I recommend fan / light combo's. I am addicted to fans, while my husband is a big "overhead light in the middle of the room" guy. If you have 8' ceilings, take care where they are placed with relationship to the bed. If you have kids who jump, or while making the bed, light / fan could be damaged because the combo does take up a fair amount of space coming down from ceiling. Please do not consider what you see "in the stores" to be anywhere near what the market bears. And fan quality of those could give you big headaches down the road. We are in NoVA, and completed our construction late 2011. We dealt with Dominion Electric (I just looked, they have store near you (Laurel & Baltimore). I highly recommend. Our rep here was honest, and made recommendations based on our needs, and budget, also steered us away from companies who might be having issues just now, or parts / warranty issues in future. We found that one of the big box stores carried same line of lighting. We ordered sample from one of the BB stores, so we could just see it, and return it. Later, when we ordered the actual piece to be installed in our home, we found that D.E. prices were actually lower than the big box. So don't think they are higher. Plus, if you are building, there might be 'builder's discount', but you should ask on that. dominionelectric-dot-com. I do not work for them. But we found that of all the vendors during home construction, these were in top 3 of being wonderful to deal with, issue free, and honest. Good luck!!

Thanks again. I did review a number of options before posting here for review by the big guns. :) I know some people love the remotes, but personally, I prefer simplicity and control via switches. A remote is one more thing to lose and/or have "hidden" by young children! And yes, our current switches are rotary-style combo setups (two knobs per switch) that control both lights and the fan - there are two settings for lights (low or high) and three speed settings for the fan - each controlled by its respective rotary knob. I've found plenty of switches that control both fan and offer dimming for lights - but all are rated for halogens or incandescents. It's just odd, and I wonder why. I did try a "dimmable" candelabra LED in our current fan/dimmer switch setup - it flickered badly on the low setting. I think some dimmable LED bulbs are okay with newer incandescent dimmers (per happy reviews from folks like JMVD), whereas other LEDs - even those rated dimmable - are more finicky. I won't beat a dead horse. I just wondered if anyone knew of combo switches rated for LEDs that I might have overlooked, or if there was a compelling reason for why they don't seem to exist yet. Maybe we'll try a Maestro switch though, and experiment. Thanks again!

If there is anywhere to use recessed lighting it would be your kitchen. Also add under cabinet LED's. Once those are done, you may find the addition of 3 pendants here a bit of overkill. As for the ceiling fan, is it needed in warm weather? Fan lights rarely serve as room illumination except for getting in when its totally dark. They are completely inadequate for anything else. Looks like you're sampling some paint colors by the stairs. Don't go for the paint until the lighting is completed so you get true colors. If you key paint to current lighting you'll be disappointed with it when the upgraded lights go in. I think a pair of chandeliers for each of your dining areas will be a big help. Some uplights under plants flanking the TV could be a nice touch. You may want to consider unloading the mantel of its clutter and having sconces installed on that wall. The windows seem awfully low, so a "fool-the-eye" window treatment that uses shades and panels to visually extend the window onto the wall above it will be a big improvement to your overall look.
