Ok so my family is in the process of building a home and have received a quote and need your opinion on pricing.

BASE BID:

Installation of 3 Trane 94% Two-Stage Variable Speed Furnace

Installation of (1) 5 Ton Trane 13ACD Condenser

Installation of (1) 4 Ton Trane 13ACD Condensing Unit (upper level)

Installation of (1) 3 Ton Trane 13ACD Condensing Unit (basement)

Main Level - Split into (2) Zones

Upstairs unit is mounted upstairs and all ductwork must be insulated

Basement Duct is to be installed so that diffusers are at ceiling

Install 4 Program type t-stats, 3 Air Cleaners, 3 Flow-thru Humidifier, exhaust fan ducting, make-up air unit and venting

1. Those are Lennox model numbers, not Trane. They are also for R-22 systems, if that matters to you. Some people prefer the new refrigerant, R-410A, as R-22 is being 'phased out.' I personally like R-22 better as a refrigerant, but at this point I would go with R-410a systems.

2. Lots of tonnage. Many times new systems are oversized. If they are, you will pay for it in the long run with repairs and higher utility bills. Ensure they did a load calculation 'Manual J' to determine sizing. Don't accept any 'rule of thumb' sizing.

3. What is the Unico system for? Can you describe the type of system you are getting in more detail (i.e., conventional A/C and furnaces, separate duct systems for heating and cooling, etc.)?

4. I don't like the idea of zoning a single-stage 5-ton system unless done very carefully. That's a lot of airflow you're dealing with, and it has to be done correctly.

Just some ideas to get you started. I can advise further once I get some feedback.

You don't state how large the house or the State you live. Must be a mansion in a hot climate.

3 gas furnaces? How many btu total? How are the winters?

Plus in-floor heating for the master bedroom?

Wow.

Any fireplaces?

Did you have a heat gain/loss calc performed on the home?
My bet is "no".

Have you considered a geo-thermal system since you are looking at a rather large install price for a newly built home?

Nortiz are tankless water heaters. There are pros and cons for these systems.

Jt Some questions please. What is your location? What size home living area? What size furnace and eff are you replacing? What size AC are you replacing? I would like to know the exact mdl number evap coil for each quote. What thermostat is proposed for the Carrier quote? That is a big difference between the 96% eff Carrier furnace and the 80% eff Trane furnace-both 60 K input. That would be about 56 KBTUs output on the Carrier and about 48 KBTUs on the Trane. Not insignificant. I don't care for some shortcuts that homeowners make particularly on reusing linesets and using existing thermostats that shortchange a nice furnace's operational capability. crazy these are my minimum specs for a new HP system. both outside and inside units should be replaced to have a properly matched system. 15 SEER, 12.5+ EER, 9 HSPF best matching VS air handler full BTUs in both cooling and heating for your rated size R-410a refrigerant(same as Puron) scroll compressor preferred electronic demand defrost preferred thermostat with "dehumidify on demand" feature staged backup heat strips new and correctly sized refrigerant lineset you want a thorough inspection of your ductwork system. size, overall condition, supply and return lines, insulation qualities, leak test, etc. any hot/cold spot issues in your home should be addressed. I would only use authorized dealers for the various brands that provide quotes. see mfg websites. I would not have either the XL16i or AmStd counterpart Heritage 16. I would stick with the XL15i or XR15. I would also look at the AmStd Heritage 15. I am not a fan of two stg equipment because of added upfront cost and marginal improvement in comfort and operating cost. Look at the PerfectFit media cabinet over the CleanEffects. IMO Good Luck!

I am not sure if other work is being performed. Here is what the quote says: We are pleased to submit to you an estimate and specifications for the installation of a Carrier 59TN6 Infinity two stage variable speed gas furnace with a Carrier 25HCB6 Performance 16SEER two stage heat pump Hybrid system to be installed in your home. Recover refrigerant as required by law. Remove and junk existing gas furnace, air conditioner and thermostat. Furnish and install one #59TN6A100E21-22 Carrier high efficiency Infinity series two stage/variable speed furnace with one #KGANP5201VSP Natural to Propane conversion kit and one #25HBC648 Carrier Puron high efficiency Performance series two stage heat pump with one #CNPVP4821ATA Carrier tin plated cased evaporator coil. The furnace has a 96.0% AFUE efficiency rating and a 100,000 Btuh input capacity. The heat pump has a 47,500 Btuh nominal cooling capacity high stage and 39,000 in low and a 16.0 SEER rating. Both are good systems and reliable equipment. Personally I do favor and strongly recommend Trane equipment. Your bigger issues are finding the right installer and getting a load calc performed to determine sizing. I think 3.5 tons is definitely conservative for your climate but am more concerned about the quote for a 100k input furnace (Trane). Trane does in fact make an 80k furnace with a 4 ton blower that I am quite sure (confirmed by a load calc) would be more than enough to make your home comfortable all winter. Really no excuse to oversize furnaces for marginal efficiency gains that may or may not be realized taking into account the other losses/consequences of oversized equipment. The XB14 is a fine unit, very much like the XR15 with less sound deadening features and a different cabinet. If cost difference is not much more I would probably go with the XR to get the compressor sound blanket and slightly nicer cabinet. Would be more similar to the Lennox XP14 in terms of sound. But neither the XB14, XR15, or XP14 are loud units at all in my opinion. The IAQ is a great thermostat. Model number is YTH9421. Your contract lists an "8000 IAQ" -- this is ambiguous and misleading. I would want the IAQ set up for dehumidify on demand. By the way: new lineset or 4-5" filter included?

a couple of ideas assuming this post is not bogus.

I agree with comments made by Ryan and Gary.

what is your location?
what is electric and nat gas rate?
what is reason for unico system for new construction?

you need a load calc performed for both heating and cooling broken out for each area, that's alot of cooling and heating BTUs.

I would go with R-410a refrigerant, not R-22. Obviously this is an expensive home. Why install low end Lennox AC condenser? I would go with minimum Elite series XC14 model.

And if you do intend to zone main floor off one system, then you should consider var speed two stg furnace along with two stg outside condenser and zoning controls.

I would consider another quote like Carrier Infinity as well as geothermal.

without knowing more details, size of home, etc, I would not even comment on pricing.
