Bed sizes in spare bedrooms?

Not sure where to post this so I will try here first :) Dh and I will be building a home in the spring and since we are of the "retired, mature type" we are going to have a small(1648sq.ft.), 3 bedroom home. Of course, one will be the master and the other two will be "guest" bedrooms. What size beds would you put in each of the spare bedrooms? Our guests would be grandkids, friends, relatives.....Thanks for your advice, I so appreciate this forum :)

A queen sized bed will work for a couple or a couple of grandkids.

If you expect grandkids frequently you could do one room with bunk beds or a trundle bed. In a pinch, this works with adults too (cheaper than a hotel room!).

I would avoid the full unless it is all the room can hold, I just think that is too small for 2 people.

Another idea is to put a sofa bed in one room and make it an alternative sitting room/office or sewing/hobby room.

I'd be tempted to put a queen-sized Murphy or wall bed in one room so the room could still be useful to me when I didn't have guests.

Then maybe a pair of stackable twin beds in the other room. Leave them stacked as bunks if you need the floor space, or separate them if not.

Quick update and many, many thanks to everyone who offered ideas and suggestions: All bedding ordered on ebay, and all received. I ordered the RL comforter, top sheet, pillowcases and sham in the discontinued Putney pattern. The Sferra Bros. matelasse coverlet is also from ebay, another jynx find :) After spending hours in the two best Atlanta fabric houses (Lewis and Sheron and Forsyth Fabrics), I went to Lenox with my daughter and found the perfect---and I mean PERFECT---curtains at (of all places!) Pottery Barn Kids. We were there looking for a present for my nephew! $80 per panel for 96" length, lined curtains that can be used with drapery pins or directly on the pole. (I stuck them up on a rod I had around just to see what they'd look like.) At Ballard Designs Backroom I found a large mirror with useful hooks on both sides (this will have to be hung by our handyman) and a tall corner shelf. Both had minor scratches and were about 1/2 off. I brought up from the summer kitchen downstairs a table my mother had given me years ago, made of blue and white pottery shards, and brought up an extra Parsons chair to replace the kitchen French Country kitchen chair. I found the tan windowpane slipcover at Ballards, also. Two wall-mounted, swing-arm lamps have been ordered in antique brass for either side of the bed, and I am still looking for a candle lantern in dull brass to go on the right side of the armoire (to replace the clock) and another painting or print for the wall that joins that corner at right angles. Also looking for blue/white porcelain finials in a round ball shape for the wall lamps, and plan to unearth my Christmas plates and hang them this weekend! the table I already had:

I love the bed and the quilt and I think the room looks very inviting. I love Craigslist and I think you made the most of it! re: beds and windows, I'd like to give the 'architect' of my home a good talking to. We have four bedrooms and in two of them there is NO way to place a bed that doesn't involve being in front of or under a window. It's ridiculous.

I have some additional questions and information: Karen: How far from the ceiling should the chandelier hang given the 8 foot height of the ceiling and the 16 inch height of the chandelier. Patricia: The chandelier is a vintage Bakalowits and Sohne Miracle chandelier which is a variant of a more traditional sputnik chandelier.

Because art should be a very individual choice, Im not going to show you pics of what I like. I will give you advice on shape which goes for both of your posts (you should delete the other) and apply what you learn here. Id say a large rectangular piece that is about 3/4 of the head board or 3 seperate pieces that when hung, are about 3/4 of the width of the H B . The 3 pieces can be square or probably better, rectangular (tall). Any other art that you choose, be it metal or wood or whatever should be about that size. Just personal experience, Im not a pro, but its pretty failsafe and in proportion with the furniture.

I don't know if your experience will be the same as mine, but this is the lesson I learned. I, too, have two spare bedrooms and I wanted to maximize the use of space for when guests and grandchildren visit. So, I purchased two twin beds for one room and decided to use the other as a small room for the kids to watch TV and play computer games. I also purchased a queen-size aero bed to keep as a "just in case."

Well, the blow-up bed would be fought over time and time again because the kids wanted the "big bed." The new box spring and mattresses on the two twin-sized beds were very rarely used.

We now purchased one of those straps that tie the two twin beds together...and you know, it works out fine.

I would definitely go with the queen-sized bed.

We have a nice daybed with a trundle in ours, I like it because its so adaptable for either one person, couples or like when I had two girlfriends visiting I just popped up the trundle and seperated them. When its a couple I put a 2 inch thick memory foam topper and a king size sheet , my guest always tell me how great they sleep on it.

As a frequent visitor and host, I would suggest that you have a queen bed in one of the rooms. When I have visitors the most important thing to me is that they are comfortable. The second room I would probably do a day bed with a trundle or something like that. Then it does free up the room for other things.

Thanks everyone! I knew I would get some great ideas :) I am kind of leaning towards the queen in one room and a day bed/ trundle set up in the other. I agree with athoele,"...the most important thing to me is that they are comfortable".
