I tried googling to find out about the process of mobile home insurance claims, and found nothing.

I recently filed a claim because I had a water line explode, and couldn't find anything to tell me what to expect out of the process of claims, how they work, or anything. So I thought I would update here so that there is a record, and first time claimants can have an idea of what to expect. I have a policy with Assurant specialty property insurance.

My line burst sunday night. I called insurance company on monday morning, when I discovered the standing water.

By thursday I received a call from insurance adjuster. Visit to inspect damage on the following monday. I still have no idea exactly what will be covered or not, as I am new to the process. I was told something about 2 checks, one for damage, and one for repairs. I do have a replacement value policy, so they will pay to replace damaged property, not just for current value.

It's now been 4 days since the adjuster was here, and I have heard nothing yet. The damage severely affected 2 rooms of my house, and the floor is changing daily as it dries out. At first it had buckled upwards, and now is creating interesting dips, so it's a challenge to walk through the kitchen without tripping.

I will update this post as we go through the claims process, as a reference to the process, and so people can compare Assurants claims service with other companies.

update.

March 23rd, 2 weeks exactly after my dishwasher exploded, I received an estimate in the mail. I am quite plased at how little depreciation there was.
The letter says that a check has been mailed, for the actual value of my loss. The amount of the check is value, minus my deductible.

I am thrilled that the adjuster counted *everything*, so I don't have to skimp. Each item is broken down, line by line, and they have accounted for painting my walls that have water damage, and even replacing the insulation in the floors, which I was afraid wouldn't be covered. What I do think is silly, is that the cabinets are being replaced, but not the uppers. My home is a 1978, so the cabinets are old. No chance of matching them, so I'm supposed to have old cabinets on the top, and new on the bottom? A bit silly.

We are thinking of replacing the floors ourselves, and are really happy to see that the first check will be enough to cover the materials. It's only $450 or so in depreciation for the floors and cabinets. Not too bad, considering.

I still don't understand how I would go about getting the 2nd check for replacement. Do I call and ask?
Send them pictures or the completed repair? Have the adjuster come back out and look again?

March 24th, I received the check for the "loss" portion. I was quite pleased to see that labor charges were included, and there was a rather high value on my 30 year old cabinets.

We have chosen to repair the damage ourselves. I contacted insurance adjuster about repair. He said that when the work was completed, he would come out and take pictures, and then they would mail us a check for the difference.

I have purchased the parts for our repair, and am quite pleased to discover that we had enough money to completely repair the damage, replace the 2 upper cabinets which were not part of the estimate, and we will be adding a breakfast bar, adding 4 more cabinets as the base, and still have several hundred dollars left over.

So, for anyone wondering how the claims process works, there you go!

Hoo boy...what an off-topic clusterfreak this thread has become! Might as well add to it... I have to disagree with the US as the be-all, end-all of origin and influence. At least that was not the case when I lived in Singapore and Indonesia. For example, US diesel vehicles do not meet emissions requirements for Singapore. Toyota, Isusu, and Mitsubishi dominate the market there. Just like many European countries, all three use particulate traps for thier diesel engines. You will not see a smoking diesel auto, truck, or bus in Singapore. Some US autos can't be sold in S'pore because of the brakelights and turn signals. They require that rear turn signals use a completely seperate bulb from the brake lights. in addition, rear turn signals must be amber. This is a safety protocol inherited from Europe. US banks also have trouble in the Singapore market. The Lion City has adopted EU guidelines for customer privacy that US firms simply could not stomach. Such laws cut down junk mail and reduce the chance of identity theft. Then there is the mobile phone market. US-based standards such as CDMA are virtually unheard of in Asia. The European GSM standard rules, and for good reason. GSM requires the least battery power to produce a usable signal. There is US influence in Asia, to be sure. However, it is not the prime-mover some people would believe. And to our friends from the Great White North... My furnace install has a few components from Canada. The 13ga, 275 gallon Crown oil tank (no relation whatsoever to Crown Boiler Company) I picked up from the Big Orange Box was made in New Brunswick. The 24ga black T's and black solid 90Â° elbow for the flue I bought at a local hardware store were made in Canada. A flue cover plate, as well as some of the assorted hardware I needed, was also Canadian made. Lot's of things come from, or are influenced by, the American market. We have State Farm, and I recently questioned them about what will happen when our home gets older, 10 years old, to be precise. I was told that they will only insure it after it is 10 years old if the home meets very specific requirements, including a new furnace, hot water heater, roof, etc. For those who have had these things done, and can prove it, it may help in getting insurance. For those getting these things done, it would be wise to retain proof the work was done.

The days of seeing gains like those in the above posts where an $80,000 purchase sells for many times that years later are over for at least 10 years. Don't expect any major real estate boom any time soon; real estate is going to return to what it's supposed to be for, a place to live and call home, rather then a slot machine that pays out. With that said, I got a super deal on a manufactured home built in 2003 with new 2 car detached garage on a .65 acre lot for under $40k. The modular homes in a new subdivision being built start around $100k and that's with no garage included and they are still selling! They don't look that much different, they have the same or less square footage, yet they are selling for more then double the price. I guess it depends on what you need. Do you need a basement? The manufactured homes around here will qualify for a traditional mortgage as long as they are anchored on a frost free foundation. Surrender the title and they become real property, treated as such. Why pay more for less in an environment where real estate is going to go down adjusted for inflation going forward? If you can find a good deal, go for it. A house is a place to live, a place to call home, that's the important thing.. not bling bling, unless that's your style.

A person who owns a home can file a claim to the insurance company that they pay a premium to-THEY pay the premium and in most cases it is up to them as to whether they use that money for repairs or otherwise. If they have a mortgage, usually the check is made out to the homeowner and the mortgage company-and because the mortgage company is part owner, they want the damages fixed and will normally inspect the project to assure that something they are vested in is repaired. It's the same with owning a car-if you own your car and get a dent, insurance will pay you but if you don't have it financed, you can choose to fix it or not with the check. The down side to that is-if you do not have it fixed or the home repaired with the money, the insurance company can refuse to renew your insurance when the time rolls around.

You had a question about your cabinets and matching the upper and lowers. Most ( I cant say all) insurance companies only owe for what is actually damaged. SO hence the uppers were not included for the cost of replacement. There are a few states that do require a "reasonable repair" which would mean that line of sight would come into play meaning they would owe for uppers as well.But there are only few states that require that.HTH

We have been waiting forever and keep getting PUT OFF...noone returns our calls or e-mails.....Our next door neighbor (his policy) almost burnt our house to the ground. Our next step is a lawyer....don't waste your money on this company...and I do mean waste.......

I‘m happy this person was compensated. But that was 15 years ago i also have Assurant Insurance with a hot water pipe burst in my laundry room wall and effected the common wall with the living room My first mistake was to have a water mediation company tear out all the wet and damaged materials which included drywall, insulation, flooring and worse…the fireplace His charge was $10,000. The insurance said there was a cap at $5,000. I should have taken my chances with possible mold.

I called out a fireplace company that specialized in fireplaces. Turns out my pre-fab metal fireplace was damaged in the tear out, is discontinued, and you cant get parts any more. The cost to replace just the fireplace is $15,000. i was given $10,000 to repair ALL the damage. So, my current out-of-pocket cost is already $10,000 just for the tear out and fireplace replacement. They told me the fireplace isn‘t covered due to ”wear and tear” appliance like a dishwasher!! I still have to bear the cost of the drywall repair, paint, insulation, and flooring in my laundry room, living room and hallway. Oh, and dont get me started on the time it took for a call from the Claims Examiner; it was a month.
