I've seen people talking about this issue, but I can't find any reference to how much this stuff costs.

So how much would it cost to, say, insure a $100,000 mortgage.

I'm talking about the type of insurance that will pay your mortgage payment if you should lose the ability to work.

I would think that there would be a lot of factors considered in determining the cost of insurance...age for one.

Is there only one name on the mortgage?

I wonder how that would work if there were 2 names (and most probably 2 incomes), on the mortgage.

I think it is a considerable amount of the payment, and I never had it, but instead was comfortable with having savings, in the event of a major illness or injury.

We just took out a regular insurance policy in my husband's name (I am a SAHM) for the balance of the mortgage (after our down payment). WAY cheaper....

The mortgage company definitely has an interest in ANYTHING put into that house - even after purchase. If you were to default, they'd get the whole house, not just the house minus your improvements. Seriously, your damages do affect the value of the current house. If you were to take the money and not repair, that overflow damage issue would affect the value of the home - if left undone. If, however, you had a claim for a damaged deck, or pool that was not part of the original purchase, the bank would happily sign off on the check if you chose to not replace those items. (You would have to properly dispose of them and make certain the evidence of the removal looks reasonable.) If you choose not to re-do the basement, the bank will require the toilet overflow damages to be repaired and have the basement cleaned up to the standards it was at time of purchase. My bank once had someone with the same issue -- homeowner fully finished basement after buying the house. Then the basement flooded. Homeowner did not want to do anything with the basement other than dry it out and then cash the check. He had flaking sheetrock, warped panelling, glue streaks all over the floor from the carpeting, and water stained and damaged woodwork. The residual damages would have lessend the value of the home, but if he ripped evererything back to the concrete walls and floor, no problem.

I have watched the TSP quarterly. I'm not totally sure of the % of the total goes to which fund, but I believe we are fairly diversified and have some funds in 4 or 5 of the different funds (not sure that's the right word). Our pay goes into each according to the % that we alloted the last time we did it. =0) You're doing yourself a disservice to your future retirement if you don't know in what funds your money is allocated, how the bi-weekly pay is allocated and especially how much growth you've had. I only say this because you have recently put your retirement planning to the forefront of your brain and that should include monitoring and learning about the TSP since it will be the vast majority of your husband's retirement. BTW is he under CRS or FERS? Since I started watching the TSP several months ago, I learned that this is not the best time to be in the "F" fund because the USD is constantly down. The domestic US economy is 39th in the world with many of the countries in the "I" fund way higher and close to the top. I originally had everything 20% into each fund, but have since moved things over to the more profitable funds since I"ve learned alot about how the TSP works. 1. Is there a max on the TSP? Hubby says it "used to be 10%", but he thinks that changed. Max amount for 2007 is $15,500 or 20,500 if you're over 50. The max contribution does not include the matching, so that is over and above the limit. We allocate a specific number, not a percentage. We put $425 per pay period into the TSP and that is nowhere near the max, but is over 20% of dh's pay. The more you put in, the more matching you get. If your husband has received any pay increases, then it might be a wise option to increase the TSP contributions. That's what we do whenever dh gets a raise. It allows for a greater tax benefit and more matching dollars. No, I don't mind differing opinions, it helps my brain entertain new ideas and learn something. =0) I know that I am focused on the rental properties and mortgages on them, because at the moment, those are closer to paying off, than the IRA or TSP. I believe in diversification, so the rental properties are currently part of my "retirement plan". They are a part that will begin to pay off long before we retire, and continue once we do retire (or at least that's the plan). I am learning the IRA and TSP world and language (and remember we're looking at 27 years before taking anything out of them, and we are already putting funds into both), but I already understand the houses. =0) It's good that you're looking to diversification and that you're open to look at all avenues. I think what you're missing is the tax benefit to the TSP, especially if you can afford higher deductions because it reduces your taxes that could be offset by the additional tax you pay with your rental properties and paying them off early. Having said that, I prefer to have a home paid for, which goes against many other people's belief here that the funds should go to investment vehicles. I try to diversify that as well by having money in a high yield account plus pay a bit more to principal. Sorry, I thought you were closer to retirement than 27 years to take out of the TSP. That gives you a long time to make the most of your investment opportunity there and is even more reason to learn everything you can about it. If your funds are diversified btwn the 4 or 5, that means you're losing a strong growth opportunity because you would have some money allocated to the G and/or F fund, which aren't producing very well these days. I was extremely overwhelmed when I first started paying attention to the TSP. It's definitely a long learning curve, but I am learning. It is imperitive that you know in what funds you are invested, how much is going into each fund and how they are doing - an not just quarterly. At minimum, you would be best served by checking weekly.

