Help with new furnace and a/c. No heat!

First let me say that this is a great site that I just found. So thank you in advance for your help.

We live in NJ and our 25+ year old furnace just died this week. We are using space heaters to warm the house. I've gotten three estimates from a Lennox, Trane and Carrier dealers in the area. The prices are comparable for a high efficiency furnace and a/c. However, the Lennox dealer wants to replace my 10 year old water heater with a new "direct vent" 50 Gal Rheem at the same time. The Carrier and Trane dealers want to add a new liner to my chimney to vent the existing water heater.

Are there any other benefits (other than updating my water heater) to vent the water heater directly to the outside and not through the chimney? Does it improve efficiency and/or eliminate any possible issues in the chimney?

We're are leaning toward the Carrier and Lennox units:

Carrier - Infinity (100,000BTUs) and Infinity 21 (48,000 BTUs)

Lennox - G-71 (110,000 BTUs) and XC-21 (4 Ton)

Any reliability issues with either? Pros or Cons?

We want to decide today and place the order while the temps are still in the 40's.....
