Not for me. Not for us.

Being dominant doesn't mean being right all the time. Sound family, financial, or other decisions are more likely when partners are equal. No one is best at everything. One may see an opportunity or mistake in the making that the other had missed.

Also...if the dominant partner ever needs help, the submissive one will have neither the skill nor emotional strength to provide it.

@Hollysprings- good point. I guess, to me, the wording choices seemed condescending and not contributory to an open discussion. We've actually had both a realtor and an appraiser out. They both came up with the same figure, which was actually a little higher than what I was expecting, so that was nice! However, I'm completely aware that this doesn't mean that it will sell for that.....or that the buyer's appraiser will come up with the same value. We called several realtors up and told them that we were going to attempt FSBO for a few months and would like to see if anyone wanted to help us out with pricing. I got a few calls back, and we finally picked a very successful local realtor. She came out and looked at the house, gave me FSBO advice and sent me my market value when she had it ready. She thought we wouldn't have any problem selling it. If, of course, we can't sell it, we'll be calling her up to employ her services. I don't feel like she was artificially inflating the price just so I would use her (or fail at FSBO). She's one of Dave Ramsey's ELPs, so she has a reputation to protect. And when the appraiser came back with the same figure, I felt confident with the amount. (One was not aware of the other.) I also really enjoy following the local market and take extra notice of what's selling and what's not. I am a little worried about having the sign in the yard too long. But I'm a little worried about LOTS of things! :) I guess I feel like, if we fail, we can just stay put for a few more months and then list it with our realtor. Hopefully by then, there will be a new set of buyers who won't remember our first attempt. And, we're not putting it on the MLS for our FSBO, so it won't show up with a ton of DOM. BUT, I hope even more, we'll sell it quickly and won't have to worry about this scenario!

guvnah- Great link! It shows how "broke" the system really is in Texas. Some buyers and sellers want to hide the sales prices due to property tax issues which have become a huge burden in Texas. They should stand up to the local and state governments for more reasonable spending and taxation. The problem is I don't see that happening anytime soon with local school districts building 80 million dollar sports complexes with jumbotrons, etc. They are sellng massive bonds to build mega high schools, and aquiring a huge debt load. Realtors have long controlled prices, almost to the point of price fixing, with resticted and massaged sales numbers in MLS. If a house sold for $200,000, the public area of MLS will give a range of sold range of the house as 200,000 to 275,000. What good is that? Another pet peave is Days on Market(DOM)reporting on MLS. If a property was on the market for 180 days and the current listing contract expires, the current agent or a new agent can re-list it with a new contract and possibly a lower sales price, there by aquiring a new MLS number and start the DOM clock back to 1. I have seen properties that have been on the market for over a year have a DOM as recently listed and under 30 days! Sure you can go to a realtor to get that info, but why should you? Appraisals and market pricing, in Texas, have always been controlled by realtors. They control what is reported in and out of MLS. They will tell you that it is the market, ie, buyers and sellers that set the price, but in its the realtors that that actually "set" market price by telling buyers and sellers what price they should offer and sell at. I believe that if Texas had full disclosure that all values, after a settling period, would reflect the "true market". Home owners and sellers would have to stop voting for massive bond and debt loads and hold the local and state officials accoutable for responsible spending. Realtors/MLS sould be required to run an "open" book for listings and sales. This is the only way to provide the information required for accurate appraisals. Then its up to the appraisers to use their training and experience to provide their opinion.

