Mobile homes - very beginner questions

I am relocationg to a new state and have not been able to find a home wih the privacy I crave. So I'm going into an apt when I move and will keep looking. Paying tons in storage costs for all the house stuff I have.

Current situation - trying to sell a small but beautiful custom stick built home with geothermal heating/cooling etc. on 9 acres because I thought i would be staying here for 10+ years. I've only been in the place 1.8 years. Sigh. Market is dead dead dead.

I don't want to go through this again. I work for the goverment and new commanders or the BRAC process can really throw a wrench into your plans.

While seaching the MLS I found a little 2 acre property that seemed nice location, trees, etc. but the little old house is basically a tear down. As a matter of fact it might be a modified trailer from the 40's.

So...i think, no way am I building again - how about a trailer? So I google. What the heck - why is it so hard to find information?

How much does a decent (mid-end) trailer cost? Something I'll be happy in for 10 years.

The little house I think had a basement (don't know what its like). Can that be capped off or something and used for tornado's? Its too close to the road, anything I put up i would want to move back.

Do you think I'll run into county problems? Aren't some places saying no trailers and no houses less than X square feet? (I tried to call today but got voice mail)

I though about modulars when I built here but frankly it was almost or as much as stick built then you have to deal with the "stigma" when selling.

Local ordinances pertaining to mobile homes probably vary more from one location to another than one can even imagine. Some localities are trying hard to eliminate mobile homes. If you contemplate buying a new mobile home, the dealer might be the best source of information. I know you said you work for the government. The person who best knows the regulations for that area might be an inspector who is in the office only a little while in the early morning. Here locally, the person who answers the phone frankly knows only how to answer the phone. When I go in that office, I look deep in her eyes and there is no one at home! If you were considering moving to my area, I would advise getting the ordinances and reading them yourself. For a property here to remain grandfathered for mobile homes, the SELLER must submit within 24 hours of the deed transfer, in writing, a letter notifying the Planning Director of the sale and the BUYER must, within that same 24 hours, register that property for mobile home use with the Planning Director. Obviously that means personal hand delivery. This is in addition to the normal recording of the property deed. Even the best local real estate attorney did not know of this regulation until I told him. He told me this would be easy to defeat in court- but he did not say it would be low cost. And the local "Commissars" are counting on that to forestall any challenges. They also have some regulations on mobile homes that permit "unbridled/unfettered discretion" on the part of the enforcement officer. Many court precedents have ruled such to be unconstitutional, but it costs a lot to mount a challenge. Here, I do not trust the Planning Director to be forthright about these ordinances. I asked him if a public housing unit would be built to house the folks forced out of mobile homes (that they paid for)- he just had a blank stare. I am not an attorney, but I review the work of my attorney carefully.

Good info. I called the county who told me to call the township who told me that anything with wheels, i.e. a manufactured home, a trailer, a SW or DW was strictly verboten.
After some of the stuff I've read here though maybe it wasn't much of a thought to begin with. Don't know what to do.....Yurt? :)

I would put a very large amount of money on it that your unidentified tree is a juniper of some sort. I really cannot differentiate between the junipers well. I have 2 junipers and it does look alot like my "Juniperus chinensis 'Parsonii'", I can definitely tell you it is not a "Juniperus chinensis 'Blue Vase'". Both of these are Chinese Junipers that have been selected to look different. Kind of like a black dog compared to a white one of the same species. I have been searching for a site that can help me differentiate the different junipers. I have not found one yet. If you come across a site like this, send me an email (its in my profile). Here are links to look at the two types of Chinese juniper I mentioned above. (photo less than a month) and (photo is about 8 months) As for your lighting. You can find a 18" florescent light fixture that will hold one or two bulbs, its your choice there. Then go to the pet store and get a bulb for aquarium plants. These bulbs throw out huge amounts of the spectrum and are very bright. You could even buy the hood (light fixture) for the aquarium there. It would be more expensive at the petstore ($40) compared to a Lowes/HomeDepot store ($25) for the light fixture. The bulb should run you around $25. I just searched Lowes and found a single 18" fixture for $15. Then at the petstore the bulb is $25. If the fixture comes with bulbs, I would replace them with grow lights, and hold on to them for backups. I would go with a double bulb fixture if you are trying to stay under $100. They are cheap enough. Good luck, hope this helps.

When pinching plants to maximize foliage density and/or promote lots of branches, it's a pretty safe bet that if you allow the branches or vines to extend to 4 or more leaves before cutting the branch back to 2 leaves, there is little chance of die-back. New branches should grow from both remaining leaf axils, doubling the number of branches with each pinching operation. You need to be careful with rooting hormone. There are several synthetic forms of auxin (rooting hormones are synthetic forms of this hormone/growth regulator) that act as defoliants if used excessively. The infamous agent orange defoliant used during the Viet Nam war was simply synthetic auxin. The broad leaf herbicides like Weed-b-gone are also man-made forms of auxin. A 30 second dip in a 10% solution of unscented household bleach or a 10% solution of 3% hydrogen peroxide, or a dusting with powdered sulfur would have been an excellent way to combat the fungaluglies that cause root rot. Alright I guess I will be using the "Baggie Method" for germination. I also decided to pick up Perlite at the local Lowes store soon so that the seeds can firmly be planted into a growing medium once they sprout since rockwool isnt that compact. Everything I ordered has arrived and I am ready to start once my teacher accepts my proposal which should be tomorrow. I will likely begin the seed germination tomorrow and then build the apparatus today or soon. If I start seed germination tomorrow, hopefully they will sprout by wednesday. Then I can plant the sprouts into perlite and then they can just have their quick growth. I got the deep water culture ready with the nutrient solution and aeration is perfect. Then I will run strips of felt into the nutrient solution so rockwool and perlite stay moist. I will plant the sprouts into perlite and then nutrient water the netted pots so they are not dry at all. Then set it under light. I will check it daily for its water, pH, and "nutrient water" the netted pots every day to make sure they are happy with wet growing medium. ^^ thats the plan...anything wrong? Bus_Driver~ That is what was concerning me too, b/c I'm sure the floor can hold 600 lbs., but it is very concentrated & I was also thinking about any small vibration from either machine... I don't want my new w/d to fall through the floor... LOL. Thanks for your suggestion. My dad had suggested this too, I was just curious if there was a better way, but this is probably what we'll do. Coolvt~ Thank you also for your suggestion. I believe the weight is figured w/ the original weight of the w/d plus the washer full of water/wet laundry & the dryer full. As I said before, my dad also suggested the plywood... He said something about "marine" plywood that would withstand any leaks if, heaven forbid, we ever had one. So, I think that's what we'll do. But, the room is only about 5'x10', and the w/d will set w/ backs to the 5' wall, so, I think we'll just cover the whole width w/ plywood, we'll just cut it so it doesn't stick out too much in front of the w/d. Also, the spacing requirements for stacking them are w/d=76" + 6" above, so as long as the ceilings are 7 ft. tall, we're fine. Surely they're at least 7 ft. tall, wouldn't you think? I'm in mid-state NY. The 5 counties that surround me all have the same restriction. NO MOBILE HOMES CAN BE PLACED OUTSIDE OF A DESIGNATED "TRAILER PARK". THat law started in 1996. There are currently mobile homes which are on their own land. When sold, the new owner MUST remove the MH and build a perminent house. The reason for this idea is simple. MH with axles come under the heading of motor vehicle laws. and the can not be taxed as a house. however you can bring in a SW or DW and if you remove the axles and bolt it to a perminent foundation it is allowed.
