Hi Jay, I don't know what town houses run in your neck of the woods but we had to get out of the city because we were looking at 1000 bucks a month + utilities. In the town we are moving to we will pay 800 bucks a month + utilities. There is about 200 bucks difference in living costs between the 2 cities.that means more palms and tropicals in the long run..lol. Actually it means I will be able to afford diapers and wet wipes..LMAO jeff jeff

Aww shucks!! Thanks for all the good wishes! Adopted, you have *no* idea. Some of the details I left out were as follows: -The first time I ever walked onto that property (more than 2 years ago), I "felt" as if it were mine. I even called my DH and told him that I thought we should look at this house, because it feels like ours. To my utter shock, he came over and said the same thing. -After talking ourselves out of/back into the house, we go see it again. (This time, I was the realtor.) I get that same feeling again. -We put the offer on it last summer. I tell my DH that I "know this first offer won't go through, but I feel like we're supposed to make it anyway. I know they won't take it, but I feel like we'll come to better terms later." I tell everyone I know the same thing. When the deal didn't work out, I wasn't all that disappointed. -When trying to work out the contract, the sellers tell me that there are 2 other couples that have made offers. I "know" immediately that they won't work out. I tell DH that I normally would be worried, but I'm not, because I just know it's our house. Weird, huh?? And Snookums, I will be posted ad infinitum on the pool forum....the pool area of the new house is a disaster!!! Again, good bones, but needs *so* much work. Wheeee!!!

Does the property include fee-simple transfer of the stream bed itself? You show a lot of stream pics, so the implication is that it conveys, as opposed to just having views of a stream which is either owned by someone else or in the public domain. (And public domain opens public-access - and the downsides of that as an issue.) I ask because the maps attached to the listing seem to have the stream set off as a separate parcel. The stream is the best and most compelling selling point, so this is a very important issue. Streams are rare and unique. A map showing the property outlines - including relation to stream - would be very helpful. The map attached to the listing defaults to a property acoss the street, and the little arrow for yours doesn't seem to be corrrectly attached to anything. Maybe because the lisiting is new? FWIW, some of the pictures might be improved by some further decluttering (room with half-height blue curtains)and strategic removal of furniture (green room with fireplace, desk in windows and china cupboard - too much furniture clusterd there makes the area look cramped). I think better pics of kitchen would improve listing. Is the big peninsula thing furniture or built-in? I ask because it doesn't seem to match the other cabs. Are there conventional cabs in the un-shown part of of the kitchen? Is that a free-standing stainless prep sink near the stove? Could the pic of the whirlpool tub be re-framed to de-emphasize its closesness to the toilet? Is the age (1816) of the structure correct? I was disconcerted to see that info when viewing a building which seemed so late-20th c (windows, massing, etc?) The prop. description notes "farming" as an option. What is on the land now? I realize VT is not Iowa (my family has 7 generation roots in Chittenden Co.) but with farming mentioned I wanted to see more info about that. A Google search of the property address (I was trying to resolve the property outline issue vis a vis the stream) turns up an approved 2001 zoning variance with the barn only 16 feet from the road. Maybe not this property?). In snow country closeness to the public road can be a blessing, or not. The listing seems to be for a more remote setting, which may set up some disappointment, or alternatively incorrectly discourage those people would who wouldn't touch a property without very close access to the road. Whichever way it is, make sure the listing reflects that. I am happy for you that you have (finally!) got the property listed. I'd just add green pics when Spring gets here, unless it is already sold, which I hope is true! HTH L.

carree, the Hirsch tile is gorgeous, but waaaaay out of my price range. I'm going to post a new thread for BS help. I'm finally back with some more details and hopefully some better photos. We just got the new NXR installed and a few last minute details finished. We made our first "real" meal in the oven tonight! Whooppeee-- feels like a real kitchen now. For those who asked about the NXR, I will try to post in the appliance forum, but the first one arrived with damage (ordered from Costco). After trying to get it repaired with warranty company, we opted to just return it and get another one. Smart move... should have just done that from the start. Anyway, the 2nd one is the charm and it works well. I'm posting a few new photos just because I'm embarrassed by how blurry the first ones are. Maybe I should edit the original post? I posted the insides of my drawers in another thread. As for the MO shelf, it looks nice when it's closed and seemed good when it was planned, but not sure that I would do that again. It's hard to open the cabinet next to it if it's open and it's just a PITA to open and close it. We are not big MO users, but our kitty seems to insist on having his food heated for exactly 8 seconds! Thanks again for the help and BS suggestions.
