Critique my floor plan, please!

We have a 100+ year old house which has hardwood floors beneath carpeting and linoleum. We considered replacing it with new hardwood but since we have 2 50# dogs, I came up with the plan to repair and refinish the old floors and live with a "distressed" look.

Our last house had the original floors and even though there were dents and dings, I thought they were beautiful.

So... what are the pitfalls? Are the floors likely to be damaged beyond repair from carpet nails and linoleum? Can we replace pieces and still get a good finished product? Is this going to be as expensive or more so than replacing the floor?

All advice is appreciated!
