Too much Condensation on Bathroom Walls With Shower

Sorry im not sure which forum is best.

Hi All,

So we have a new construction house. In our master bathroom

we have a 150cfm Panasonic main fan for the shower, and a Panasonic 80cfm fan for the separate toilet room.

When we shower a TON of condensation forms on the plaster walls. We have never seen it before. Basically the paint job is ruined. I can't figure out how to fix it. Its not the air flow, we have tired one or both fans with the door open and shut and there is a ton of air moment. The heat is on when we shower so the walls are room temp. The mirrors also do not really fog up.

Any ideas?

Do you turn on the fans before you start your shower? Is the problem with an exterior wall? Are the walls really made of plaster or is it sheet rock?

hi,

Yes we do. I let them run for 5 min to kinda try to get things going. The condensation is uniformly across all the walls (interior and exterior). All the walls are also warm and the heat is on.

we do actually have plaster.

The main vent has a 6" duct. With both fans on you can really feel wind resistance when you shut the bathroom door. so there is a lot of air moving. I just don't get why everything isn't sucking up.

A 150 cfm main fan and another 80 CFM fan should be plenty of power right?

Does the condensate form uniformly on all walls, or is one more affected than others? What kind of insulation was used in the walls? Sounds like there might be a void there and the warm moist bathroom air is meeting cold walls and condensate is forming. Also, 150 CFM is pretty low for a bath fan. Where is it ducted to? As in where does the ductwork penetrate the building envelope? And have you checked it to see if the duct is not obstructed?

I used Whisper Gray Tile Shop grout and it's perfect. It is the lightest gray available. I grouted a demo sheet myself first to check it out. Great $20 spent to try a grout color before you commit!! You aren't supposed to use Sanded Grout for Polished stones as it could scratch them. We ended up doing it anyway (not heeding my own advice I guess) but our Tile Guy was very careful with a sponge and delicate. Sanded grout holds better than Unsanded also. On our honed floor we also did sanded. So for my master if I have this dilemma, I would go Epoxy grout. More $ but best choice. My bathroom I'll share pictures of will hardly be used (off a bonus room, not any bedroom).

I recently did a primarily white bathroom, but it was a smallish hall bathroom. 4x8 white subways with white grout and white quartz niche shelves in the tub/shower. Basically everything white in the bathroom except the floor which is blue hexagons. Even the vanity is white with a white quartz top (Cambria White Cliff, which was the closest shade of white quartz that I could find to blend with Daltile's Arctic White tile). I wanted a sea of white. I even did a white shower curtain but it's a chunky waffle weave so it adds some texture. BM chantilly lace white walls and ceiling. I was doing a small hall bath though and wanted it to look clean and bright and maybe a bit bigger. And I wanted the floor to be the star since I love the shade of blue and the hex shape. But really only you know if it's going to be too much white for your taste. I admit I got a little worried about there being too much white during the process but I stuck to my all white vision throughout and am happy with the final outcome. I don't find it to be too much white, but perhaps some people might. I did add some art to a couple walls (white frames with white matting and blue subject matter) but I'm still deciding if I like having the art up or prefer just plain white walls. Two fans with 230CFM of air movement is a lot of air. This would be sufficient for a big bathroom. Are you taking very hot and long showers? Does your bathroom have a steam system?

Some moisture on the walls is unavoidable. Do the walls have builder's grade flat paint? You may need to repaint using a qualtiy paint with some gloss.

no the total air moment is 230 CFM. I fan is 150 cfm the other is 80cfm. The room is 10x10x8 The paint is the Ben Moore Bathroom Paint at $60/gal, its eggshell.

Showers are average 20min, and it wouldn't be a shower if it was hot. No steam units or anything yet. Here are some pictures. Any other ideas?

What are the relative humidity and temperature in the rest of the house and outside when you have these problems? It seems unlikely, but if the air in the house is near the dew point, diluting the air in the bath with that won't help much.

When I built may renovated my bathrooms I put the fans (Panasonic 150CFM) inside the shower stall. Where are you fans releative to your shower?

As an experiment take a shower with the bathroom door open. You may not have enough air intake for your exhaust fan.

The door doesn't need to be fully open, just open a few inches for air to pass in.

This is a 2012 thread and I wonder if the problem was resolved. It would help to squeegee the shower walls after a shower.

The homeowner said there was much air movement when the fans were on. I wonder if the air movement was actually venting the air outside. In a house we moved in to, the fan was INSTALLED UPSIDE DOWN!
