Talk to a good mortgage broker. All of this really depends on your total income (including the rental) versus total debt ratio and what that looks like. We recently purchased a rental property with the down payment coming from the HELOC on another rental property. No problems what so ever. Our rentals show good income. Everything is based on your taxable income, ie 1040. After all is said and done, this new rental makes money after paying both mortgages and all expenses with zero cash down from our savings. One problem is that you are not allowed to move money from the rental to the primary residence easily. You need to talk to your tax folks regarding that. The money should be kept relatively separately for tax purposes.

MY UPATE: In case anyone is interested (or cares); I called my warrany company to file a claim to have someone come out because my gas furnace was blowing cold air; this was on Sat. She said since it was a weekend, it would be 24-48 hours and gave me the name of the company they were sending and the phone #, along with a claim#. Now, I might have been a bit "put out" had it been really cold, and we had no other source of heat. She DID ask me. We had a furnace upstairs, along with a gas fireplace, so we weren't in dire straits. So, Monday morning, fairly early, the repair man, (from a company 50 miles away) calls to tell me he will be there later that afternoon. When he gets there, he was very cordial, professional, and asked NO questions, except what seemed to be the problem with the furnace. He went right to work, found the problem. Said he would have to bring the part back the next day to complete the repair. It was the ignition, was was burned out. Asked if I would be home, I told him I had a Dr. appointment. He said no problem, he could fix it from under the house, without coming inside, and he would leave me an invoice, and I could leave a check somewhere. I happened to be home when he came, and he completed the work, and all was well. I had hear horror stories about how they had questioned you relentlesly about how your appliance, system, etc. was working beforehand, if you had proof, etc. (I did, BTW) He didn't mention a thing. I guess it's possible I might not be so lucky next time, but I was impressed this time. Oh, and BTW, the guy who came out and serviced the system before we closed, never did call me back, after I left several messages for him.

Those Dynasty ranges were not really designed for the home but for cheap commercial applications. They got very hot on the exterior, and had to recall a huge number of them back in the day because they designed them with the igniter too far from the burners, resulting in many people having issues with late ignition (like when your burner goes BOOM in front of you). I would not go looking for another Dynasty ranges. You won't find any good quality ranges at that 1k price point unfortunately so if you really cannot afford to spend any more money, all I would recommend is you take the $980 the insurance will give you and go to Home Depot or Lowes and feel all the ranges and pick the one you feel you like the best. If you can invest a couple thousand (and I suggest you do if you fiscally have the ability to), then here are some of the least expensive, quality built 30" gas ranges I know of: Bertazzoni MAS304GASXE. -- $2,599. FiveStar TTN2607BW. -- +/- $3,000. Technogas Superiore RN301GCSSL -- +/- $2,899. If you can really stretch, then the Wolf GR304 won't do you wrong and will likely outlast you. i tried to make a claim on 9/8/20 and they told me that my acct. was suspended since 11/2019... Whaaaaaat. but they took my money out for 12/19 1/20 2/20 3/20 4/20 5/20 6/20 7/20 8/20 9/20. but i couldnt make a claim. but i didnt get any thing saying that something was wrong with my account back in November 2019... so when she told me thta on 9/16/20. i told her this is ridiculous then cancel my account. she couldnt do it fast enough because i said i will sue yall for all those months ... now it took me a while to talk to a supervisor today and he said their is nothing i can do bc you cancelled your account...... i was seeing red ... now i will get an attorney and i will bad mouth them to everyone but that is already going on because they have bad reviews anyway. $559.90.
