Have you looked at Allure flooring that Home Depot sells? We've been pretty happy with it, and believe me that our family of 8 is not all that gentle with it. It's quieter underfoot, wipes up easily (waterproof), installs VERY easily, it doesn't require the foam underlayment, there are no saws or icky laminate dust floating around during installation, and looks just like wood or tile, depending on your preference. It's also fairly inexpensive. Probably cheaper than the lam. your looking at, esp. if you include the foam underlayment in the lam. price. We had laminate in our last house, and the Allure for 2 years in the current house. For us, Allure wins. (I was disappointed with the laminate's chipping, swelling, echoing noise if someone dropped anything on it, boards moving with temperature fluctuations. . .) OK, I renamed the best pics of each of the three wood species I chose and took pics by my file cabinet by the window, by my credenza that is in back of my desk and by the front of my desk which is by the front windows. I also took pics of the room that is a little messy right now since I am working on a major project and do not have time to clean if I am working as well as obsessing about which wood floor for my office. I was going to wait until the end of the year to change the carpet but then when my air conditoner/heating/compressor unit died on me and caused a flood in the foyer area between the two rooms that are part of that big room, I had to decide what to replace the engineered warped and darkened oak wood with. Pieces of the veneer have come up and it is bumpy and was smelling a muscky smell until I had carpet cleaners deodorize it and steam it lightly to get rid of the musky smell. I either have to replace it with wood or maybe I should put tile there and wood floors in the rest of the office? The 80 pics are now about 23 or 24 pics labeled. Tomorrow I will reduce the number of pics and insert them into my picture program to share with you. I may start a new thread.

Is this rental in a market where the renters can afford to be so choosy as to reject a house because the floors don't match? When I last sought out a place to rent, flooring aesthetic wasn't even on my list of concerns, as long as it wasn't carpet (and that was a functional concern). It was stuff like "are there enough bedrooms" and "is the locaction good" and "is there a dishwasher". The wood floor and wood-look vinyl do not look good together, sure, but is it worth tearing up and replacing right now? If that level of detail is indeed crucial in your market, I agree with the slate-look sheet vinyl. In my old apartment, it was all original hardwood (1915 building) except the kitchen and bathrooms, which had sheet vinyl that looked vaguely like travertine. Wasn't the best looking, but was functional and super easy to maintain. Sheet vinyl is great for rentals, and they make some good looking patterns now (like the slate). For whatever reason, I've always been fine with tile/stone-look vinyl and vinyl-look vinyl, but I just don't like the wood-look stuff.

Why? Because MAPLE doesn't stain well at all. Painted tops , unless factory origin>? tend not to hold up all that well. The table isn't that fantastic to start. Even painting the chairs may be more effort than you want...........but certainly could look just fine! Put some color and texture in the kitchen! Clementines last forever : ) Grab some market floral when you shop! Keep the stools at the counter simple until the dining table is PERMANENTLY resolved Put a sisal rug down........... Toss some pillows on the couch get some art on the big blank wall............
