Look at the pvc thats comming out of the air handler, it will be white and 3/4 inch round. you have a drain pan usually plastic thats underneath the air handler. that should have a seperate pvc running outside the house. inside the pain should be a float that runs off electric and shuts off the air handler if that line gets clogged, thats a third step incase everyting over flows with water.

let him put the insulation on and make sure he tapes it together at the seems.

Everything in the house thats on the check list is an issue some more serious then others. but there still a do to list. if nothing is done dont pay him.

Also, the inspection report said "Induced draft. Electronic ignition. Input BTU 70,000. Smell of natural gas at gas appliance connector for right unit"

The builder has sent a general handyman over a couple months ago, and he told me he fixed this issue. However, I can smell gas from the right unit just now when I was up in the attic taking pictures. Is it normal?

hmm, do you mean the regular air filter? There are 3 places, 2 located upstairs and one downstairs.

If you mean the HVAC unit itself...don't laugh, but I don't even know there is a filter there!

babycute, I sincerely don't mean to hurt your feelings but if all the inspector found wrong with this installation are just those two items then he's just as useless as the "handy man" the contractor is sending over! For starters why in the world would they put an upright furnace in attic? I wouldn't worry about that condensate drain right now, you've got much bigger problems! You have a gas leak and if its bad enough and ignites you won't have to worry about anything on that list. Thats because your house will blow all to hell! I would call the gas supplier and do it right away. And if the supplier just shuts off the gas and says its the responsibility of the installing contractor then demand a licensed person come and take a look at it not some idiot "handyman" Let the contractor know it is now on record that there is a gas leak in the house and if he chooses not to do anything about it they'll be coming after him! After you take care of that then we'll discuss that drain issue.

I understand the gas leak is a serious issue. I didn't sleep well last night because of this! Before I found the gas issue, I was turning the light on and off in the attic and using camera and flashlight!

The problem I have with the handyman is he sees me as an ignorant woman with no knowledge in comprehening the home inspection report. For almost every item on the list, he just told me it's normal / no big deal / up to code.

I am writing an email to the President of the company and if you guys can help me understand what this secondary condensate thing mean so I can have a strong argument to support my claim, I will be forever grateful. :)

sure thing babycute. The secondary condensate pan is that metal pan on the floor that your furnace is sitting in. Its purpose is incase the condensate drain pan, which is part of the A/C coil, gets plugged up and starts leaking the secondary pan is supposed to contain the water instead of leaking all over and eventually making a mess of the ceiling below or other type of damage. Normally this secondary pan drain line is piped seperately from the other one and it should be piped to somewhere where the homeowner can easily see it. Somewhere under the eaves is usually a good spot. Theoretically the homeowner should get into the habit of taking a look at the spot where that drain terminates. If they see water coming out of it it is a sure indication that there is a drainage problem with the auxiliary condensate removel system in the attic and attention should be given "immediately"! Apparently the inspector feels something isn't hooked up on your secondary pan. IMO it doesn't matter though. That secondary pan isn't meant for upflow systems like you have there and the furnace should NEVER sit in the pan like your installation does. Your A/C coil is on top of the furnace. If that pan starts filling with water it means water has flowed out of the pan, over the heat exchanger and blower of the furnace, possibly over the controls and electrical and the bottom of the furnace is now sitting in water. Even if the condensate line was hooked up this is not a very good installation. I don't mean to insult you but thats the way is is. Don't be surprised if other contributors in this forum who really know their stuff start picking this installation apart. No offense but by the middle of this coming week you just might change your handle to babyPO'dPO'd. Its just not a very good installation at all.

I am mostly mad about the handyman guy telling me he fixed the leak. Thinking back, he didn't bring any tools going up the attic. How did he determine where's the leak and how did he fix it?

Is the air filter at the bottom of the unit blocked by the wrongly-installed secondary drain pan? The air filter hasn't been changed in 2 years? Not as serious as the gas leak, but for info only.

The handyman came again just now after I complain. He uses the soap water to test the leak and said he can't find anything. I can definitely smell it though. What would be a proper test?

A good nose and some soap bubbles uaually works great.The person looking is the problem most of the time.Its low pressure so you have to look harder and be patient.
