Newbie help: Load testing - what exactly is it?

Hi everyone!

I keep seeing references that a load test is a must to properly size an A/C replacement. Can someone help explain what exactly is a load test?

For example, I need a new A/C as my current one is 20 years old and is leaking badly. I had an installer take measurements of all our rooms, calculated the square footage (1760 sq. ft.) that needed to be cooled, and recommended that we purchase a 3.5 ton unit. Is this considered a load test?

As point of comparison, I had another installer come in and recommend that we get another 4 ton unit without taking any measurements (we currently have a ton unit). When I pushed him to understand how did he get at this size, he said that this is based on the size of the old unit, the fact that our house is unexposed on the East side meaning that it got a lot of sun, and the old system had problems balancing, that he did not want to undersize a unit.
