Oak floor refinishing advice needed

The oak floors I need advice about are in my deceased parents' 1950s, split-level house. I don't know how they were originally finished (maybe shellac?), but I think my mother used to have them waxed. The flooring in the closets looks beautiful. Everywhere else, the wood feels smooth, but there are variations in color (especially between areas where furniture was and wasn't), maybe some water marks, and some black spots (they kind of look like burn marks, but I doubt that's what they are). I really like the look of the flooring in the closets and I'm pretty sure polyurethane was never used. I've been experimenting here and there with Wood Preen and with fine steel wool. The Wood Preen didn't seem to improve the appearance, though it did take up dirt -- but maybe I used it too sparingly. The steel wool improved the look. Advice welcome. Thx.

I doubt you can touch up the floor to your satisfaction. Usually a floor of that age will need to be resanded and finished for the best results. Heavy walk areas are often worn though, looking gray from absorbed moisture. Other areas are sun bleached etc. Most black spots are urine burns, some sand out others (the majority) do not. The worst of the lot can be patched out to return the floor to its original glory.

Start with mild soap and water on a damp cloth to get up the water-soluble stuff. Then do the same with mineral spirits and 0000 steel wool in any stuck spots to get the rest of the crud.

Then use the Wood Preen as a finishing wax unless you are seeing bare wood.

The dark and light spots are normal, and a waxing and buffing might be enough to get the floors into "cared for by a great housekeeper for half a century" look.

The black spots might be ink spots. I could tell where the first owner of one house had his drafting table set up from the way the ink spots landed.

I'd get a min/max thermometer and find out how cold the garage gets overnight. If the low temperature is tolerable to the parrots (I think it probably would retain a lot of the heat from the day if you open the doors during the day to let the 70s in and close it up before it starts cooling in the late afternoon) I would keep the birds outside during the day and into the garage at night. For the human, I could go either way on sleeping in the garage or upstairs in the house. Some people are not so bothered: my husband slept in the house with all the windows open when we had our living room floors stained and poly'd - but the smell made me so sick to my stomach I was throwing up and had to sleep on the couch at my dad's house! Bleaching will remove the red color from red oak and then you can introduce the color you're after...after that. However...wood bleach is highly caustic and very dangerous to use; utmost care must be maintained during its use...I cannot stress that more. Also...'some' professionals would be able to give you what you want...your DIY attempt will be successful only if you test and develop your skill on test boards before you actually attempt to work your floor and apply your chosen finish materials. " Red Oak is open grain and look's better if filled, White Oak is closed grain therefore doesn't require filling." -Wrong, completely 100% false. Both Red and White oak are OPEN grain woods. The grains on white oak are a bit more narrow, but still open. Maple is an example of a closed grain wood. If you take a close up pic of the floor, and post it, i can tell you if its red or white. I post over on the Floors forum all the time, post your question there and receive a lot more help. I personally dont like the varathane products, but thats for a different debate. For the Smoothest results, lightly abrade between EVERY coat. generally a 150 grit paper is fine, can even go 220. two coats in a day is fine. i would try 3 coats total (2 one day, then 1 more the next), and then see how you like the look. if it looks dry or you feel like another is necessary then go ahead. since you plan on staining the floor, do not keep adding coats after coats of stain. it can effect the adhession ability when you go to apply the coats of finish. If you want the stain to come out darker, you have two options, mix the stain with a darker stain, or you can Waterpop your floor. this will help get a more even color throughout the floor and take the stain a bit deeper. The wood filler i would do this, if you prefer to not trowel fill the entire floor during the sanding process, then after you get two coats of finish on the stain, then spot fill the areas you want and then lightly hand sand the fill off...doing this with finish applied will help prevent you from scuffing the stain off the bare wood causing a shading issue.

If this was one of my projects Id specific that the old floor be torn up and new wood floor with a factory finish in your preference color and finish to be installed. the kitchen is a concern to have a full wood type situation ... but if you do at least take a look at potential bamboo flooring with a nice stain that would match your existing floors... if that doesn't sound interesting then I would proceed with the new floor with the manufacture you are referring to Mirage. If there are areas of bare wood, what should be done? If I get the floors sanded, how should I get them finished so that they would look like the flooring in the closets? After sanding, can they just be waxed?

A professional ought to be able to give you almost any look you want. There are many ways to finish wood and polyurethane is just one of those. If you finish with a film-forming product, such as polyurethane, then there is no need to add wax to the finishing film.
