Someone might get hit with the door if they're sitting at the island on that side. Of course, if you move seating to the other side, they might get run into by people using the fridge...
Do you need your sink centered in that window? What if you took the B16 out, stuck another corner cabinet in (I'm thinking more of a blind cabinet with the pullouts), then bump the sink base over to that, slide the dishwasher over toward the stove (where it looks like it will be closer to where the dishes are going to be put away)

Have you got another picture with wall dimensions? I could probably render you something.

Could you change the mudroom door to paired doors or does it need to be a solid door?

12" overhang is ok for a quick snack, 15" is better and 18" even better for longer meals. It is recommended that each person have 24" wide so you are a bit tight width wise too.

I would shallow that "furniture" piece and make the island seating deeper.

I think fridge drawers in a kitchen this small is overkill. I would consider putting the MW over there.

I would do a blind corner pullout to the left of the range, I am not sure how that corner is being accessed, there only a few inches exposed.

If you slid the DW to the corner(or closer anyway), slid the sink down and used a 36" range, you could make that corner more accessible without a blind corner. I don't want to tell you how to cook but a 36" Wolf should be sufficient in a house this size and for a regular-sized family. My partner does catering-level amounts of production on a 30" range.

Thank you all so much for your thoughts. I think some of your questions might be due to my inadequate drafting skills and so apologize if some of this was confusing. room interior walls are 180 1/8" on North wall, 168 7/8" south wall (south door is 39 7/8), 172 5/8" for West and east walls. West doorway is 37 5/8" and east doorway is 41 1/2". The only things that are "unmovable" are doorways and the east wall in the south corner has a radiator and a chimney that can't be moved.

cabinfo - I agree that someone in the east could get whacked by a door but maybe the split doors is an elegant solution to that. I thought about having the door swing into the mudroom but that's the major entrance we use into the house with groceries and such so I think I want the ability to swing from the mudroom into the kitchen.

I'm definitely not wed to the sink spot - there's nothing to look at out that window (it's got old wavy glass so it's hard to even see out of it) and the dishwasher is to the left of the sink now and it's one of the few existing set-ups that works just fine (the fridge is in a corner alcove so that you can't open the door all the way and the range poorly ventilated on an interior wall with no counter space on one side hence the need to renovate). Where would you suggest putting the trash (right now it's between range and sink)?

palimpsest: We actually have quite a few paired doors in the house so would be a nice way to echo the architecture throughout the house. When i get to finishes I definitely want to be true to the character of the house so I love this idea.

As far as fridge space goes, we feed our four (large) dogs a raw food diet so space with just the two of us is already pretty tight. We don't have enough room in the garage to have a spare fridge there. But we had thought about putting the mw drawer there instead - i'm not sure which placement (next to the fridge or in the island) is more functional.

I appreciate your view that I may be aiming for too big a stove here - i'm probably trying to get too much with the island and the big stove in a kitchen that is such a major thoroughfare. I like the 48" range mostly for the 2nd, smaller oven (and the grill for Chicago winters but we could get that with the 36"). My poor drawing skills are most evident here - the plan is for a 33" x 33" blind to the left of the range.

Furniture piece is only 15" deep on the side parts (with lower cabinet doors) and 21" deep in the center part (with lower cabinet drawers). We could make it 15" all the way so it's one depth, which would give us the ability to get to 18" on the overhang and still maintain ~49" walkway (that's probably the major traffic pattern in the room). I'm more concerned about it being comfortable to sit there for lengthier periods than cramming more people into it, so maybe just do 18" for 3 people max (maybe make the east side shelves for cookbooks).

I should also note that the dining room is rather sizable and so we're planning on a large buffet and 2 side pieces in there so platters, china, wine glasses and other non-everyday dishes will likely be stored in there.

If you move the microwave to the island you have lost the need for a rigidly fixed dimension there.

If you are in Subzero Miele territory anyway, you could probably jump up to a 48" single fridge then in that location. I don't love side by sides but once you get to 48" the freezer is finally wide enough. You could even do columns of up to 48- 54" total it appears, and with the single 48 fridge you may not be at the price of your 36"-42" (can't tell) + drawers.

You would be saving $$ with a smaller range too. I know drawers are great for mise en place etc, but they are sometimes...cantankerous and you don't get a huge amount of storage for the money.

palimpsest - what a great idea - i love it! You don't get quite as much refrigerator space but close and we actually could use more freezer space too (raw food for 4 dogs is like getting an omaha steak gift every week!). Plus it would make the door clearance for the fridge smaller as well. Would it make sense to shift the island to the west at all? My gut says keep the 42" walk way anyway.

