Update on Our Home Purchase

Just thought I would give an update on our home purchase. I am getting a little stressed with this whole moving process. We had submitted the report from our home inspection to the sellers agent and she is being a real $&)@*%&*$ about it. She thinks it is not "official" because it is not a 20 page report. Our contract states that we only needed an "inspection". It doesnÂt say anything about our inspector being "certified". We pointed that

out to our attorney (which he agreed on) and one other nice little tidbit. The seller stated on the disclosure form that they have "no knowledge of water leakage" in the basement. Right there we got them that they lied. Considering our inspector saw and documented the puddle in the basement. DH and I have the feeling that the agent is related to the seller. SoÂwe are calling our agent today and we are going to tell her to tell the other agent to Do Her Business or Get Off the Pot. So as of right now we still donÂt have a definite answer. We still want the house but they can either pay a plumber to come in and fix the problem or they can come down to the price we asked. Hoping to have more news tonight.

DH and I want this house and don't want to have to start looking again. I don't see what the problem is..either they fix the problem (which will cost a bundle) or come down to our price and we will fix it.

To me you have a great home exterior that just needs a few things: Landscaping Wide walkway to the front door Larger coach light next to the front door Address numbers that are visible from the street Paint your front door an accent color Paint your foundation color a dark color so it disappears (dark gray would work or a color that blends with the brick) Paint the downspouts a color to blend with the brick Did I mention landscaping :)

I actually like the warmer wood tones. adds a bit of warmth and depth. you could always stain them a darker color if you want. Taupe? why taupe? This?? this is taupe siding. Sorry, I think that's a horrible choice! taupe will meld into that roof color and just look blah. especially if you remove the stone. What would you like to see? How about some contrast? I'd cover the stone w/romabio, and do a composite wood siding over on the far left. then I'd paint the siding a crisp white, do black trim. the cedar posts, it will look great. (but you could also do other shades too. ) what about a dark blue gray siding? as for the stone, since you want to remove them, why not get a small container of the Romabio and wash them to see what you think? (and if you really hate it, it washes off w/in 72 hours. Comes in a bunch of colors. If you get the Masonry Romabio, you can have it tinted any color you like) lime wash is the Classico:

Thanks for your reply Becky. Yeah - this is a 1963 ranch on a decent size lot. In a perfect world we’d probably do a complete gut and renovation, but we changed our plans and that’s not the route we’re taking (we’re not ready to sell our primary home in another state quite yet.) For now we’re concentrating on doing the things that we feel are absolutely necessary to make the place livable, and slapping new hardware in that kitchen isn’t going to cut it for me. Spending time in that room would just make me sad. The cabinets are in really good shape, inside and out. And believe me, no one is more surprised by that than we are. If they were gross or in any way beyond redemption, they’d be gone. The layout of the kitchen doesn’t bother me. My husband and I are empty nesters and I know what’s important for our lifestyle. I’m more concerned with the aesthetics - if I’m going to live there it needs to look better. I need to do what I can to drag that room into this century. Wishing you so much good luck with your project! Have you posted any pix of your house? I’d love to see and get an idea of how another recluse hoarder lived!

The house wants to be a garrison colonial, but historic garrisons were set at ground level (no long entry stairs), had no portico, never had bay or double windows, always had a window over the front door, and rarely had shutters. The closer yours can come to these characteristics, the more authentic it will look--but changes have to be reasonable and affordable. So . . . What about building an iconic New England dry stone wall a little in front of the house and walk, to ground the house and visually cut the height of those stairs when viewed from the road? Next, is there any chance of adding a small window above the door? (I don't know what's inside that wall.) That would make a huge difference in how "right" the house feels. To me, the door also needs to be centered/symmetrical and the stairs would blend in more if they were darker (gray instead of white). Then there's the shutter question. I'm not a purist when it comes to shutters. No one closes them anymore (except in hurricane country). They're simply decorative now, so I judge them as I would any other decorative element: purely visually. Does the house look better with them or without them? Here are several views with the stone wall and the added window, with various shutter options. (I do think darker and wider would be better if they stay, so I've shown that.) Portico added, all shutters stay: Shutters removed from bays only: Shutters removed from all but single windows: No shutters: All shutters stay, no portico: No shutters, no portico Your call . . . :)

How frustrating. Breath-It'll work out. You can offer to hire a "certified" inspector (at their expense), if that will make them happy. Be sure and tell them the result will be the same.

stick by your guns! a leaky basement isn't something you want to take on...

i'm not at all surprised there might be a tie between agent and seller...

we turned down a house once because of water damage and it was the best choice we made...found one that met our needs even better...

Be wary of a home with a leaky basement. I've been there, and I learned that there is nothing that can be done from the inside. To truly and permanently fix a leaky basement, it is necessary to dig outside the house and waterproof the outside of the foundation.

The seller's agent represents the seller. The seller's agent is supposed to function with the seller's best interests in mind. So, this seller's agent appears to be doing that, and you have a problem with that? I don't understand. You, as the buyer, should have a buyer's agent, to protect your interests. If you are doing this on your own, without an agent, you don't have as much "force" behind anything you say or do.

If you had a home inspection to ensure that the home is ok before you proceed with the purchase, why wouldn't you want to use a certified inspector?

And just because there was a puddle on the basement floor when your inspector was there doesn't prove that the sellers have any prior knowledge of a problem. That could have been the first and only time that water has ever puddled on the basement floor. Did the inspector find evidence of prior leaks (staining, mold, mildew, etc.)? If not, you haven't really proven that the sellers lied.

Many sellers will use an agent with whom they have some sort of relationship --- either they have used this agent previously when they bought or sold a home, or perhaps they are related to the agent. The agent may be giving them a reduction on commission; or perhaps the sellers just feel more comfortable and trusting of an agent with whom they've done business previously.

Beware of a leaky basement. I can't understand why the buyer wouldn't just fix what your inspector found. You may have to walk away from the deal.

We know that the problem is with the sump pump and it can be fixed. On the plus side we do have another house as a back up if this one falls through.
