Mobile home floor question...

Hi. I'm new to this forum, but have dropped in on some of the others. Anyway, my fiance & I will soon be moving into a 14x80 mobile home and I have a predicament... I bought a new washer & dryer set to go directly into the MH, it is being stored @ the store, so I have thoroughly read the manuals. Anyway, these are the stackable w/d's and I want to stack them, but the book says to make sure your floor can support 600 lbs. This sounds like a lot to me, but maybe it's not... So, will a mobile home floor support this? The w/d will be on an outter wall, so I was hoping that the steal beam that everything sits on would help support the weight, but I'm not sure. OK, say we should re-enforce (sp) the floor, how should we do it? We will be installing the skirting ourselves, so could we do it from underneath before putting up the skirting? Any advice would be greatly appreciated.

I think you are wise to give thought to this matter. The overall weight of the units does not concern me as much as does the concentration of weight on a small area of the floor decking panels. If height is not a problem, I suggest that a piece of 3/4" plywood large enough for the feet of the unit(s) be loose-laid on the mobile home floor. The plywood will spread the weight of the units over a larger area and the mobile home decking will not break through under the units.

First, they must be figuring the pair with the washer filled with water. I doubt that the two when empty weigh more than 300 lbs. Even when the washer is full, I doubt the pair will go over 400 lbs. This load will be spread over about 4-5 square feet. As busdriver suggests a piece of plywood might be a good idea. Most of the floors of mobiles are particle board. If you ever had a small leak and didn't notice it, the feet on the washer would probably poke right through the floor. Sometimes Home Depot has a bin of plywood pieces so you dont' have to buy a full 4'x8' sheet.

Remove 5/32 by pass plug for one pipe system and install pipe plug in return line. I would also remove and check the screen under the pump cover just to be safe. With a two pipe system the pump could be pulling about 4 times more oil then with a single pipe.

Plywood isn't always plywood, per se. Sub-flooring, often referred to industry-wide as plywood doesn't always meet the specifications of an actual plywood. When you special ordered for plywood floors and roof decking, you may still have gotten two different products. The most common sub-floor material (when you specify plywood) is AdvanTech. Many newer subfloor materials, such as AdvanTech, are laminated, and would have to be sanded before staining. Also, most subflooring, roof decking, and exterior sheating will have a manufacturer's grade that may be stamped on both sides, as they are an underlayment, and not intended to be a "finished product" or "finishable product". Subfloor is usually installed with the manufacturer's grade stamp UP, which means it's probably going to be revealed when you remove the floor covering (vinyl or carpet). When removing the old vinyl flooring, remember that you're going to end up with dried glue that will have to be removed (usually by sanding). Whether you sand completely, or just enough to remove the old glue, you'll not likely achieve a suitable surface for staining and poly. It would be best to clean the subfloor as well as possible, then install a 1/4" plywood over it, in order to level the surface, and give you a stainable wood. In doing this, remember also that there will be a noticeable difference in the level between the old floor and existing floors. You'll have to utilize a gradual transition threshold strip, or you'll be catching a toe now and again. Another option is to use a 'self-leveling' concrete which is about 1/8" thick, but then again, you can't stain that. Frankly, by the time you spend the time and money trying to achieve a temporary stained look, you may have invested enough to simply remodel the floors to begin with.

There should be a Data plate that the Manufacture puts in the home when it is built. It could be in a closet or behind a cabinet door. It is a little smaller then letter size paper and glued up. You have to have a Data plate in the home when it is installed on the property for the county to see in FL. It will tell you wind zones and who built the home. A lot of people think you do not have to have this so they take it down or they have replaced the cabinets so it is no longer there. If this is the case the serial number of the home should be on the frame, hitch end. You could remove skirting and look there if possible. If the home is in Florida you can call the DMV and give them the serial number of the home and they can tell you about the title, if there is a lien holder, etc. Also sometimes the title company, when you purchase a home on land, retires the title. You can find out if this happened by looking at the deed the home is placed on and it will say together with 19 XX mobile home. If that is the case you would have to un retire the title. I don't know how long you have to get this sort of complaint fixed. Usually there is a time limit for them to come back and take care of set up problems. Have you been complaining all along and do you have documentation to that effect? If so, I would make them honor those terms. Now, as to the problem if it's too late to get them to fix it. I'm guessing what they would do is pull up the carpet in that area and take a belt sander to the high side of the plywood subfloor to level it off and relay the carpet. This might be something you could do or you could pull the carpet up, do the sanding and call a carpet layer in to re-install the carpet.

Bus_Driver~ That is what was concerning me too, b/c I'm sure the floor can hold 600 lbs., but it is very concentrated & I was also thinking about any small vibration from either machine... I don't want my new w/d to fall through the floor... LOL. Thanks for your suggestion. My dad had suggested this too, I was just curious if there was a better way, but this is probably what we'll do.

Coolvt~ Thank you also for your suggestion. I believe the weight is figured w/ the original weight of the w/d plus the washer full of water/wet laundry & the dryer full. As I said before, my dad also suggested the plywood... He said something about "marine" plywood that would withstand any leaks if, heaven forbid, we ever had one. So, I think that's what we'll do. But, the room is only about 5'x10', and the w/d will set w/ backs to the 5' wall, so, I think we'll just cover the whole width w/ plywood, we'll just cut it so it doesn't stick out too much in front of the w/d. Also, the spacing requirements for stacking them are w/d=76" + 6" above, so as long as the ceilings are 7 ft. tall, we're fine. Surely they're at least 7 ft. tall, wouldn't you think?