I would not move the island any closer. I would want 42" on the "working" side of the kitchen anyway. If you switch to paired doors to the mudroom you will alleviate some of the interference on the other side.

Also if you switch to paired doors you may have clearance to change the swing Into the mudroom. I switched out an awkward outswinging basement doors to paired, and while we were still in the design phase realized by doing this we could Also swing them Into the basement stairwell and avoid the slanted ceiling. It was a much better solution than a single outswing, and an improvement over a double outswing.They could be left open without being in the way in the main space.

You might also consider pocket doors for the Mudroom entrance. A pair of them would echo the "paired doors" in the rest of the house and eliminate the need to accommodate any door swing.

I agree with the others about considering a 36" range, I think a 48" is really too big for a kitchen this size.

Is that small wall segment south of the refrigerator removable? If it is, I would remove it, move the refrigerator down to the door trim (or close to the end) on the southwest wall, and go with a larger refrigerator (or refrigerator/freezer pair), I think you will have more room overall.

I would leave the DW on the right. Personally, I don't like prepping & cooking over a DW, especially if it's running or being used (loaded/unloaded/"let me just put this in/take this out"). You may not have an issue now, but when your family grows, there's a good chance things will change...including DW usage. So, plan for multiple people in the kitchen doing multiple tasks...a couple prepping, someone cooking, & someone cleaning up...all at the same time.

For the sink wall, I would consider replacing the 16" cabinet with a 9" pullout and put the remaining 7" into the 22" cabinet to increase the workspace b/w the DW and sink.

I would then take 3" of the 12" you saved w/the 36" range and put it into the corner cabinet. Take the other 9" and put that with the 22" + 7" to give you 22" + 7" + 9" = 38" total b/w the range and sink...a respectable prep space. Note that most likely this will be your primary Prep Zone b/c (1) it's next to a water source (important when prepping), (2) next to the range, and (3) between the range and water source. Secondary/tertiary Prep Zones will be on the counter b/w the refrigerator & range and on the island. But, since neither are next to a water source, it's very doubtful they will be your primary Prep Zone...regardless of what you "plan". (If there were a sink in the island it might become your primary Prep Zone, but I don't think it's necessary.)

Island...I agree w/Palimpsest that you should increase the overhang to at least 15", preferably 18", and reduce the 21" deep cabinet to no more than 18". I would also keep the island all one level. (I can't tell for certain that it is from the layout, so I thought I'd mention it.)

Window...since it's in an historic district, I'm assuming you cannot change the windows...is that correct? If not, would you consider making the window a little bit smaller to give the range hood some "breathing space" b/w it and the window?

Other dimensions... It looks like the window is 78" wide and starts approx 18" from the east wall.
It looks like the Mudroom doorway starts approx 48" from the north wall.
The DR doorway looks like it starts approx 9" from the east wall.
The larger Foyer doorway looks like it starts 6" from the south wall and is 48" wide. It then narrows down to the 37-5/8" you mention...18" from the west wall with a 15" deep wall.

Are these correct?

(Just a tip: When you post a layout, it's best to label all the dimensions on the layout...width of each window and doorway as well as the length of each wall segment. When there's an obstruction that cannot be moved, like the chimney and radiator, it should also be marked w/dimensions of it as well as the wall segments, etc. around it. This is explained in the "Layout Help" from the "Read Me" thread. I've linked to the entire thread, not just the "Layout Help" b/c there's so much helpful information in it.)

Oh, I meant to mention...if you plan to use a grill, then adequate venting is an absolute must! Your range hood should be at least 6" wider than the range, at least 24" deep (preferably 27"), and should have serious cfms.

Thank you all so much - I've been working with this software and think I've gotten it closer to a real representation + added the dimensions. I've also added in the mudroom and some pictures to help make it clearer how the flow works. I moved the dw to the far right to maximize the space b/w sink and range (left the 48" in there for now b/c it's my dream and I'm going to need some time to abandon it). I also changed the overhang on the island to 16" which is what we have now and works. And I changed the swing of the door into the mudroom - pocket doors would be great but I fear what's going on in the walls between the kitchen and mudroom too much to count on it.
Thoughts? Is it ok to have the dishwasher against the wall like that or do I need to put something small in between? Unfortunately you're correct in that the windows are as-is. Also that's not so much a "wall" down by the fridge as much as a staggered entrance into the servants staircase and then on the main foyer - pics below as well. Full caveat that I've done nothing to the po's decor... purple would not be my first choice when we renovate.

I'm inspired by todds thread - as an alternative I could do an all fridge in the kitchen and a freezer over by the pantry in the mudroom. I think I need a landing there and would need to move the "broom closet" from this mudroom to another area of the house (a small mudroom off the dining room that goes to the patio outside) but I think it might work. Is that awkward?

