Help with Coretec / Luxury Vinyl Flooring

Hopefully some of you can help me with advice on Coretec. We just moved into a 60 yr old home in an upscale, suburban neighborhood and looking to replace 20+ yr old stained carpeting in living/dining room and dated hardwood floors in kitchen. We have two small toddlers and a pug and our local flooring stores are pushing Coretec/ LVP like crazy. Salesperson was telling me it is flying off the shelves and that homeowners are installing in 1+ million dollar homes. Had almost decided on engineered hardwood and then found this forum and now rethinking our decision. Seems like all hardwoods will scratch/dent - do we just live with that after plunking down thousands of $$ or go for LVP that might ultimately look better in the long run? I borrowed some samples from the stores and it is absolutely amazing how "good" the LVP looks. We might be in this house 5-10 years (not sure?) so hate to put in something really expensive. Seems like Coretec has a good reputation on this forum - any homeowners who have had it installed awhile ago have any updates to product? Any advice (good or bad) you can pass on would be very helpful. TIA!

Upscale and vinyl do not belong in the same sentence. No matter how good the vinyl, looks, the fact that it isn't wood would devalue the home, not add value.

huh, that's funny because it seems the more people I talk to (real estate pros, builders, decorators, etc) they are seeing it more and more. In fact, in our area it was in over 50% of the most recent Parade of Homes. Seems like it might be a detriment OR a selling point - all depending on your buyer. A young family like us with small kids, dogs, etc doesnt necessarily want the high maintenance of hardwood - and we can certainly afford it. Thanks for your opinion, though!

I have used LVP for clients (not my first recommendation). Of the two you posted, I like the second choice. It has a realistic look, and it doesn’t have a pinky undertone that I see in the Cortec. Also, just noticed it has a cork backing. Ask if it helps muffle noise. B.M Alexandra Beige possibly could be a nice compliment.

Need help deciding LVP flooring. I currently have samples from Coretec brand and pretty much have narrowed it down to. Belmont Hickory, Springfield Oak, Monterey Oak and Copano Oak. Picks if the living room and kitchen are attached. Please recommend. Pics attached. Thanks!

Then you are not in a high end area. You are in a middle class area.

Wellll.....there's middle-class and then there's middle-class. In the SF Bay Area, $1M+ homes are middle-class. Upscale is roughly in the $2.5M+ area. Really high-end goes $5M+, but that's due to amount of land, not really size of house.

So it depends on where you are, as usual.

I'd decide based on what your buyer market is looking for. Many first-time homeowners love wood, then discover it's more long-term maintenance than they thought. It's not so simple to move all your stuff out of half the house to have the floors rescreened, once you've been in there for 10 yrs or so!

Most busy, stressed, family-juggling homeowners are fine with the idea of lower maintenance as long as the good looks are still there - and I can honestly say, having just installed $10K worth of Mannington Adura LVP, it is MUCH harder to tell the difference these days between it and real hardwood (which we have in the rest of the house: original 1940's wide-plank oak with walnut plugs).

Your decision. I'd trust a good local RE pro. Get a couple of opinions, and then decide.

I would install what works for you and your family! I wouldn't worry about what a buyer would want. It's YOUR home. Chances are no matter what you install, another person wouldn't like anyway. We installed 1600 sq. ft of Coretec in an area where homes are around $400,000, with neighboring homes at $500k to over $1 million. We also replaced ucky carpet (which we made ucky over time). We have children and a dog. I decided against hardwood because I had it in a previous home, lived through a complete sanding and refinishing, and will never do that again. I went a different direction and installed a tile look vinyl. It's working well for us so far. And I got rid of most of our old carpet.
