Comments (1)You need to scan this forum and get all the model number information. You also need to give more info. Tonnage questions are very difficult to answer on a forum. I find it hard to imagine that you need 4 tons downstairs but maybe you have a lot of west facing windows. A google of "Trane XR113" brings up your post only and a bunch of gibberish. The XR13 is a basic piece of equipment. It is not particularly efficient and given your electric rates, probably not wise. It doesn't seem like a good match for a 95% efficient furnace which might be a bit of overkill in your climate. It all gets down to basics. Have you gotten a manual J calculation? How many HDD and CDD do you have? What are your rates for NG (or is this propane?) and electricity? You might do better with a heat pump(dual fuel) if you are on the lowest tier of electric rates but I suppose you don't know that until you get in there. Are you in the Oakland Hills or San Jose or what microclimate? 4 tons is a lot of a/c - I just can't imagine but a wall of windows will do it....See MoreReplacing a combo microwave/oven unit with two separate units

Comments (4)It could be a thermostat issue. This looks like a Honeywell FocusPRO TH6000 series thermostat. Do you know the exact model number (ex. TH6220D)? That would be helpful in trying to debug the problem. Do you know if you have a single stage or 2-stage AC? The system type setting must match the equipment you have. For example if you have a single stage AC, but the thermostat is set to two stages of cooling, then the thermostat is calling for a stage that does not exist. Switching the thermostat to heat and back to cool would resolve this but only temporarily. The other thing to check is the compressor cycle rate per hour. There are settings of each stage. The default is 3 which should be enough. However if the AC is short cycling you may need to increase it to 4 or 5. Comments (3)Hi Nick, If installed and properly maintained, an air handler in the attic should not cause condensation issues. Between the mini-split and full AC system, it is going to come down whichever is going to make you most comfortable and which is best for your budget. Mini-split systems can be more efficient and don't require as much maintenance. We typically recommend mini-split systems for a garage because they are typically more cost effective among other reasons. If you have a contractor offering a full system for less than a mini split, I would recommend researching the company, the product they are offering, and what is included in the price a bit more.
