I am in the process of buying a home which will be finished in 3 months. Has anyone used E-Loan for the Home loan? Any positive or negative feedback would be appreciated.

i have not used them, but if you do be careful not to fall into a trap. read over EVERYTHING very carefully before you sign. better yet, hire a lawyer to do it for and explain anything you do not fully understand.

do not be fooled by teaser rates the first couple years, and then get stuck with a note that is 2 or 3 times your budgeted amount.

i didn't do a home equity or mortgage, but i did do an autoloan, and I would say they were the lowest rate, and everything worked out great.

Unless you did a one time close deal, and it doesn't sound like you did, I think you will probably have to be *requalified* for the perm loan. This would likely require a new credit check, and new income verification. As long as you will still comfortably qualify either way, I don't think you are pulling anything over on them. All you can go with is what you are actually making. It's the only thing you, or the bank, can document. And that word *document* is what's important to them. They can't document possible pay cuts, unemployment, bad health or death. OTOH, if you think that qualifying would be dicey, should that pay cut come to pass, it might be best to ask the bank to run some numbers based on what you think that salary might be, just to be sure you will still qualify. Different lenders have different ratio requirements, so you might want to find out if you would still qualify for the same rate, terms etc, under the reduced income. If you have a good relationship with your bank, you might explain it to them, although at this point there's nothing they could do with that info even if you shared it with them. If it was a matter of you maybe not being able to qualify after the paycut, I'd suggest delaying until the uncertainty is over. That's painful. But it beats the alternative of owing on a construction loan, on a house you can't qualify for. Just my 2c.

Kindle, Nook or IPad?

I have a Kindle, which I love. Just a regular Kindle. At the moment I have 10 "pages" of samples saved on it. I love that I can hear about a book somewhere, grab a free sample on my Kindle, and just have it saved there so when I'm ready to read a new book, I have a huge selection of choices. Of course, usually by the time I get to a book, I can't remember WHY I saved it (where did I hear about this book? from a friend, book review, what?) but then I can just click on the description to remind myself. I also have an Ipad. DH does too, and that's where he does all his reading. I seem to have ADD brought on by perimenopause, so I'm afraid if I read books on my iPad, I'd be constantly stopping to go check my email, pop into this forum, check the weather, etc. So I don't read books on my iPad. Also, I take my Kindle to the beach, in its leather cover, slipped into a gallon size ziplock bag (sounds weird, but I can read through the bag!). I think I'd be worried about doing the same with the iPad because it seems more delicate, and also more expensive to replace if something goes wrong.

Hi blue fastback, I'm pleased that you like the Blues - there were a couple of hours of it on our national radio last night (and to be a couple of hours of Jazz tonight). I don't like earning interest. While the borrower of my money usually guarantees that they'll pay back every dollar borrowed, plus rent on the money, they never mention the other guarantee: that they won't pay $1.00 more than the amount borrowed, either. That is, all of the increase in value that the invested asset will ever produce ... is produced right now. And the whole amount of that interest is taxed - right now. In Canada the interest that they pay is taxed at top rate. And, since the size of the underlying asset can't grow, you have another problem - the value of each dollar shrinks. Annually - well, it has since the Great Depression - the Dirty Thirties. So - you must add part of your current return to the underlying asset in order to keep your purchasing power intact. You can keep what's left. There's more - but I'm about to get dumped here at the library, so I'll say, "So long - for now". ole joyful

I would work on improving your credit scores. There are many forums on the internet where they talk about things you can do to build your scores back up. You can also learn how to remove stuff from your credit report that should not be on there. We used to recommend a credit monitoring service I think was called Credit Karma. There was a lot of information on their site about maintaining a good credit score. There are one-close construction loans out there, where you close once instead of twice. But I believe you would need better credit for those. Don't try to rush into something and think you can fix it all later. You don't want to get yourself into a situation where you are paying outrageous rates for your home. It wont be worth it in the long run. Good luck to you!

We refinanced our HELOC into a fixed HEL and used them. It was beyond easy and they gave us the best rates we could find... I'm still in shock at how simple the entire loan was.

You need to find out what company is behind them in your state.
It may be a large lender.
Ditec.com is actually GMAC in some places (maybe all).

I used them for mortgage and HELOC, after much shopping around. Excellent experience; I will go to them first in the future! Both my loans were sold immediately after they were finalized, to citibank and indymac, but at better rates than those banks offerred me directly.

I used them when I bought my first house in 2002. They offered the best deal at the time in terms of rate and closing costs (I did shop around before deciding on E-Loan). I believe they're based out of CA. I have nothing but good things to say about them, very easy to deal with, straightforward, and the customer service was good too. Whatever closing costs they charged were for third-party costs (recording fee, etc) and I remember they didn't even charge for credit check and they reimbursed my appraisal fee at closing. My lawyer couldn't believe that I paid almost nothing for my closing costs (some of the higher costs were her fee and the title search/insurance fee). I would use them again in a heartbeat.

I should add that they sold my loan less than a year later to Wells Fargo, so that's probably how they make their money.