Sorry for the multiple postings but DH created a eureka moment... fundamentally, the problem is the kitchen is too small for what we want it to be. it was built in a time when the kitchen was separate form the rest of the household (hence the servants stairs) and so it just doesn't "fit". We debated again taking out the servants stairs (only gain 42" of space and none of it is along that north wall run where we really want more space and 3 contractors have told us it's a major pia). Then thought - do we really need a mudroom? The kitchen is on the back of the house and it is a busy street, so we like the "air lock" quality of a mudroom but it seems like we could have a much more functional space if we just integrated everything. Revised plan has us taking out the radiator (so we'll have added expense of putting in floor radiators but basement below is open so I don't think it will be too terrible). Thoughts on the below layout? I like that the pantry and freezer are still "in the kitchen" and we've eliminated the tightness from coming from the mudroom. I thought it would make sense to have a landing next the freezer pantry for when you're over on that end. The tightest spot is between the corner of the island and the freezer - I think it's ~33". Is my kitchen still too small for my coveted 48" range? Thanks so much for all the comments - it really has helped me think more critically about the tradeoffs I need to make.

You could get a Runtal radiator that is quite thin to replace the thicker one.

I like the openness better, but I do like having an airlock in cold weather. I know a number of people who removed their tiny 3x4 vestibules (which were very awkward) but did regret the loss of the function of it. I wonder if you could make a really small and/or partial one: a windowed partition right to the left of the back outside door, and a folding double door that could be folded against the wall where is says "Bench" most of the year but closed in the coldest part of winter.

If you want a MW drawer, you don't have the cabinet drawn big enough: they are 27"-30" :-( The range is up to you. It fits in the new plan (barely---concerned if the house isn't square on that one---the window is SO close) but it still seems...excessive.

OR I just thought of something else. Keep the mudroom but cut a hole in the wall and have the freezer face INto the kitchen. You'd essentially have close set down nearby on the corner of the island.

Obviously its more than cutting a hole, but you know what I mean.

I just found some MW drawers that are 24" --but you have a 22" cabinet drawn.

Does your trash need to be 22? Most semi custom ones are 15" one can, 18" two can, 21/24--multiples of three. Even if you are going full custom there probably isn't a reason to make it wider than in needs to be in this space. Even with full custom you will need to leave some dead space in the corners because of lack of "square"

My kitchen wall was out of square 5 inches. Over 11'. You could See the out of squareness.

I appreciate your kindness to describe my 48" range mission here as only excessive - you should have seen it when I was trying to cram a wine fridge in there too lol! It's not so much the cooktop I want (36" range would be more than adequate), it's that second oven I really covet.

I misdrew - we had been looking at 24" MW drawers. I don't have a strong view about putting it into the island or in a drawer next the fridge but since the dishwasher is going to be in the NE corner, maybe makes sense to make the island be all pot / dish storage and move MW drawer next the fridge.

DH and I have been discussing the mudroom as he's in love with the idea of opening it up (so much so that I'm now having to convince him that the freezer fits there). Our "airlock" issue was more about having a block to dogs running outside when we come in. But we have a routine where only 1 dog is loose in the house when we are out and he's not a bolter so I think it'll be ok. We could also just put a baby gate at the top of those 2 stairs as well. We think we'll be fine on the coldness issue - our house is VERY warm as the walls are extra thick even for the period and the attached garage is heated (we use the garage entrance almost exclusively in the winter). Moving to Chicago from LA we were a bit obsessive about that! Plus the boiler is actually directly below the kitchen space (the unmovable chimney is the exhaust for the boiler) and so most of the pipes are directly under the floor so it's almost like having radiant heat in the room which is why we've been able to get away with just 1 radiator in the space.

I just played with it a bit and I think I like just taking the mudroom out rather than building the freezer into the wall - I'd still have the tightness with the island and mudroom door and opening a door into the mudroom to get to the pantry. But maybe just turn the freezer so that the door opens into the kitchen proper and abandon the extra little cabinet over there so you can use the island as the landing. I wasn't planning on paneling any appliances but I think that one I would and build into a cabinet with some moldings that echo the moldings in the rest of the house. Maybe build in some cubby holes with baskets behind that for storage of gloves / mittens other misc items or do something fun with the side panel like a blackboard.

I don't have any preference for trash size - that was just the size the KD had drawn into our original plans - 18" is fine. I just went to measure again and I think it's pretty close to square in the NW corner to the window and we have a lot of flexibility on the east end since we're just putting a railing there and limited / no uppers. But left some dead space in the drawing just in case.

What about the west wall and the island- would you do all drawers in the lower cabinets or is there anywhere that cabinet doors makes more sense?
