Question on DIY Hardwood Refinish

Hi Everyone - We just bought a house that has hardwood(oak)floors throughout. The foyer, dining room and living room areas are in bad shape mostly due to pet staining and we are hoping to have those areas done by a professional. We expect sections of the floor may have to be replaced. To save some money now that we are broke, we were hoping to give the 3 bedrooms and hall just a new coat to get rid of surface scratches and some wear areas. This section of the house is in good shape - no big dents, deep scratches or heavy wear areas. A few questions...

Should I use sanding screens or sandpaper?

Water based or Oil based poly? Any excellent brand?

Can I get away with using foam roller or something other than the lambswool applicator?

Do you think 1 coat will be enough or should I do two?
