character and charm. Replacement windows are just that something you will be replacing over time again and again.

I think overall my realtor was good—but I am not sure if overall we were the right fit. We will see if we stick with her. I know she put a lot of work and time into it --- so I do feel bad about us not going through with it. I will be doing more research and googling, and reading and using all my resources! That’s my biggest fear, especially if we buy very low… You know I always imagined buying the house with the crappy wall paper, shag carpet and pink or green tile in the bathrooms a horrible kitchen and then putting in my DREAM kitchen (or as im learning from houzzers, my 99% dream kitchen!). I think that’s something I was struggling with buying new. Even though I got to make a few selections… it wasn’t tailored to me really. So asking my husband in 3 years to redo the layout of the kitchen wasn’t going to fly :D Location location location is so hard for us. We are transplants – with family in the area, but are having a hard time finding the “right” home town. Everywhere we look is “safe” but I really want that neighborhood feel. I moved to Texas because I love saying yes sir, no ma’am, and I want to raise my kids like that. Sweet tea on the porch and waving to your neighbors. I want to make meals for new moms, or help out my grandparents when they need it. I may not have the Texas accent, and as the saying goes “I wasn’t born in Texas, but I got here as soon as I could!” @jannicone – I’m not deleting Houzz!! Just Realtor, Trulia and Zillow :D It may only last a week, but I need some distance! But I will use it as a resorce to keep an eye on the market and see what really happens during “selling” season. I’m a firm believer that EVERYTHING is negotiable and if you aren’t willing to make any changes (they may not have lost me if they let me go to the design center and let me have 2 extra days – would have cost them nothing) I’m not inclined to play ball. Especially in an industry where negotiation is nearly expected. Looks like I have some more homework and research to do! I may need to find a new realtor. Not that she wasn’t good. I felt like she was doing a good job – but I’ll never know if she asked the builder for things. She did make us feel like her only clients, and she was very attentive and listened to my concerns. But I did get a slight feeling that she was “building” up the home a little more than she should have. We signed a contract for 6 months with her. She led with “if at any time you are done with me, I’ll just rip it up.” Who knows if that will come back to bite me in the butt. But, also thought we were going to end up with the first house and it would all be over. Again, lack of experience on my part. I've done some research on how you should select a buyers agent... and I did kind of do it all wrong.

We have a beautiful elk antler chandelier and thinking about where to install in the new house ... great room is obvious choice. We could hang it from the middle beam in the room - other opinions? Here is a pic. Size is approx. 42" side-to-side and it is about 28" high ... without the chain. In this picture we don't have a very high ceiling in the entry so had to squish it close to the beam.. First, cabinet costs increase every year by about 3%. So the person who had a really nice kitchen installed 12 years ago will be surprised to learn that to replace that kitchen with exactly the same product will likely cost $17,000 today. But I would bet that kitchen doesn't have a single blind corner turn-out or some other nice features that many homes need today. How high are your ceilings? Big cost driver. Homes with 8 foot ceilings are cheaper to do than 9 foot or 10 foot ceilings. Those are major cost drivers. Paint versus stain adds about 10% to cost--add a glaze and you just added another 15% to the paint. Do you have any unique architectural features you want. Those can add up quickly. How many bathrooms do you have. And laundry rooms and bookcases--they all add up. I see nothing wrong with IKEA if you want or need cheap and thin. Oh, and made in China. Most IKEA cabinets are made there. Possibly they use child labor or prison labor, who knows. But best bet is to assume it is 6% to 12% of new home construction, all dependent on the above factors and more. More complex jobs will have a higher percent and less complex jobs will be a lower percent. Track builders regularly do their cabinets at 4% of total job cost, but they are usually very cheaply done, not of plywood, not 3/4" thick and usually underscale for the spaces. Happens often. Those home buyers are my customers 5 to 10 years out as their cabinets discolor and become a bit worn. So dear lady, for your $12000 cabinet job, I would like to put them next to a high quality job and watch your face. There is a difference. But there is nothing wrong with a modest approach from a good cabinetry group--they can make it look like a million dollars and give you a real warranty, unlike the guys doing these things in their garage. You get what you pay for in a very competitive industry and there is no rule of thumb, just a wide range.