Coastal NH is also "schizophrenic", but mostly lousy and looking to be getting worse. There is little job growth in the income levels that would permit people to buy homes - while reports tout growth, they're mostly in the low-paying service sector - and we had a big boom here. Properties in my town are just sitting and sitting and sitting, and those people who ARE making offers want the sun, the moon, and the stars for nothing. We had one offer that we think wasn't entirely serious, the other the buyer backed out after the inspection because we wouldn't eviscerate our price as far as they wanted. (The house is a typical 14 year old house, reasonable condition, but they were getting persnickety because everything wasn't in brand new condition. Ya want new, ya buy new, and pay more.) In the town we're moving to, prices are a LOT lower (which is why we're moving there!) but still out of reach for most ordinary folks. Some homes are moving quickly but others are dead in the water and there doesn't seem to be much rhyme or reason to it. Our buying agent is puzzled about what's going and what's not, she says that many places she thinks will fly off the market are sitting and ones she thinks are "no way in hell" are selling in no time. It's really rather bizarre. Also, there is a glut of REOs and there seems to be no sign of that slowing; I learned how to check the deeds online and have noticed that most of the houses that are on the market as REO now were mortgaged in 2004 and 2005, and the outstanding amounts shown on the foreclosure/deed-in-lieu documents are almost invariably quite a bit higher than there is ANY chance whatsoever of being able to sell the house for. It's rather sad. And yet, in both towns, new construction is continuing even though builders are having to offer ridiculous incentives to get people to buy. You gotta wonder what folks are smoking.

Regarding the Sawtooth oaks: About 10 years ago we had to travel to Virginia and on the way back we stopped at one of those rest areas on the highway in New Jersey and there was this giant, beautifully shaped Sawtooth oak, ( I didn't know what they were at the time) but there were hundreds of these gorgeous large acorns all over the ground. So like the plant person I am, I (my husband thought I was crazy), I picked up as many as I could throw in my purse and brought them home. I planted about 10 of them in styrofoam cups and had them in my windows and I gave another dozen or so away to a few interested people we knew. Unfortunately, at that time we had a few mice living in our house and during the night they were carefully digging up and eating all my acorns! It wasn't until several weeks later when one of the guys I gave some seeds to said that his had sprouted that I looked more closely into the cups and mine were all gone!! There is a lovely tree growing on Martha's Vineyard, complements of me and every time I see this fellow he remarks on how beautifully the tree is growing!! Just a silly story, I know...

I thought maybe you were asking about a dorm or subleasing living arrangement for a couple - LOL. I just couldn't figure what you were talking about. I had no idea until daf punk answered!!! And like sweeby, I have no comment. Some things are better left in the bedroom ;-)

i highly disagree with this statement, marco. being submissive does not, in any way, shape or form, mean that the submissive is weak or incapable of emotional strength. a submissive, in the content of a true d/s relationship, empowers the dominant. in exchange for obedience (defined by the parties) of a submissive, a dominant takes care of and the dominate's goal is to work towards the pleasure of both partners, thereby being empowered by the submissive. a dominant takes that control based on the limits set by the submissive. the submissive is a whole person, emotionally stable and certainly has the ability to make decisions. a submissive craves the desire to please a dominate and the dominate feels the need to "be in charge", yet neither party can can fulfill these parts of themselves without the other.

a true d/s relationship is something that should be treasured, respected and enjoyed by both parties and not be confused with the sicko/whack-jobs out there that make headlines in the news.

i believe this is the context in which simplecountrylady first posed the question. a dom/sub relationship, although there is bdsm involved, each portion is separate unto itself and gets worked into a d/s relationship if that is what works for the parties. it's not all about handcuffs, chains or the bedroom, it's a lifestyle and a relationship.

just offering up my opinion based on my knowledge of the subject.

I have friends in a d/s relationship. It seems to me that -she-, the sub has the upper hand. She loves letting him be in control. "Let", being the word. People tend to think of a submissive as a slave and the dominant as the master. There is a difference, even though it may be a fine line drawn between the two parties involved.

Personally, I'm too selfish a person to play at either roles, but if I had to choose, I'd want to be the sub. The dominants role would be too much work. :)

Marco you are an idiot. I am a submissive. And I am not at all weak. I like to give up control in the bedroom. And I do support my partner. Seems to work well for us. And we enjoy our relationship. The fact that we enjoy the sane things make our relationship. I do so much for my Dom/partner, and he always makes me feel safe and cherished. Your statement was just idiotic! And very much angered me, including my fiancÃ¯Â¿Â½!