tinylady, in your shoes I would try to find a Registered Investment Advisor (RIA) who does financial planning on an hourly fee basis. Everyone's situation is utterly unique to them. An in-depth financial analysis would determine where you are, what are your goals, and whether you are on-track to achieve them. If you are not, then an advisor with fiduciary responsibility is obligated to discuss alternatives that are in your best interest, without pushing products that earn him/her $$. Pls do contact your pension fund administrators or HR dept first, as some companies offer their employees low-cost or a free initial referral to a CFP for planning purposes. This referral service is becoming a popular benefit so see if it's available to you. CFP means Certified Financial Planner, which falls under the strict RIA classification. If not, there are two member organizations of fee-only CFPs. I don't know of any for CPAs with PFS certification (another of the 4 certified titles that qualify as fiduciary-duty RIAs) but if you Google you may find an association that can refer you to such a person in your area. Depending on where you live it can be hard to find an RIA nearby who is fee-only. There is a lot of misunderstanding about what financial planning is. It is a roadmap of where you are, an identification of your goals, and a plan on how to achieve those goals. Only RIAs are allowed to do true financial planning; any other title, no matter how fancy it sounds, can offer investment advice but NOT a true financial plan. A financial plan involves investing but that is not its sole purpose, although that may be most important to you at this time. It is not solely centered around retirement, but instead should focus on all aspects of your financial well-being. This is something one could DIY, at least up to a point I can and have. But getting an objective opinion once in a while from a good RIA is something weÂve found worthwhile. We Âpiggy-backÂ on a relativeÂs CFP and itÂs been very helpful to touch base annually. The two fee-only CPA associations are: NAPFA, the National Association of Personal Financial Advisors, is the nationÂs leading organization dedicated to the advancement of Fee-Only comprehensive financial planning. This website also has a search function for finding a CFP, but they are more geared towards asset-based mgmt CFPs (those who charge a percentage of portfolio assets, usually with a $250K minimum on investments) as opposed to fee-only CFPs. Anyway, good luck to you going forward. I hope you are able to retire according to your plans! I've been retired since 2006 and we're counting the days down till my DH retires early next year.

