Appropriate wood finish inside old barn?

I have recently finished construction on a new/old barn. The barn is built with post and beam construction and while it isn't an antique now it will be around for a good 200 years! While the inside of the barn is highly functional and will be used for horses on a daily basis I'm trying to still keep it "barn like" as opposed to the now popular Barn McMansion.

Inside the tackroom (which is weatherproof) as well as half way up the wall down the center aisle (which is protected from the elements but not "inside" so to speak) is tongue and grove, kiln dried, white oak paneling. I was getting ready to stain it with your basic wood stain when my lumber guy happen to suggest I look into putting an oil finish on the wood instead. He thought it would be more of an "old barn look as that's what farmers of yesteryear would have done."

Any thoughts on that comment? I like the look of linseed oil on a sample piece but was wondering as to the practicality of it. It won't be rained on but it is going to be, well, a barn, as in things will occasionally bump into or scratch the walls. Is linseed my best oil option?

I've used linseed oil many times on an old house & highly recommend it. It's a penetrating oil that dries in the wood so there's nothing to chip or flake if it gets bumped. If the wood gets scratched, simply touch up with more oil. It must be applied to raw wood.

You are talking about BOILED linseed, right? RAW linseed never hardens & is usually used in marine & exterior applications where it remains tacky. HTH

Why does it need anything?

I cannot remember the last barn or stable I saw with any finish on the inside.

Here in central Pa, there are unfortunately many deserted, ruined farmsteads. Unfortunate in that so much of the beautiful farmland is being "developed". It seems so rampant that very soon this will all disappear. Only subdivisions and malls for miles in any direction. Your home and property are beautiful and that the barn "ruin" was left is truly amazing. You've obviously worked hard to achieve all that is presented in your pictures. It's beautiful! Many years ago the city of Philadelphia discovered the foundations of Ben Franklin's home - only the foundation. Because they couldn't possibly reconstruct the home, they erected an "outline" in steel of the home's dimensions. Along that line, I was wondering if placing some trellis panels between some of the post footings to provide a shelter and an impression of barn walls - perhaps to block winter prevailing winds. There are pictures of old barns and their interiors on the web. I searched and found pix of walls and doors of stalls that would make useful, complementary trellis panels - not the usual 6x6 squares or diamonds. Also some pictures show uprights that have "y"-shaped brackets at the top evidently to support a roof overhang. I'm certainly not suggesting that the whole outline be placed, just an appropriate area, perhaps to view the gardens in winter or on a sultry summer day. Since many barn ruins are seen falling down at the edges of meadows, I wondered if native plants would help the mood like Virginia creeper or native scarlet honeysuckle (Lonicera sempervirens) or clematis on the trellises, or clambering over the footings, Alleghany spurge for ground cover, etc. There are so many thoughtful responses here from experienced, creative people for your consideration. What an engaging way to spend a long cold winter. I hope you'll post updates on what you decided to do and the project's progress.

I guess there's no law they have to fit the window vertically. That was rather ingenuous what you came up with. You probably have central air. I have to be able to keep the windows at least partially open in the summer, but your idea wouldn't necessarily preclude that. I just got my comeuppance. The shutters are sitting on the extra loveseat, I'll put them somewhere until I finish up my current projects and from the ideas I got just may be able to implement one of those. Stopped by a garage sale and they had the most beautiful antique oak bed and matching dresser for $250. Oh man was I tempted. There are antiques and there are antiques. This had a beautiful golden patina and was carved in a wheat pattern. I could make room for it, but enough is enough. Shame though. I won't soon forget that. Ended up telling her to try ebay with local pickup. Forgot she could try to sell it on consignment through an antique store. I don't know why antiques are going so cheap now, at least in my area, maybe there is a glut of them. I wouldn't try to sell really nice antiques at a garage sale though. You just can't have everything even if you have the money to pay for it at the moment. I will not forget that beautiful set for a long, long time. I never saw an oak one I liked as well as that except one piece I bought for my granddaughter when she was a baby, actually it was a little similar. My granddaughter's needs some TLC now, but nothing major. I did track one beautiful French set on ebay, white with beautiful flowers painted on it, exquisite details, many extra pieces. It went for over $4 thou, but I was guessing it would get about $6 thou. Those shutters are really pretty though, have the side pieces, too, not sure what they are for. Only thing I noticed once I got them out is they weren't painted too carefully. Dried drips. No biggie. They can be sanded off and touched up, I used to be more fussy about painting than I've gotten of late. Thanks for the suggestion. I told my granddaughter about them and she wants them lol. She just moved into an older (new to her) duplex yesterday so I don't think she can put them up there.

