Help with Living Room Furniture & Layout

My husband and I just moved in to a new apartment, and

discovered on move-in day that our main couch would

not fit through the doorway of our living room. We

improvised and had the movers put it elsewhere. We are

now left with the matching loveseat

as the only seating in our living room, and I am

unsure of what to buy to go with it. The living room

has a bit of a challenging layout as it is, and I

would love some advice on an efficient/attractive

layout.

I've attached a diagram with the approximate

dimensions and layout of the room, including the

architectural elements, major pieces of furniture and

where they are currently. They include:

1) very large antique sideboard that came with the

apartment and cannot be removed from the room. It is

about 8ft w x 1.6 ft d x 5 ft h (including attached

mirror). It is a light cherry color with a victorian

type of style - bun feet, carved scroll detail, glass

knobs etc.

2) light tan-colored ultrasuede loveseat. (It is the

Carlyle Lawson model of sofa from Carlyle Convertibles

- you can see a photo on their website if you like).

The dimensions are about 5 ft w x 3 ft d x 33 in h.

This was a somewhat expensive loveseat (and also

keeping in mind that I have a matching sofa bed) so I

want to be careful about what I buy to go with it.

Yet also I do not want to spend too much money on

something that would be very specific just to this

room, as it is only a rental apartment and we will

probably not live here for too long (though probably

at least a few years).

3) TV stand that is about 2 ft d x 3 ft w, with a flat

screen TV that is 51" wide (50" screen). The TV stand

is a light-cherry color.

The fireplace dividing the room in two presents a bit

of a challenge. My current tentative idea is to put

the loveseat in the bay window area, put the TV

between the bay window and the fireplace, and get some

combination of modular/sectional couch pieces that

coordinate with the loveseat and will be versatile

both in this living room and also if we were to move. Can't decide if I should splurge and get pieces from Carlyle that match the loveseat exactly, or get some thinga that are less expensive in a coordinating fabric.

However, this leaves the other half of

the living room sort of barren. That said, we are

about to have a baby, and we do not have a separate

playroom or family room, so it will likely be the case

that we will soon realize that we need half of the

living room for baby play space and to store toys,

etc. (I have not idea what kind of furniture to use

for that, that will blend in with everything else!)

And finally, once I figure out the best layout, I will

need one or two coordinating area rugs - again I am

struggling with the space being divided in two by the

fireplace, and how best to lay out rugs.