Well, this has definitely been a learning experience for us! We've not been happy with the level of responsiveness from our insurance company although it supposedly is ranked as one of the top companies in the country. In many ways they have screwed up from the get go. So, we've been feeling that we are definitely on our own on this one. After more than a month of hassling this, we are starting to think that perhaps we should have just hired a GC. But, at the start we didn't realize that the scope of the necessary repairs would keep expanding into the realm where a GC might be necessary. Our adjuster just told us to find some companies to bid on the heating and plumbing work (all that we initially thought was involved). As we get further into this, we are realizing all of the additional things that will need to be worked on. I guess we are lucky in that we have the funds in hand to pay for some of the initial expenses such as temporary lodging and initial diagnostic work on the house. A number of times we've talked about how in the world people who don't have the extra money would be able to handle making these payments and then waiting for reimbursement. Our insurance company didn't even step up and offer any assistance with finding temporary lodging until more than two weeks into this. And, then, they didn't have any better options than I'd managed to find after hours and hours of searching on my own. I think some of the issues we are having are due to our wanting to do things our own way to make sure they are done correctly and in a manner suitable to a 100 year old house. The insurance company has four approved contractors in our city, and if we had chosen to work through them all of the money would have gone directly to them through the insurance agency without us having to be involved at all. But, we started looking into reviews of those companies, and they weren't great. So, we opted out of using those approved contractors. We are ending up acting as our own GC, but it is a lot of work! We are lucky we have the time to do this. Yes, we have just considered paying off the rest of the mortgage and could do that. But, we live in a pretty pricey house and that is a good chunk of money that we might want to have available elsewhere in this entire process. So, we are sitting on that idea for a bit. And, when asking about pocketing some of the money by doing work on my own, my intent is not to defraud or raise rates. I just want to know why I could not do the painting myself since I am as capable as the professional that I know the insurance company will be paying a pretty penny to do the same work. So, are some of you suggesting that we just hire a GC, have the GC make a bid for the entire project, and then make our own arrangements with the GC on how we could save some of the total sum by doing the work ourselves? A properly-valued life insurance policy will function in part as your mortgage-replacement insurance, your credit-card insurance, your installment-debt insurance, etc.

However, most life insurance policies do not cover disability, which is a far more likely occurrence over your career than death. If you cannot work at your job, what could you do which would earn you enough money to continue to pay your bills? Some workplaces offer disability insurance, either paid for by the company (rarer and rarer) or as a group policy for its employees. The thing to watch for there is "own occupation" -- cheaper disability-insurance policies will only pay you for your disability if you are unable to perform any job (even filling boxes on an assembly line or stuffing erasers on pencils) -- regardless of whether the income that new job provides remotely resembles your old income. In that case, you probably qualify for SSDI anyway. So, if you go for disability insurance, make sure it covers your income for the kinds of jobs you have been educated to do.

And, here is something you all should consider....getting this insurance from your insurance agent not the lender.
When you get the insurance from the lender they always get the money.
If you get insurance from an agent you are the beneficiary.
An example..
Mortgage life thru the bank..
Mr. bread winner dies, mortgage paid off. No extra money for spouse.
Mortgage life with insurance agent...
Mr. bread winner dies, spouse gets the money...she may continiue to pay payments and if necessary have $$ for repairs.
I sold insurance for years and saw a person in great trouble because had life insurance with mortgage company. When her spouse died, the house was paid for...wonderful. She needed a furnace and a roof but had no $$ for that. With the life with her insurance co, she could have made these payments and her repairs while she got on her feet enough to get a job and continue.
And, do you all know that most times the insurance is cheaper thru an agent as opposed to the bank??

Karen nailed it. If you aren't required to buy mortgage insurance, don't do it. Get term life insurance instead.

OK... so what can a 41 yr old healthy guy expect to pay for term life insurance.
Or is there somewhere I can get a free quote without having to interact with a "come on" sort of marketing?

You probably can find some prices for companies which do business over the Internet, though you'll likely have to supply them with an email address (make it a disposable one). Or you can call an independent broker in your community; at least he/she is not representing just one line. Or just get really good at saying, "No, thank you."

I see you just joined these forums. If you didn't read the policies before you joined, you need to know that these forums prohibit commercial solicitations, such as you've just made, and that your membership can be cancelled for violating that policy.

If the lender furnishes the insurance, the benefit goes to them: if the homeowner buys it, he (well, his survivors - he'll not have much need of it, where he goes) gets the benefit, as mentioned above.

A problem with mortgage insurance, though, is that the amount of insurance is the amount of the principal still owing - that decreases over the years, more rapidly near the end.

However, if you buy your own term insurance, usually you'll get a larger amount for the same premium, but the amount of benefit will stay constant throughout the full term.

If you arrange to delay death for a period, there'll be some extra benefit over the amount needed to pay off the mortgage that the survivor can use for other purposes.

It is worthy of consideration that most of us are about 4 times as likely to suffer disability as death during our working years.