I love converted structures, but really, you don’t save much money, if any, by doing a conversion versus a new build. It still has to meet local government standards for habitability. That’s not to say I wouldn’t do it, because I absolutely would...Love the charm of it. I’ve been looking for the right old old barn to convert to a cabin for years. Anyway....what about a ”she-shed?” It could be a hangout place, dining room, gardening shed...the sky’s the limit. If you aren’t creating an insulated residence with a bathroom and kitchen, it will be much cheaper. Google she-sheds. Basic storage In a cargo container seems like such a waste of an opportunity to create something cool. This is an inspiration photo I had to convert a greenhouse. Same concept as a she-shed. One more thing- I priced out a 2bed/2bath barn home Kit in mountain area Californa, and it was going to cost about $200k for the project, including grading, etc., but excluding land. To give you an idea on cost. Depending on where you are, 50-100k for an apartment, I would guess.

Leave it ALONE. Yes...............ALONE. If you wanted a match to something already wood and in the space? You would not have bought an old beam. Don't ruin it. Your own inspo pic shows no match to the espresso cabinets next to the fire.............right? PS. NO wires. Get the elctrical resolved, along with HDMI cable, and the IR repeater well before tiling.

None of the barns I've had, or my kids have had any type of finish on the interior either. If I were to put a finish on, it would be oiled so it could just age naturally.

The interior of our barn is paneled with tongue and groove pine but it was never stained or finished. Its probably been up for about 40 or 50 years and has a nice patina. The barn was used as the office and sales/storage for an apple orchard. i don't know if having horses in the barn might require some kind of stain or sealer on the paneling.

My 175 y.o working farm barns (cattle and draft oxen and horses) were always white-washed inside, (even the few places where oak was used) in any area where animals were housed. This was a way to make them easy to care for and keep clean looking (because manure, um, happens!) plus it was believed to discourage flies and mud-wasp nests. White wash is just a slurry of hydrated lime and water, but I doubt you'd want to cover new white oak with it. Personally, I like the look of the silver-grey of old white oak that's exposed to air.

I would have some trepidation about using boiled linseed oil given its recent implication in mold growth. If I wanted to use linseed oil, I would use the cleaned linseed from Allback Paints. (I have some test patches of that up on the outside of my outhouse and it seems to be doing well after about a year.)

My barn interior has a mix of board siding and plywood sheets lining the stalls, and looked like a junky mess before it was painted. I liked the idea of painting everything white, but the outside of the barn is dark red with tan trim and dark blue doors. White seemed too stark.

So I painted the interior walls a light mushroom tan color, using leftover house paint. I couldn't believe how beautiful it looked, very clean and almost elegant. A freshly painted horse stall is pretty swank, let me tell you. Of course, the animals have dirtied the walls up since then, but they still look much better than the old raw wood did.

I don't know if you're still checking this thread, but if you haven't yet made a decision, you might want to look at Waterlox. I think you can apply it over linseed oil, but you might want to check with the manufacturer -- they're great about answering questions if you give them a call. (No affiliation. I used Waterlox on my floor and ended up making several phone calls.) You might also check with them as to whether the usual horse-related chemical aerosols (fly spray, ShowSheen, clipper lube, etc.) will ruin the finish.

BTW, I love the "Barn McMansion" term. LOL And is this the subk from COTH?

I've been in tons of barns over the years and I think most of them were either raw wood with natural "patina" (patina = all sorts of stuff accumulated on the wood after years of horse occupation) or whitewash. But I'll bet your white oak would look fantastic with a finish that would accentuate the grain.
