Wellll.....there's middle-class and then there's middle-class. In the SF Bay Area, $1M+ homes are middle-class. Upscale is roughly in the $2.5M+ area. Really high-end goes $5M+, but that's due to amount of land, not really size of house. So it depends on where you are, as usual. I'd decide based on what your buyer market is looking for. Many first-time homeowners love wood, then discover it's more long-term maintenance than they thought. It's not so simple to move all your stuff out of half the house to have the floors rescreened, once you've been in there for 10 yrs or so! Most busy, stressed, family-juggling homeowners are fine with the idea of lower maintenance as long as the good looks are still there - and I can honestly say, having just installed $10K worth of Mannington Adura LVP, it is MUCH harder to tell the difference these days between it and real hardwood (which we have in the rest of the house: original 1940's wide-plank oak with walnut plugs). Your decision. I'd trust a good local RE pro. Get a couple of opinions, and then decide.

I just wanted to share some install photos. We just finished a kitchen of One Sweet Talker. I love how it looks and I love the wider and longer planks. The customer service was again top notch. However, I hate that I have to say this but I feel like I need to share because I wish I'd known. This is our second house with Supercore and we love the company. We just finished the install Thurs. Sunday we had guests over. One of them must have had a rock stuck in their shoe or something. There's now a huge area of scratching. Almost a foot long. It's so disappointing. And I know that maybe other brands would be similar, but it just seems so soon and just under normal wear. 😕 I'll attach pictures in another comment to show how well they show up on this color.

Terry, as a consumer of flooring, who owns beachhouse(s) that have been in my family for years, both where we lived and as rentals, this discussion would not be happening in my family. Tile is the way to go. If you think it's too "hard", then have plenty of rugs to soften it. Hardwood? No. I think about open windows (not perfectly de-humidified in every season, as hardwood would require), not worrying about the inevitable entrance of sand into the home. Who would want to live at the beach like that ? A little bit of sand on a hardwood floor will destroy the finish--unless you are talking about a purposefully rusticated, perhaps engineered wood floor. But you mention renters: all bets about maintenance are off. Your renters are going to maintain your de-humidified house? And they're not going to leave windows open to catch the fresh air? And they're going to both remove their flip flops and shower outside, every single time they enter? With kids? No, no, nope. Beachhouses make me think of carefree summer-y lifestyles, where kids run in and out wet and sandy, where guests come to live the indoor-outdoor lifestyle, with boogie boards, flip flops, and beach walks. With bbq's going all summer, and people going in and out to use the restrooms, the kitchen, etc. I would not mess around with LVP, especially in a sunny place with coastal sun. That is not what flooring stores near our So. Cal. coast would recommend (and we bought flooring within the past 2 years). And listen to the flooring pros tell you about window film! I love you flooring pros, but in a sunny location, after-market window film voids many a double-paned window warranty, and the reason is because it can cause a heat build-up and lead to cracking. Yes, you can choose to spend even MORE money on window film, chasing after the protection of your brand new wood floor--but you surely can't keep the renters from opening the windows on a sunny day. The best bet is tile.

We've been installing Global Gem products for a few years now and have had nothing but success in all applications. We've used it in both commercial and residential properties and everyone seems to love it. The only down side so far is when a customer wants vinyl to match existing traditional looking colors or floors. And the moldings to match arent the best so what I do is buy unfinished and custom match stain for each floor when needed. But the flooring itself is amazing!
