First, are they being unfair? IMO, no. There's a big liability issue there. If you simply hooked up without permission, I would simply shut off the water to the faucets, which they may have already done. Have you checked? You need to work it out with them. Is there a lower floor/basement room accessible to you to place your w/d? That could be a compromise. You don't really need to have it in your bathroom, do you? I doubt that money is no object. If that were so, you'd simply buy the building from them. I doubt you want to do that. I'd approch them. I certainly wouldn't accuse them of being unfair or anything and I'd explain that you understand the liability issues so they see you're sincere. Be sure you've educated yourself on the issues and options. Explain the importance of the appliances to you and that you'd do whatever you can to make them comfortable. Bring info on the various flood control items you're willing to go for and they can look it over. Get some info from your insurance agent that explains the coverage and that it'll cover and explain that you'll escrow with them the premium if they want to ensure that it's paid. You'll also assure them that if there's issues of vibration you'll replace them with machines that will satisfy them, etc. That might sway them. At least you can try to find out more on why you can't have it. I think it'd be a big mistake to install without permission or be confrontational or whine about it. I don't think it'd work to your advantage. If you truly like the place and get them angry, you'll be out after your lease is up. After all, it sounds like they made a very substantial investment and I can easily understand their not wanting to take chances of damage, when you consider the amount of fires caused by dryers, the water damage, possible structural damage, etc. I know I'd be very careful if I were in their position. I guess the other option is to ask them to let you out of your lease and go elsewhere, if it means that much to you. Perhaps they would be amenable to that as a last resort.

We got the pedestals for our FL. Floor is not on concrete; it is on a regular wood joist floor over the garage. The FL doesn't vibrate much, except when I have a large load and the weight distribution isn't perfect on the final spin. After a minute it "planes out" when it reaches max spin speed, and vibration ceases. The washer sits next to an outside wall. The foundation is the downstairs garage wall, and laundry room floor joist sits on the foundation. The appliance store sales guy told me if I jump up and down on the floor and felt a 'trampoline' effect, we would vibration problems. Because our washer sits next to an outside wall and the foundation goes right up to the laundry room floor, it's not much of a problem. If your laundry area is over a load-bearing wall, you might not have much trouble. Newer home construction seems to have wall and floor joists farther apart (cheaper to build). I can't help but wonder if some of the FL vibration issues are because of that. Our son and his wife are renting a condo that has a FL washer/dryer and no pedestals, on the first floor, outside wall right behind them. Very similar to my situation. I'm not sure what is under the floor (joists or concrete), but one night we were over there when a very large (gallon) jug of liquid detergent was vibrated right off the top of their washer, hit the floor and leaked all over the flooring. No pedestal. It is probably impossible to predict without knowing how the home was constructed, space between floor joists, etc. Perhaps your appliance dealer is willing to take the pedestals back if the vibration is too much?

I wanted to let you know what I have found with my upstairs front loader over the past several years. I had major issues with vibration too from my 3 year old Kenmore front loader (dishes would fall off my shelves on the first floor). It died 3 weeks out of the extended warranty (isn't that always the case?). I had my husband bring my older model Kenmore front loader from our rental property. It was an older model one and it was really heavy (I would guess 400 pounds). The repairman told me the older ones actually had a rim of cement in them for added weight to dampen the vibrations. Ironically, the old heavy machine doesn't vibrate at all. The extra weight more than dampens the spin cycle vibrations and we don't have any more issues. I would choose the heaviest one I can find next time I buy one. Maybe you can trying weighting it down with a few hundred pounds to see if it improves??? My washer just sits on hardwood. I only do laundry when I am home so I don't worry about a leak. Maybe the key to fixing your machines may be to add weight to it.

SQ Home "soft mount" front loaders should never be confused with SQ hard mount commercial laundry equipment. They are two completely different equipment types with different mounting requirements. The new SQ home soft-mount has twin liquid balance rings with balancing weights moving around in those liquid rings. When the weights move around in the rings, they counteract some of the out of balance load that may be in your clothes load before those forces then pass through the shock absorbers, and ultimately to your floor. The result is the energy that would normally be produced as a load into the floor is internally offset, resulting in lower loads applied to the floor and overall smoother vibration. Remember, a soft-mount washer has shock absorbers, that when properly tuned, absorb about 85-90% of the load that would normally otherwise be transferred into the floor. So, to illustrate what ends up hitting your floor, let's assume that the SQ soft-mount FLW had 20 lbs of clothes in it, had a 20% off-balance, ran at 400G, and that the shocks could counter 90% of the vibration. And with no knowledge of what the SQ liquid rings can counteract, let's guess half of the off balance, or 10% and that machine capacity. Doing the math, 20 lb x 0.10 x 400 G = 800 lb before shocks; 80 lbs after shocks would actually hit your floor. Since the machine probably weighs 250 lbs, the oscillating load into the floor is not enough to lift the feet to move around in your laundry room. A SQ hard mount on the other hand has no internal suspension and therefore any produced out of balance loads are directed through a heavy gauge frame into the concrete floor it is bolted to. How big are these forces? Let's say you had a 20 lb model with that same 20% off balance load in the wash. The SQ hard mount units are rated to spin out to 200G extract force, the math (20 lb x 0.2 x 200 G) would say 800 lbs would be directed into the floor. Big difference between the two loads into the floor, and the SQ home soft mount spins out with twice the G force on top of that. Remember, the above examples are hypothetical to illustrate the differences between a hard mount and soft mount suspensions and the forces into the floor. The new SQ front load, with the combination of twin liquid balance rings and shock absorbers should give a good experience for the homeowner.
