Have you ever been paid for an easement on your land?

Decades ago, long before we bought this place, a natural gas company placed a pipeline across our acreage. It's buried deep, so it's been no problem with the farming/crops/etc.

We received a letter and will be meeting with a gas company rep as they now want to tap into the line on our land in order to provide natural gas to a company that's located several miles from here. The easement would be a very short driveway off the county road and a 15' x 15' square guard rail around the pipeline tap equipment. It's in a far corner of our land and can't be seen from the house. A line would then be placed in the ditch (buried) to run the gas. A concern of mine is that the Amish often water their horses right near there as we've got natural springs near the surface, right next to the road.

Have you ever been paid for an easement? How on earth did you come to an agreement with the requester? Any advice would be greatly appreciated as we're newbies.
